I wish I had read these reviews before I completed a loan with Doorway/ICM the end of 2017. LoanCare has been nothing but hellish to deal with. First loan payment was 1/1/2017. This is my daughter's home; she pays part of the mortgage and we pay part. First payment I made processed 12/29/17 and her's processed 1/3/18. All payments have been made on time or early and for more than minimum. Began receiving automated collection calls in May. It often takes over an hour on hold to get someone on the phone at LoanCare. First calls only told us that loan was "past due" and requested we submit proofs of payment. Did that twice proving amounts and that all payments made on time. Still getting "collection" calls. Got another person on the line who tells me "their system cannot accept partial payments". I've been in accounting over 30 years and did loan servicing in the past. It is not rocket science. Still waiting on detail of what they've been doing with our payments, but it appears they applied that very first January payment to principal only and all our payments have been moving in and out of suspense because they are considered "short" due to their misapplying that first payment. Unbelievable. . . and why did it take five months for them to let us know there might be an issue and take three more months to figure it out (which they still haven't). Plus now they have apparently added some whopping late fees. 'Supervisor' on the phone also makes a statement that our escrow account went negative and some $ may have been funneled to that? Unbelievable. They issued my daughter an escrow "refund" several weeks ago, which she is still sitting on. Figured it was probably an error since they obviously have trouble with math. Still waiting for someone to provide a detailed transaction register to show me exactly what they are doing/have done with our money. I've had several mortgages and loan servicers in my life with absolutely no problems. Too bad we ended up with this bunch. I'm thinking of refinancing just to get away from ICM and LoanCare. My advice is to go with any other company than this one.

Review: I got a 30 year loan with a 3.25% and my payment was under 2k a month and just received a letter saying that my escrow was a shortage and I have to pY around 200 more which is outrageous. I am premature sure there are some un normal charge. I will file an independent audit to my loan since day one and see if there is fraudulent activities .Desired Settlement: If my payment was set up for a whole year why all of the sudden changed. If they made mistakes when they calculated the loan this is not my fault.

I am writing in response to your complaint filed with The Revdex.com regarding the increase in your mortgage payment due to the shortage in your impound account.

Attached you will find two forms that you and [redacted] signed with your loan documents, the Impound Authorization and First Payment Notification as well as your Uniform Residential Loan Application.

Both of these forms reflect a payment of $ 2,204.80 for the total mortgage payment exclusive of your HOA Dues which you would pay separately.

In California it can take up to 9 months for the county assessor to correctly assess the tax rate from the time a property changes hands. Loan Servicers are required to perform an annual assessment of impound accounts and make corrections accordingly. International City Mortgage (ICM) correctly assessed your account and adjusted so that all taxes and insurance (including mortgage insurance) will be adequately covered. The new payment of $ 2,192.64 is still less than was disclosed at loan closure.

Review: I applied for a loan with International City Mortgages. I tried many times over the next three weeks to find the status of my application. The agent would not return my calls. Frustrated, I contacted the agent to ask for my tax returns back. Finally, he responded only to let me know that he was no longer representing or working with ICM. They had however collected my paperwork and would not give it back. I have called International City Mortgage and left many messages in regard to getting my tax returns but they will not call me back.Desired Settlement: Please return my tax returns.

International City Mortgage (ICM) has been in contact with Mr. [redacted]. We take these situations very seriously and our Compliance Department has been engaged. From the Corporate office of ICM we are unable to determine exactly where Mr. [redacted]' original documents are. The person that originally accepted these documents from Mr. [redacted] is no longer in our employ and this individual never activated a loan with ICM on Mr. [redacted]' behalf. The first time the corporate office was aware of Mr. [redacted] attempt to obtain a mortgage through ICM was the same day that he filed his complaint with the Revdex.com. At this time, ICM is working with Mr. [redacted] to obtain copies of pertinent documents as well as setting him up on a stringent Fraud Alert system at company expense for his personal protection.

Review: I am now in week 7 of the mortgage process with International City Mortgage and unable to get my loan completed. I have been given repeated assurances from my loan officer [redacted] that it is almost ready and one or two days more are all that is needed but that has gone on for 2 weeks. The branch manager is [redacted] and she has not returned any of my calls. I talked to the processor [redacted] yesterday on july 13 who told me this file has been repeatedly sent back to underwriting due to "numerous internal errors" and that my loan still needs and undetermined time to complete. I feel I have been repeatedly mislead and given the runaround. The title company feels the same way. They have found it difficult to get answers and have also found they have been given the wrong answers and intentionally mislead. I am on the verge of losing over $2000 due to ICM's incompetence. I was told a reasonable timeline to complete this loan was 30 days and it is now day 51 with no date of completion in sight. ICM's customer service has been terrible. I have been repeatedly mislead or lied to.Desired Settlement: I need to speak to a supervisor or someone in authority to give me an honest answer. They need to complete my loan ASAP or tell me if they cannot/willnot.

Review: International City Mortgage is contracting with Loan Care of Virginia Beach, VA for managing payments. Loan Care is extremely difficult to work with. We have been charged with undeserved late fees and have been given very bad advice by their support staff (which, unsurprisingly, resulted in more fees to Loan Care). We've also tried using Loan Care's online payment tools, but those are buggy and don't work reliably. We submitted one payment, and there was no confirmation message or email, so we tried again (because another form on the site had failed the same way). No doubt we will now have two payments processed, and have to pay more fees to Loan Care because we won't have the funds to cover the extra payment.Though our complaints are specifically with Loan Care, their contract is with I City Mortgage, not with us. At the same time, this can warn away other consumers who may be considering doing business with I City Mortgage while they continue to work with Loan Care.

Review: I requested the procedures by phone on 05-05-15 to have the" Premium Mortgage Insurance" removed from my house payments monthly. I implemented the following calls ([redacted]) & actions on my loan.

* 05-05-15 Agent: [redacted] #[redacted] I was told to email myloancare.com with a PMI removal request. I did that.

* 05-18-15 Agent: [redacted] #[redacted] I requested the status and was told there was nothing on file.

* Date ? Agent: [redacted] #[redacted] I requested the status and was given ticket #[redacted] and told

to expect a letter with instructions.

* 0 6-01-15 Agent: [redacted] #[redacted] I requested status of letter and was told to wait a little longer.

* 06-12-15 Agent: [redacted] #[redacted] I requested to speak to a supervisor and was denied. He took a message.

* 08-01-15 I received a letter instructing me to send a check for $390.00 for appraisal to the mortgage company.

I complied and sent a copy of the letter with an attached note indicating my request of PMI removal.

* 08-07-1 Agent : [redacted] #[redacted] I requested status and was told the #390.00 was received and I would be

contacted by an appraiser.

* 08-25-15 Agent [redacted] # [redacted] I was told that an appraiser contacted me by phone on 08-24-15 and I

requested that the appraisal be cancelled! Both my husband and myself were home all day, (we are

retired) and no calls were received. I requested a supervisor and was denied.

I am paying $89.25 monthly for PMI and am getting the run around with each call made while the mortgage company continues to collect this fee.Desired Settlement: I want the appraisal done and the outcome resolved within a timely manner.

International City Mortgage (ICM) takes these complaints very seriously. As soon as this complaint was received, ICM opened investigation into the status. Based upon the borrowers rural location, ICM's sub-servicer had difficulty securing an appraiser willing to travel to the location. Subsequently, the borrower did obtain an appraisal for the subject property. However, based upon the appraised value, ICM is unable to remove the Mortgage Insurance (MI) at this time as the Loan to Value (LTV) exceeds 75% which is the maximum LTV allowable for MI removal. A response was sent to the borrower via overnight service utilizing the address reflected in the formal complaint provided by the Revdex.com (Revdex.com) letting the borrower know that they did not qualify for MI removal. A copy of the appraisal was included in that response.
