Concerning the full apartment clean, the apartment was completely filthy, and carpet was severely
stained and unsalvageable.
Per the Bed Bug Addendum, it does state if
bed bugs are brought in by the resident, the resident is responsible for the
cost. Also, if any furniture/items are
left in the apartment, there will be a removal cost and the property will dispose

The violation concerning the BBQ grill is not only a company policy but a citywide ordinance. Several emails have been sent out as to inform all residents of this.

We are in receipt of your letter dated March *, 2014 in reference to ID #[redacted] ([redacted]). Thank you for the opportunity to resolve this issue.
I have spoken to our maintenance staff about the leak in [redacted]'s apartment ([redacted]). This leak came from a tub that did need replacing. That brand new tub was installed on 3/**/2014. Maintenance did ask her roommates not to use the tub until the new one was replaced. Unfortunately that message did not get to her, causing the leak to persist. Maintenance has also informed me that a brand new HVAC unit has been installed as well. Due to the weather this did however delay the installation.
If the resident has an issue with her refrigerator leaking, no report of this has ever been made to the office or to the maintenance staff. When maintenance went over to speak to the resident, the roommate said that the fridge worked properly and does not leak.
With reference to her lease charges, she is being charged $925.00 a month plus a $50.00 short term fee which in turn charges her account $975.00.

Complaint: [redacted] I am rejecting this response because:Directly below you will find the response of Regional Manager [redacted] to our original letter of complaint. "I am willing to offer you two options...

that I feel are mutually beneficial to you as residents and us as management:                  Option A: Remove the Bed Bug charges of $1,827.26 placed on your account. Renew you for 6 months at the 12 month rate offered to you in your renewal letter. The renewal eligibility and your desire to renew would be revisited at a later date. **The above 2 items would be contingent on your signatures on a Cease and Desist letter, prepared by our legal counsel in an effort to end the communication you have had with the residents on property, as several have brought to our attention that they have been contacted by someone from your apartment going door to door. Also in the letter it would be requested that industry partners such as locators, or future residents are not contacted by anyone in your apartment home in an effort to damage the business relationship or future residency potential of such persons.                  Option B:You are released from your contract with no [redacted]y termination penalties or pest control charges and are given either 30 days or 60 days (whichever is deemed mutually beneficial between the [redacted] management and all residents of #[redacted]) to find alternative housing. In exchange, there would be a settlement agreement prepared by our legal counsel to release you as residents and release [redacted]/Trinity without admitting or denying responsibility for any issues raised by the residents of #[redacted]. I would be willing to pay relocation costs equivalent to the cost of movers for an apartment home of your size, to aide in your apartment search."As you can see, the options that [redacted] provided us with were unacceptable, retaliatory, and a violation of the original terms of our lease. Managers [redacted] and [redacted] have refused to answer our calls regarding our continued need for extermination services, with [redacted] herself demanding that I make an appointment in order to speak with her. This has forced us to contact ABC Commercial Services directly to notify them of ongoing activity and continued bites, which is not our responsibility as tenants. The bed bug and rodent infestations continue to be unresolved as of this writing. The charges for the pest treatment were finally removed after we submitted a letter to various members of upper management (including Trinity CEO [redacted]) requesting that they cease their [redacted] retaliatory actions against us for lodging complaints and otherwise exercising our rights as tenants regarding this issue. I have continued to find bed bug bites since the heat treatment of our unit on 02/16/15, and even after the [redacted] chemical dusting of my room on 02/19/15. I have documented these bites in numerous photographs, some of which you will find attached to this message. In spite of this ongoing bed bug activity and multiple visual inspections by ABC, no additional treatment of my room or our apartment has been provided. We continue to hear rodents in the attic as well; no efforts to eradicate these pests above our unit have been made. We have yet to hear a word from Trinity's legal team (in spite of what their Revdex.com response claims), and we are now being forced to deal with an ongoing A/C leak that is creating dangerous mold in addition to the numerous issues we have already been grappling with. Also attached to this response you will find multiple pictures documenting the mold and filth contained in the recently replaced A/C drip pan and other parts of the HVAC area within our apartment unit. Maintenance personnel has entered our unit on five separate occasions since Friday (4/10/15) attempting to remedy the ongoing leak into the downstairs apartment that has remained unresolved since our move in date (03/29/14). After being told multiple different explanations by maintenance, we were informed that they were going to have to cut into the ceiling of the unit downstairs in order to locate the root of the problem. I asked about mold due to the ongoing nature of the leak, but was assured by maintenance that there was none. However, when maintenance stepped away, I took the attached pictures, which [redacted] show dangerous levels of mold and debris that have been circulating in the air of our unit. We now believe this contamination of our air to be directly responsible for the various upper respiratory issues that we as tenants have experienced during our stay at The [redacted] apartments. We require that our unit's pest control treatment be completed as soon as possible and that the mold and filth in the HVAC area is properly remedied so that we may have a clean and safe place to finish out our stay while we prepare to move off of the property. We will not be able to relocate until we know that we will not be at risk of transporting bed bugs with us to our new residence.
