I'm sorry that I didn't get this back to you as you requested, but I was out of town from May 5-12. I definitely want to address the "customer's statement of the
problem" as stated by *** ***. The statement is full of inaccuracies. It is always good to hear both sides of the story.She states that she gave me days notice. Attachment #shows that the property was purchased on March 28, 2018. The question then is where did she come up with days. Here is why I believed she contacted you to make the complaint. *** *** and *** *** rented from me previously in the same complex and when she saw that I was the one that was looking at the building she told the owner that if he buys it I'm moving. That was at the first showing approximately days before the actual closing date.Why did she not want me to be her landlord? Attachments #and #show that non payment of rent required our company to take her to court two different times. Attachment #showed a judgment on February 5, of $1,with a payment plan which would allow them to stay in their townhouse by paying $per week and/or paying the balance with their tax refund. Attachment #was the result of not honoring the payment plan and continuing to not pay rent. The judgment on January 20, was for $3,and for possession of the premises. Both of these judgments can be verified on case.net and show that they remain unpaid. Even though I am the one who is owed this money, she looks at me as the bad guy. This past history is probably the real reason she has filed this complaint.I have been doing rental property for years and am very familiar with security deposits. I certainly realize that those judgments cannot be applied to the current situation, her security deposit. She told me that she was moving and I was okay with that as I don't need the problems. I told her that when she had her stuff out I would like to do a walk through with her. She had told me the day she was moving and I was going to meet her. She called me and told me she had had enough of that place and was leaving the keys on the counter. It is when I do a walk through that I ask tenants for their forwarding address in order to send their deposit back to them. *** *** never gave me a forwarding address and attachment #4, the pictures I am enclosing would indicate she should not have received her deposit back. It took us about 2-times the time and materials that it usually takes to get a townhouse ready.Here is the analysis that I would have used in a letter to her to address her deposit that according to attachment #5, her lease, indicates that her deposit was $550.00, not $as she stated.She did not move out on March 31, and would owe rent for ther time there in April through Monday, April 9, when we obtained possession of *** *** ***. Her current rent was $per month.My son took the pictures mentioned above on his phone and sent them to me with a message: "***'s place is rough. Probably need a dumpster." I believe the pictures show the following: furniture that had to be hauled away, water damage in bathroom on floor and cabinet damaged, appliances not cleaned, and just filth in every room and wall.I don't believe this should have ever come to you. I believe she harbors anger from what happened years ago

No he ( *** ***) did not.I have tried to contact him and his manager son *** *** has they haven't called me back explaining why

I am rejecting this response because: he is not telling the truth in any shape or formWhen the previous owner went thru the buildings on Jan28th I asked her if Mr*** was going to buy the buildingsI told Mr*** then that if he buys the buildings I will be moving out,because he IS a "slumlord"I also have recordings of Mr*** telling me that I will be getting back my deposit backI guess he thought that I was joking when I told him that I was recording the conversation.I did record the conversationsI also kept his voice messages saying that he thought that I told him April 4th when in fact I we finally left because I wanted to clean His handyman *** *** told a neighbor over there that there wasn't anything in the aptThere was trash service there til the end of AprilI also had renters insurance on the townhouse until April 13th til I had it switched over to where we live nowI told Mr *** that since we didn't totally leave til the 9th, take it out of the deposit and send me the restI called him and told him that I was out of the placeHe wanted me to leave the key on the kitchen counterSince I left the key on the counter I didn't lock the door.I shouldn't be held responsible for what happened to it after we leftIf he would have done a walk thru like a reputable person would, he would have seen what needed repairsSome of it needed to be fixed before he bought the propertyI also have text messages about what needed to be fixed and weren't and he keeps forgetting that we were there for years. As for him being a "slumlord" he isHe has HUD apts, that have more people than there should beFHarris on *** *** adopted her granddaughter because her parents were on methThe father of the granddaughter is living there nowAlso the granddaughter took weed to school and got suspendedWhen I lived over there Mr*** visited her frequently.Where his "handyman" ** *** lives there are or men living there along with his wifeIf you want to know where the drugs are at, just follow them around *** *** and you will find where all of the drugs are at*** *** is seen here frequently Almost every drug bust that has happened on *** *** has been in Mr***s buildingsIn another aptthere are foster kids,a boy and a girl 12 living with their aunt that have been there for approxyears and a grandmother that is there every weekend.. For owing Mr*** money, he has the title to my carI offered him the car telling him that he can have it, but he didn't want the car
