Initial Business Response /* (1000, 7, 2015/07/15) */
Investment Housing understands that this tenant is very upset but feels that his complaint is unwarranted. The resident's account is set up for automatic repeating payments, which are presented to his bank account for payment between the second...

and the fourth of each month, depending on how the days of the month fall with business days. This month the request for payment was presented to his account on the third of the month, which is well within the historical norms for his account. The payment was returned by the bank as NSF. Following normal business procedure and standard legal procedure, Investment Housing posted a legal notice on July 7th on the resident's door requiring him to pay the rent due in certified funds within three days.
The resident called Investment Housing three times on July 8th and attempted to argue with office personnel. First he argued that the payment was taken out too early, when he was advised that it was not, he blamed the bank and stated that he would be changing banks. The resident was advised to pay the rent as directed by the legal posting. At that time he made comments intended to intimidate the person to whom he was speaking and made vague threats that amounted to an abuse of power and resources by person in his professional position. As a part of normal business procedure, Investment Housing does not provide courtesy calls when a resident's rent has not been received. As per attorney advice, the company usually requires all communication after legal postings to be in writing to avoid disputes over what was said. When a resident whose account is in default contacts the company, representatives attempt to be as factual as possible. In this case, office personnel went above and beyond the standards of courtesy by attempting to return the resident's call with further payment history information to resolve his confusion, but the company was unable to reach him at the number from which he had called.
The resident did not pay the rent during the cure period of the legal notice, and his account proceeded to eviction. The resident attempted to provide a personal check after the cure period required by the legal notice, and Investment Housing refused the attempted payment, as is its legal right, because the check was received after the cure period and was not in certified funds. Investment Housing has not accepted any late fees from the resident, and thus cannot refund any fees not accepted. Investment Housing has already expressed leniency by not yet charging the resident for bank charges relating to the NSF payment. Investment Housing is in an active eviction with this resident for nonpayment of rent.

We are going to be building our next home and we were looking for a property to potentially rent while we build. We met at the property and discussed the options. We were unsure about if we wanted to move forward, but we left our application fee with them. We were told they would NOT deposit the check until they heard from us as to if we wanted to rent the house or not. We decided that night and dinner we did not want this house and called the next day to let them know. All was find until about a month later our check was cashed. Now we cannot get ahold of anyone nor will anyone return our calls. I assume this was an oversight, but without any type of response I am starting to think this may be a regular business practice taking advantage of renters.

Horrible service. They took about 2 weeks to finally give us an answer about our applications. On the day we finally got an answer, they had been dodging our calls and emails and didn't give us an answer until we had left multiple messages and emails. Very unprofessional.
