I have attached a copy of the detailed move-out with photos. There were burn holes all over the carpet as well as stains. This was noted by a third party vendor as well. Our lease does tell a tenant what there responsibility is regarding a day notice as well. This tenant
is clearly in denial as you will see from our documentation

tenants they are getting their deposit backTenant had her carpets cleaned but because we could smell pet urine we had the carpets blacklightedAs you can see in the invoice provided by an outside vendor, the results showed numerous urine spots which led us to replacing the carpetsThe carpet was brand new when she moved in so she took on most of the carpet costsBased on the documentation provided IMM feels the balanced owed is justified. This complaint has been resolved per telephone and email conversations

Ms*** was provided move out paperwork itemizing the charges pertaining to her move outThe first page provided was a letter printed from our software system summarizing the move out chargesThe second page listed separate charges such as Cleaning, Carpet Cleaning, Inspection Items, and
Maintenance hoursThe next group of pages were the items and details of how the inspection wentOn the inspection pages she would have seen what needed to be cleaned and what needed to be fixed by our maintenance crewIf IMM charged her for an item such as drip pans or blinds, those items would have been noted and the cost with them.There was definite evidence of a cat in the unitThe bottom of the cloth blinds in the unit had cat hair and we blacklighted the new carpet and the results turned up several urine stainsWe replaced two blinds because of the cat hairIt was cheaper to replace the blinds than to charge for cleaning them which is $per hourAfter receiving the results of the blacklighting, from an outside vendor, IMM replaced the flooring in her unitIMM prorates carpet up to seven yearsThe property was just built in November of so the flooring was only years oldWe charged the tenant the full install cost which was $and prorated the carpet cost which turned out to be $492.82.Ms*** did email our Mandan office with several damaged items upon move in but those items were not charged to her at move outWe have attached all invoices pertaining to Ms***'s move out for you to reviewWe will also be sending Ms*** the carpet, install, and black lighting invoice per her requestThere will be no adjustments at this timeWe believe all charges are relevant and we have documentation to back up the charges.Thank you,Danny ***

The tenant in this case has taken us to court and the judge overseeing the case dismissed all of her claims.  IMM does not make it a practice to charge or overcharge any tenant.  We have a very high rate of former tenants doing business with us multiple times due to being treated fairly and being provided a high level of customer service.

I am rejecting this response because:
I agreed to replacing the carpet and forfeiting the deposit.  This is not the problem this  company is charging me for 8 hours of maintenance for to replace screens and blind, paint and turnover for the next tenant. On top of that this company is charging me 7 hours of cleaning which was contracted to a former property manager/ the one who written my lease. I have written statements from other tenants in the past 3 years that moved away and now owe IMM as well for micellaneous normal  wear and tear that should be responsible by the company. I followed the move out checklist thoroughly and don't not agree with the hours of mainteninance and cleaning it took that was charged to me!  Not including the hours and days spent cleaning and making sure I did follow the move out checklist. In addition to " good tenant relations" I also had late charges that could not be explained if 69.00 for past month rent when I'm sure I would have been evicted if I had any late fees over a certain amount of time. In response to the business IMM your response is not the main focus.

where the post office forwarded it to his new address. IMM has documentation of this because the postmaster sent us the envelope with Mr. [redacted]'s new address that it was forwarded to. IMM will send the documentation if requested.

I submitted with my move out notice my change of address. I would like IMM to submit the post office notification they said they would provide. It will clearly show that if it was sent it was sent well after the required ND statute requirements. I am sure they did the inspection in a timely manner, but notification of deficiencies was not done within the required 30 days required by ND law.

IMM will mail Mr. [redacted] the documentation he has asked for; we will attach copies for the Revdex.com. Also attached is the form 3547 showing [redacted] mailed Mr. [redacted]'s information to the same address which was then forwarded on to his new address.

[redacted] brought in her written notice on 7/25/2017, she attached, to our IMM office in Mandan. We got the termination paperwork ready and gave it to her, she said that she was taking it home to get the forwarding address for the deposit. She didn’t get it back to us right away, so our resident...

manager caught her in the hallway and told her that we have not received her termination paperwork back yet. [redacted] said that she will get it to us right away. She came down to the office and gave it to Shannon on 8/4/2017. Shannon told her that we might have a transfer within that is interested in her unit. Shannon asked her if IMM could show her ([redacted]) unit because he wanted to see the unit. [redacted] said said she would have to look into it because she didn’t know what days she was working, Shannon said ok, sounds good just let us know. Shannon called the perspective tenant back on 8/14/2017 and 8/15/2017 and left two messages to let us know if he was still interested in the unit and if so we would need the deposit; Shannon never heard back. The perspective tenant called us back on 8/17/2017 to let us know he is unable to take the unit as he got a job transfer out of state. Melanie called [redacted] and left a message to call the office as [redacted] didn’t answer on 8/17/2017 . Melanie later that day ran into her ([redacted]) in the hallway and Melanie told [redacted] that the person that was interested in her unit decided that they weren’t going to take it. [redacted] said now what,  Melanie said that she will be rent responsible til we re-rent her unit or til the end of her lease agreement. Respectfully,Danny [redacted]

I am rejecting this response because: The changing of the carpet, two blinds and drip pans does not add up to $1239.86 as stated. I also insist on the fact that even though I had a cat, he would never pee anywhere in the house other than his litter-box. The tenant that lived in the apartment before me was there during the free period and evacuated the premises without even letting the management know about it, not to mention without paying.There is a fee for a door indent, which was there when I moved in and that alone is shown to be fixed at $347.04 and that is just a simple example of the charges that aren't my responsibility. And that requires at least that sum should be refunded if not more. I had emailed the management with the picture of that very dent and I did not receive any response other than the bill they are sending me for it. That is not acceptable.Changing two of the patio blinds (two long strips basically) costed them $70 and yet they are claiming that cleaning them would cost them $30/hr and two blinds could easily be cleaned with a lint roller and it wouldn't even take an hour.I do not believe that IMM is being honest with me regarding the expenses and trying to throw at me way more than what was actually needed/done.Like I mentioned earlier, I will need the receipts for each and every expense they mentioned. I cannot be held responsible for fixing something that I did not destroy, like the door or the carpet for that matter.
