Attention [redacted] , Here is the 2nd response email that we would send to [redacted] Ge who is the person who filed the complaintRE: ID # [redacted] .Dear ***, Please find this email to summarize the events that occurred on 5/11/at Garden House WayYour tenant [redacted] contacted our After-Hours Emergency Service with a reported leak at the master bathroom tub valveOur Customer Care Representatives - [redacted] (who was On-Call) responded that night and inspected the issue in person*** then contacted our restoration contractor to come out to begin the drying out process We had the original Plumbing contractor Pacific Production Plumbing out to inspect the cause of the water leak, it was found by them that the hot water valve on the tub deck had come loose and it was not a defective valve, per your claim The valve would have had to be loosened by someone in the homeThere is no way for the valve to be ejected unless it was loosened and the handle removed which were both off when [redacted] responded to the home We then contacted a third party plumber, Infinity Plumbing, to inspect the valve after it had been re-installedAt that point they inspected and re-installed the valve again and it has not leak since we repaired it In looking at our history of the home, we found no records or issues with the master bath tub hot water valve or any other plumbing related issues with your home since your Close of Escrow on 01/29/ The missing piece that you claim is the reason for the valve to be defective, is called a "collar" and the only purpose for the collar is to turn the water on with the handle on the top of the valve and has nothing to do with the valve being completely unscrewed by someone in the homeThe piece became missing after we inspected the valve the first time we were out the night of the leak If you have any other questions please feel free to contact usThank you, [redacted] Director of Customer CareIrvine Pacific Homes

Today I received a notice regarding a pending Revdex.com claimThe notice I received was dated June 26th and states that our company's rating was downgraded for failing to respond to the claimIt was revealed in my conversation with your teammate [redacted] , the notices were sent to an incorrect addressI do request that the Revdex.com reverse its downgraded rating in the interim due to an improper notice as that would not be either fair or justifiableNow that I am aware of this and able to see the claim, we had to conduct further research and identify the home per our recordsOur records indicate this home was purchased in January 2014, not May as filed by the claimant The home purchase was in our Magnolia Community in Cypress Village and was in Phase 3A and Lot The claimant ( [redacted] **) alleges that the master bath tub cold water valve was installed with a missing piece, resulting in water damage three years later [redacted] , I am copying [redacted] , Director of Customer Care, who oversees the warranty work for Irvine PacificBecause this notice was incorrectly sent to our design center which is not involved with installation and warranty claims, I am bowing out of this matter and asking for ***'s help to bring closure to this claimI am sure our company is doing all that is necessary to correct the damage, if in fact, the claimant's allegations are true, we have a lawful obligation to correct such work and it was our trade; and instead not possibly caused by a trade hired directly from the buyer post closeI have attached a copy of the claim that I just opened today to help facilitate both your review and investigation.Sincerely, [redacted] Vice President'Irvine Pacific Design Cente

The improper installation is a cause and it is under warranty, but your original contractor did not want to be responsible for that, then Irvine Pacific used the service manager ***'s friend to try to cover it up in the afternoonAt the end, the 3rd contractor was hired from plumbing concept fixed the installation on June 23, But all damages are thereThe company Irvine Pacific called for drying is NOT the one *** mentionedIt is StatI paid StatEven Irvine Pacific said it will be responsiblePlus, I have inspected my ceiling on the first floor recently on the other areas, the house structure is totally distressed and missed upYour quality is a big concernYour would better to send someone to inspect
