Complaint: [redacted] I am rejecting this response because: Thank you for the opportunity to respond to Mr H [redacted] ’ response to the above referenced complaint Mr H [redacted] is under the mistaken impression that my roof is leaking due to my cutting a new hole in my roof to add an exhaust fan in my master bathroom When I remodeled the bathroom, I merely replaced the fan unit in the existing housing and ducting which vents out the wall; at no point does it penetrate or has it ever penetrated the roof The exhaust fan has nothing to do with the subject leakageI mentioned the fan in my complaint only because I thought perhaps it was not performing adequately to prevent the condensation I saw collecting on the ceiling and dripping down the walls of my master bathroom This could have been easily clarified with Mr H [redacted] had he returned any of my numerous voice mail messages left on his cell and home phone numbers from 5/2/16-6/18/16; instead he chose to ignore them Since filing this complaint I have consulted the Installation Guide for Snap-Loc roofing manufactured by Champion Metal of Washington, the material used to roof my homeQuoting from page six, which specifies how the Vented Ridge Cap is to be installed: Bending up your panel under the ridge will prevent water from penetrating the system under most circumstancesIf the structure is located in a severe environment where wind- driven rain or snow is a concern, vented closures and other options are available Immediately below this verbiage is a picture of the 24” Snap-Loc Vented Closure which clearly should have been used in my installation but was notMr H [redacted] is either unaware of this component or chose not to even offer it to me as an option in my installation In either case, the result is a roof that was NEVER capable of keeping the weather out of my home This area is subject to several wind driven rain storms with winds in excess of mph each and every winterAlthough I didn’t discover the design flaw until last year, this roof was destined to leak right through the ridge from the day it was installed, given local weather conditionsThe original roof on the home did include a component to keep wind driven rain out of the vented ridgeIt should also be noted that while his crew did bend the panels up under the ridge, several of the panels were bent all the way back on themselves, nearly flat; this would seem to defeat the purpose Mr H [redacted] states “The most important fact is that the roof is no longer under any labor warranty and I have no legal responsibility for this roofI only guarantee labor for two yearsThis roof was installed over four years ago.” Until he responded to this complaint three weeks ago, I had no idea that his labor warranty was only two yearsThe material carries a year warrantyPrior to my requesting a written bid which specified the scope of work to be done, Mr H [redacted] was ready to begin work on my project based on his price to install the roof written on the back of his business card the day he came to my home to bid the jobHis written proposal is completely void of any reference to any sort of warranty or warrantiesIn retrospect, these should have been red flagsAs there are no implied warranties in Washington State, I suppose he is legally off the hook, but again it’s not as if the design flaw took over two years to surface, it was built right into my roofIf Mr H [redacted] wanted to do the right thing he would have offered to add the necessary Vented ClosureI even advised in a couple of my unanswered voice mails that I’d be willing pay him to do this if his warranty had expiredHe has never responded Mr H [redacted] states that he stopped by my home after receiving my initial call and goes on to mention that the needles which have collected on the roof would have voided his warrantyHis assertion that a thin veneer of pine needles collecting on my roof has caused this leakage is patently ridiculousIf this is the case, what happens when several inches of snow collect on it? As he never called to let me know he was coming out, I was not thereI’d suggest that if he was truly interested in resolving this matter he’d have spoken with me before coming to my home and/or met with me at my home so that we could inspect his work together Unfortunately, the ridge cap is not this roofs’ only problemInstallers failed to fasten one of the corners of the skylight flashing down over our master bedroom which has resulted in interior leakage in this area alsoAdditionally, the fascia trim on the front of the 4/section of the roof is quite loose, was not properly fastened onto the structureThese are the workmanship issues I’ve identified to date; again the roof is only four years oldThis is a clear case of very shoddy workmanship performed an arrogant, irresponsible contractor who appears entirely clueless with regard how to treat his customers Finally, I’d like to address Mr H [redacted] assertion that I have been “an angry, threatening, bully in his manner and in the messages he has left me.” In the first several voice mails which I left for him, my demeanor was completely calm and businesslike, if not pleasantAfter a half dozen calls to him without any sort of response, I’m certain that my tone did begin to convey my anxietyI’d suggest that if his four year old “lifetime” roof was leaking down the walls of his newly remodeled home and his contractor was completely unresponsive to his calls, he might get a tad anxious as wellI issued no threats at any point; this is an absolutely bogus accusationIn my last voice mail, I did advise him that this would be my last call before I filed a complaint with the Revdex.com; I’d assume this is the “threat” to which he refers I do not expect to get this matter resolved with this contractor at this pointNow that I’ve identified the problems, I’ll be making my roof weather tight on my ownMy only hope is that you’ll reassess this businesses A+ rating as they are most certainly not worthy of itOthers in our small community need to be aware that this contractors’ workmanship and customer service are sub-standard at best Thank you for your attention to this matter.Sincerely, [redacted]

To Whom It May Concern,Today I received a complaint that was submitted to you against my business froma *** ***It is true that I have received several phone calls about a leakingbathroom vent from this individualAnd it is also true that we installed a roof for himseveral years agoHere is
what he is leaving out of his complaintThe most importantfact is that the roof is no longer under any labor warranty and I have no legalresponsibility for this roofI only guarantee labor for two yearsThis roof was installedover four years ago.Further, after receiving the initial complaint from Mr*** I did stop by his housewhile I was doing two other roofs down the street from his homeUpon pulling onto theproperty I could see that several inches of plant debris had collected on the roofThis is amaintenance issue, and allowing debris to build up in this manner will usually result inwater backing up and leaks occurringRoof maintenance is the homeowners'responsibility and I did not feel any responsibility to get up on his roof and clean for him.This alone would have voided any warranty had it already not expired
And lastly, Mr*** said in his messages that he had just had a remodel donein his bathroom and a new vent fan installed prior to the leak beginningIfhe hadcontacted me prior to this work being performed, and hired me to help with theinstallation I could have ensured that it was tied into the roof in a correct mannerBut hedid notHaving another contractor perform work here muddies the water ofresponsibility, and would have resulted in any existing labor warranty becoming void.But again, it had already expired anyways.I would also like to mention that Mr*** has been an angry, threatening, bullyin his manner and in the messages he has left meI have no responsibility to him and Icertainly do not enjoy being yelled at and I will not respond to such behaviorHe evenleft a message insulting me to my wifeThe truth is, if he had not been such an ***, Iprobably would have helped him out moreBut with the way he acted, and considering Ihave no duty to act, I opted for the latter courseHe can continue to come after me andcomplain all he wants~ I really have no energy for this in my lifePlease inform Mr.*** ifhe wants to avoid more leaks down the road he should start by keeping his roofcleaned off.If you have any questions, please give me a call.Thank you,Paul H***

Thank you for the opportunity to respond to Mr H[redacted]’ response to the above referenced complaint. 
 
Mr H[redacted] is under the mistaken impression that my roof is leaking due to my cutting a new hole in my roof to add an exhaust fan in my master bathroom.  When I remodeled the bathroom, I merely replaced the fan unit in the existing housing and ducting which vents out the wall; at  no  point does it penetrate or has it ever penetrated the roof.  The exhaust fan has nothing to do with the subject leakage. I mentioned the fan in my complaint only because I thought  perhaps it was not performing adequately to prevent the condensation I saw collecting on the ceiling and dripping down the walls of my master bathroom.  This could have been easily  clarified with Mr H[redacted] had he returned any of my numerous voice mail messages left on his cell and home phone numbers from 5/2/16-6/18/16; instead he chose to ignore them.
 
Since filing this complaint I have consulted the Installation Guide for Snap-Loc roofing manufactured by Champion Metal of Washington, the material used to roof my home. Quoting from page six, which specifies how the Vented Ridge Cap is to be installed:

                               and other options are available.
 
Immediately below this verbiage is a picture of the 24” Snap-Loc Vented Closure which clearly should have been used in my installation but was not. Mr H[redacted] is either unaware of this  component or chose not to even offer it to me as an option in my installation.  In either case, the result is a roof that was NEVER capable of keeping the weather out of my home.  This area is subject to several wind driven rain storms with winds in excess of 60 mph each and every winter. Although I didn’t discover the design flaw until last year, this roof was destined to leak right through the ridge from the day it was installed, given local weather conditions. The original roof on the home did include a component to keep wind driven rain out of the vented ridge. It should also be noted that while his crew did bend the panels up under the ridge, several of the panels were bent all the way back on themselves, nearly flat; this would seem to defeat the purpose.
 
Mr H[redacted] states “The most important fact is that the roof is no longer under any labor warranty and I have no legal responsibility for this roof. I only guarantee labor for two years. This roof was installed over four years ago.” Until he responded to this complaint three weeks ago, I had no idea that his labor warranty was only two years. The material carries a 50 year warranty. Prior to my requesting a written bid which specified the scope of work to be done, Mr H[redacted] was ready to begin work on my project based on his price to install the roof written on the back of his business card the day he came to my home to bid the job. His written proposal is completely void of any reference to any sort of warranty or warranties. In retrospect, these should have been red flags. As there are no implied warranties in Washington State, I suppose he is legally off the hook, but again it’s not as if the design flaw took over two years to surface, it was built right into my roof. If Mr H[redacted] wanted to do the right thing he would have offered to add the necessary Vented Closure. I even advised in a couple of my unanswered voice mails that I’d be willing pay him to do this if his warranty had expired. He has never responded.
 
Mr H[redacted] states  that he stopped by my home after receiving my initial call and goes on to mention that the needles which have collected on the roof would have voided his warranty. His assertion that a thin veneer of pine needles collecting on my roof has caused this leakage is patently ridiculous. If this is the case, what happens when several inches of snow collect on it?  As he never called to let me know he was coming out, I was not there. I’d suggest that if he was truly interested in resolving this matter he’d have spoken with me before coming to my home and/or met with me at my home so that we could inspect his work together.  
 
Unfortunately, the ridge cap is not this roofs’ only problem. Installers failed to fasten one of the corners of the skylight flashing down over our master bedroom which has resulted in interior leakage in this area also. Additionally, the fascia trim on the front of the 4/12 section of the roof is quite loose,  was not properly fastened onto the structure. These are the workmanship issues I’ve identified to date; again the roof is only four years old. This is a clear case of very shoddy workmanship performed an arrogant, irresponsible contractor who appears entirely clueless with regard  how to treat his customers.
 
Finally, I’d like to address Mr H[redacted] assertion that I have been “an angry, threatening, bully in his manner and in the messages he has left me.” In the first several voice mails which I left for him, my demeanor was completely calm and businesslike, if not pleasant. After a half dozen calls to him without any sort of response, I’m certain that my tone did begin to convey my anxiety. I’d suggest that if his four year old “lifetime” roof was leaking down the walls of his newly remodeled home and his contractor was completely unresponsive to his calls, he might get a tad anxious as well. I issued no threats at any point; this is an absolutely bogus accusation. In my last voice mail, I did advise him that this would be my last call before I filed a complaint with the Revdex.com; I’d assume this is the “threat” to which he refers.
 
I do not expect to get this matter resolved with this contractor at this point. Now that I’ve identified the problems, I’ll be making my roof weather tight on my own. My only hope is that you’ll reassess this businesses A+ rating as they are most certainly not worthy of it. Others in our small community need to be aware that this contractors’ workmanship and customer service are sub-standard at best.
