Hello- Thank you for bringing this matter to our attentionIn response to the customer's concerns, the water hold was released to the customer on April 3, 2018, prior to our company receiving notice of this complaintIt is always the seller's responsibility to request the final water bill after
title transfer, and provide us a copy of the final billIf the seller pays the final bill, we require evidence from the water department that the final bill has been paidThis procedure is explained to all sellers as part of our closing processRegarding the taxes, our title exam revealed that the first half taxes were partially paid and that there was a balance dueIt also showed that the last half taxes were not paid, at which time we would hold and pay out of escrowThe county taxes are paid in arrears and are due in January and JulyOnce we received confirmation from the county treasurer that the taxes were paid, we were able to remove the chargeThere was also a point of sale required on this property in order to transfer, and the closing had to be extended until the city could issue an approval to transferWe handle each title and escrow transaction with careful diligence to ensure that we are issuing clear title and properly handling funds.

Hello? I first received this complaint via email on 8/7/and the employee for the issuing title company was on vacation.? The policy for this transaction was not issued by Chicago Title but by one of our agents, *** *** *** ** ***.? The original policy and deed were mailed
out to the property address in May 2017, however Ms*** never received it.? On 8/8/the policy and copy of deed were emailed to Ms*** and a certified copy of the deed was ordered from *** County and mailed out to Ms***.? Should you have additional questions do not hesitate to contact me.? Shelley W***
