Hello,I am writing in response to the complaint about the claim for deposit for [redacted]. On the move out letter the tenant was asked to contact us in writing within 15 days with any objections. He was supposed to email or mail us directly with any questions or concerns but...

instead skipped that step and moved right into making a complaint on Revdex.com.  A copy of the move out letter and invoices are attached. We charge to tenants exactly what is charged to us by vendors so we aren't making money from move outs. The owner picked the charge for the carpet damage towards future replacement and felt it was appropriate due to the carpet being brand new upon move in. A rental checklist was provided upon move in and was supposed to be turned in within 3 weeks of move in. If this had been done we would have been aware that, as tenant claims, the grill was already there and the smoke detector was missing. Since we weren't aware they were already there before these tenants moved in we charged for them. We have no reason to believe that the tenant would lie about those things. We must have missed them upon our previous move out inspection. The total amount for repairs including materials of $148.27 was $378.27 and included several things as you can see on the attached invoice. We don't know how much was charged for each item since it was all on one bill but I would say the smoke detectors and hauling off the grill would be around $105 of the bill at most. Since it was our mistake for missing those things in our inspection move out, I am willing to refund the tenant the $105 out of my own money.
