Let me start this with we have a very nice porch, but for the $22,000+ we paid we expected the job done to our satisfaction and in a professional manor and it was not. We had three different bids, Prager Builders was the most expensive, what sold us was the promise that they would do the job right and no need for constant hands on interaction from us, not what we got. During the end of the project I felt I was fighting every step of the way to even get the basic things done for us.
We were told a max of six weeks, including getting the permit, and most of that time would be waiting for the permit and normally it took much less time. It took ten weeks above and beyond the permit. The window portion of the project was delayed at least three times. One of the things I’m most upset about is Prager didn’t even bother to tell us it was delayed sometimes. The workers were supposed to show up and finish a portion of the job, and I never even got a call the windows were going to be delayed again, or they are waiting on a permit or whatever the excuse was for more delays. I had to chase them down to find out where we were in the project more than once, in fact I had to chase them down about many things. I paid more money not to have to do that. Is the permit ready? Who’s coming next? When are they coming? I was very creeped out when one day at the end of the project when someone showed up just before five and we had no notice they were coming.
I did get excuses “I had the flu, I was on vacation, but I’ve been meaning to tell you it is been delayed again. I know this is the third time the windows are not here but it is our vendors, blame them. ” I also had trouble with an inspector who was not properly followed up. I was told again not Prager’s fault, blame the electrician they recommended! Prager assured me they talked to the electrician “Every day” yet somehow neither party knew what the other was doing and they both blamed each other. There comes a point when it no longer the electricians fault, the cement contractor guys fault, the window guys fault or the inspectors fault, it is your fault for working with people who don’t get the job done on time or professionally.
I also had a handful of special requests, “Please put our sprinklers that waters the plants under the porch like it used to be before you chopped up my porch.” is a good example. When speaking to the sales person [redacted] I did explain I was willing to pay more for this, I just wanted it fixed back the way it was! [redacted] did not tell the workers. When the first crew who moved the sprinklers came back a week after digging the hole I asked if [redacted] had told to fix it, they said no, I asked them to do it since they were filling in the hole that day, they didn’t. I got them as they were leaving and asked what happened? They ran out of time but would tell the next crew. The next crew came and I told them ([redacted] and the first crew had not passed on the request) and instead of digging under they cut a hole in the screen cage! Wish I had kept my mouth shut and just got the sprinkler guy who did it originally to fix it right. Prager did end up breaking the sprinkler so I had to call in a person to repair it anyway. After fighting with Prager they finally paid for it. The only discount of a crappy job done for a project well over twenty thousand dollars, $100 for the basic repairs.
Many other things were broken on the project and all I got were excuses. We had three doors installed, two of them did not work right, one would not close one would not lock. I was told they will “Do that over time.” I’d like doors that shut and lock like they are supposed to! They put up a big fuss about it. [redacted] came over I showed him the doors not working and he said he would get someone out. When the person came out again I got a hard time from them about fixing it until they themselves could not close one door and lock the other!
Prager also chopped off the end of my finished porch and left it jagged. I was told that did not happen and I had to send picture proof of it. They finally fixed this as well after fighting with them about it.
I was very patient at first with their constant lack of communication with me and with one another as well. In the end when I saw they had no intention to fix things and I started to demand it they started to treat me very rudely, like I was stupid for expecting them to fix the things they broke or fix the things not done right! There were other petty issues I’m not even going to get into here, they are not worth any more of my time.
Overall pick the cheaper guys, the more expensive don’t do the better job anyway, might as well save a few thousand bucks.
