I have reviewed [redacted]'s response in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, my response to her comments appear below. First and foremost, she has not made any offer to resolve this. She has only complained. Yes, Ms. [redacted] is correct, it is a small claims issue; however, we would likely win such a claim. We tried to work it out with her first because it was the right
thing to do. She never responded until we opened this case with Revdex.com. As she
knows, we moved far away from Ithaca where the courthouse is. I’m sure this played a
role in the hefty 50+% they removed from our deposit as 'damages.' It’s called taking
advantage of people who move far away. My partner, [redacted]— the co-signer on our lease and I are honest people and feel there are
better ways to ensure others aren’t cheated by them than by small claims
court and we will use those venues if necessary, in addition to small claims court, if necessary.    True, I wasn’t there for the final walk through. Neither
was [redacted]. Her son, [redacted], walked through the unit with [redacted] didn’t say one word about any problems to [redacted]. While I drove to meet
the movers at our new home, [redacted] spent c.5 hours vacuuming, etc. because we suspected we would be taken
advantage of. [redacted]2 was already in good shape when I left the unit. When I first wrote Ms. [redacted] about the outrageous amount removed for 'damages,' she responded, “the kitchen was very greasy.” This
cannot be true, as we cleaned most of the kitchen together the night before. PLUS we NEVER used their
oven. We used our George Foreman
grill. She has revised her language in her letter to Revdex.com to now say, “"...the place was not spotless.” This is a big difference.  I assure you, the no hot water issue was quite real, distressing, and most important, could have been
resolved quickly if they’d called a plumber. At first they gave us a clear message that they didn't believe us, until our next-door neighbor had the same issue. Even when they did understand the reality of the situation, they still didn't call a plumber, but repeatedly sent their handymen
over to save money. Was it a coincidence that the only 2 units affected by this
problem and which complained, were forced out? Our elderly neighbor learned they had rented her place out when she was in the hospital, even though her daughter tried to renew the lease on her behalf. Merciless. Ms. [redacted] further understood we needed to stay longer to
find a house to purchase with very little time to do so and that, aside from the ongoing electrical issue,
most of our troubles came in our second year, after we signed our second lease. This is why we stayed. Yes, she
did extend our 2nd lease by 2 months, because it was still summer. This is not the point and she knows it. When I asked her for another extension so that we'd have enough time to to buy a house, she rented our unit to someone else
without informing us. When I discovered this (on my own), she apologized to me more than once. Now she’s suggesting I’m
lying. Yes, we were very unhappy there and are delighted to have a conscientious
landlord now; we always enjoyed good relations with our landlords prior to living at Springwood although, as mentioned, we preferred to buy a home this year, which was rendered
impossible by their actions.  This family-owned/operated business has made no concessions, which strikes us as unreasonable, as is $ 66. for 2 light bulbs and all the rest. Thank you for helping us rectify this situation.  Sincerely,   [redacted] Ross

Ms. [redacted] has a few things wrong in her statement. The first thing I would like to address, this is a small claims issue. I feel she does not want to file a claim, because she would not win in court. We charged for cleaning, she was gone for final check out. [redacted] was there for the final...

inspection. He did the best he could do, the place was not spotless. There was a charge for light bulbs, the tenant is responsible to have all the lights working, it is clearly written in the lease. There was a charge for kitchen sink stopper not a door stop. I did, in fact respond to her and addressed these charges, that are very clear in the lease security agreement. I am shocked to say the least about the hot water? There was an issue with the on demand hot water unit for the shower only, in one of the two full bathrooms. It was not an easy fix and yes maintenance was bothersome. I do understand scheduling with the Master Bathroom and the kitchen, having "very little hot water for most of last winter" is an out right fabrication. The original lease ended in June 14th, 20 15 and I did in fact extend her lease to August 15th, 2015. Once again, an out right fabrication! Finally, this is just a rant, from a very unhappy person. Ms [redacted] was a tenant at Springwood Townhomes for two years, with a two month extension. It sounds like she was unhappy from the onset, I don't understand why she renewed the lease for another year. Sincerely,  [redacted]
