Review: J&K contracting was contracted to do a fire damage repair job at my family home.

After job was supposedly complete we asked the contractor for copies of their electric and plumbing inspection that were promised (verbally) when we signed a contract for them to proceed with work. We also asked for a copy of their bonding or insurance. We got neither after 4 weeks of asking. So,we had another company come in and inspect their work.The electric contractor found numerous deficiencies and work that was not up to code. His estimate to repair was 6,225.00.The plumbing contractor also found problem's. His estimate was 4,500.00 to fix and bring to code the problems. This contractor never filed for a permit to rework the plumbing in my home and it was never inspected per [redacted] health code. He was cited for that. His workmen damaged a porch roof during the time they were here and that contractor estimated 1,700.00 to repair. Then there is a long list of work that had to be done by me (homeowner) that totals over 2,200.00.(too long to list on this forum) A detailed list is available upon request.Desired Settlement: We want this contractor too pay the bill to fix our home without taking it to court.

I have already offered to fix this work and told there attorney as much I will fix the work the plumber I used did not pull a permit I will rectifie that however I have not been cited for anything so that is incorrect. also I offered to fix the electric ( what we did if anything is wrong not the rest of the house we only did work in the upstairs) also the reworking of bathroom was at the request of homeowner to move it but I will take care of this I offered to do so in a phone conversation with there attorney. when companies grow sometimes they hire individuals they dont know cant perform the work till it is to late but we have since let those individuals go and will be happy to fix any problems with the original work we did but we will make no upgrades to service as this was a insurance job and the insurance company will not pay for code upgrades .

There are issues beyond J&Kcontracting's work not being up to code.1.ELECTEICAL. In a signed contract ,this company was supposed to install a dimmer switch along with an on/off switch for the ceilinf fan/light combo.Also it was agreed that the bathroom vent was to be a heat/light combo.Neither of these services were done correctly.When we questioned these points during construction,we were told that there was not enough power/room in our breaker box to support this.We have since found out this was not true. We feel it was a corner cut to save time and material. As for Mr [redacted] assertion that he has gotten rid of subcontractors that did work that was FAR below the level of workmanship accepted in the community,His electrician was his [redacted].2.PLUMBING.When discussing the layout of the upstairs in the first phases,we had a bid of 32,500.00.We agreed that if there were no load bearing wall issues that we would like the bathroom relocated from the center of the upstairs to the west wall.Thus aloowing for a straight hallway down the middle.This was going to incur an additional 2,500.00 which was paid. So.this was not an unpaid upgrade.we discussed this.That still does not address the fact that the plumbing was not put in to code and has no venting. And that there was no permit or inspection's done.I have spoke with with the Health dept in [redacted] county recently and was advised that this contractor cannot do plumbing in our area and that the subcontractor ([redacted]) of [redacted] that Mr [redacted] wants to work in my home is not a listed plumber in [redacted] county.We have gotten bids from contractors to fix the deficiencies. They have also promised us that they would work in our home with minimal disturbance to us. I do not want Mr [redacted] or any of his subcontractors in my home again. We were displaced for 15 weeks while he had key's to do the job right the first time. Even when questioned about isuues we were either dismissed or explained away so this could have been resolved during constuction.There is still unfinished and pending work that total 2,900.00 in the drywall and carpentry category.This contactor also damaged a porch roof during construction that he fails to address. The estimate for repair on that is 1,700.00.That was one of concerns that was dismissed as not a problem,but Mr [redacted] offered a sheet of rolled rubber to help fix this so he is aware of the problem.We will get more estimates from other contractor's in the area if that would help in selection of someone to fix these issues correctly.

as I stated previously I have offered to correct the issuies eather by myself or by sub contractors. but only the issues on work we did not in entire house. also may I add that it was not I who caused the house fire and the insurance company paid for the hotel whilr they were out of there house and it was mr. [redacted] who insisted we use his back porch roof for acess to his home not I . I have spoken to his attorney about these issues and offered him a settlement agreement to fix and code issues we did not meet as long as it was on work we did not pre- existing issues in house this is my final offer and is a fair and resonable resolution to problem. we are not ignoring nor refusing to correct the issue but are trieng to be pro active in helping resolve the matter but I will not pay for work to be done that we only charged half of what the estimates he has to have them done. this will be my final correspondance with this issue thank you and please consider this offer as it would be the same offer I would issue in the future.

It pains me to think that nearly a year after our house fire that we are

having to deal with this matter but things cannot be left "as-is". While we

realize that having Mr [redacted] or one of his sub-contractors do the repairs to

the incomplete work on our house would expedite this matter,it is not an option.

When we reflect on the numerous heated conversations with [redacted] about his

men and sub-contractors smoking and chewing(thus spitting) tobacco products in

our home,and the numerous times we wanted to know why no work was being done,we

cannot allow it to happen again.Especially,around another holiday season.We

understand that the estimates seem high to fix the deficiencies,but it would

have been easier and cheaper to fix them when we brought it to Mr [redacted]

attention.Before drywall and paint,trim,etc.As far as the roof access,that was agreed between us before construction that I would move my belonging's from the undamaged room and allow them access for the purpose of saving the contractor money and making the job faster. There was an access area provided and nobody was supposed to be off of that.I have pictures of footprints and cigarette butts out on the roof area that was supposed to be "off limits". In hindsight,I should have just made them cut a hole in the wall for material.It would have saved me alot of work.We are going to secure financing to

have a local electrician do the electric work immediately after the holiday's. We must

proceed with someone we trust to fix this matter.

It does not surprise me that Mr [redacted] would assert that it is all going to be resolved through my attorney. He is a liar that is just trying to stall. While at the same time we live with the substandard work with circuit breakers popping and a bill from my attorney for every correspondance. He is probably also aware of the fact that the Revdex.com will not help in this matter if I begin litigation. He will continue this tactic in the hopes that we will tire of the whole ordeal and give up. You will find the files you requested attached. I might add,we are having the licensed electrician that gave us our estimate start on the wiring next week at our exspense. Our house fire was ruled as an electrical fire and we are in fear daily that it will happen again.The PDF file included was sent to me via e-mail from [redacted] of the [redacted] county health dept. She can be reached at ###-###-#### . She is in charge of enviromental issues. I seem to have misplaced the first letter to J&K contracting from my atty but I have the next two. His idea of a reasonable agreement means that all the contractors and me and my attorney take time to meet him and invade my families privacy so that he can disput an estimate of a LICENSED professional. This will also incurr cost to me while he has his money and just want's everyone to just give up. I have spent many hours already making this house whole again. In response to your last message. There was a meeting at my home in regards to the complaint against [redacted] abd J&K contracting. It was on 02/07/2012 at 3 PM. In attendance was a licencesed electrician,[redacted] of [redacted] of [redacted] and my Attorney,[redacted] arrived and brought his electrician from [redacted]. He also brought another man whom I do not know and was not introduced so he was told he was not welcome to come into my home. The meeting seemed to be fruitless. Mr [redacted] did not want to talk to me much,he kept his back to me most of the time and if I asked a question his answer was very abraisive if he acknowledged me at all. If anything,I feel that it proved to my attorney and myself that the relationship between Mr [redacted] and myself is damaged beyond repair. There were no agreemnets reached. If anything, things went backward. .I will be in contact with my attorney early next week and get his opinion,since he talked to Mr [redacted] after they went outside my home. If you would set up and arbitrator for around the end of the month,or first of next month that is fine. I have racked up too much attorney fees as it is so we will let arbitration settle this. I have hired J&K for work at my home and business. Every job I have needed done they were quick to start and did a great job. The pricing on their work is very reasonable, they are friendly, and professional. I would recommend J&K Contracting to any one I know.

Review: absolutely horable service,work quality terrible,left job undone and unfinished, charged a 10,000 fee for work that was not done. quality of materials second rate.landscaping non-existant and unfinished. sidewalks to be handicapped accessible were not done to satisifaction.spent over 50,000 dollars on a project that was groolsely over charged and undervalued...would strongly recommend going after this company for taking advantage of 2 handicapped indivduals. my wife both fall under socecurity disablity laws!!!!...please help us asap....we feel like we have been taken advantage of by this company....Desired Settlement: wanted refunded for the shotty workmaNSHIP AND OVERPAYMENT FOR A WALL REPLACEMENT PROJECT THAT WAS NEVER DONE.....I PAID OVER 10,000 DOLLARS FOR THE WALL PROJECT ALONE....I AM ASKING FOR DAMAGES TOTALLY 25,000....
