I am writing in response to the billing complaint filed regarding damages from Stonebridge Apartments, Indianapolis InFirst, I would like to apologize for any
possible verbiage that was used in your Final Account Statement from your previous apartment that was offensive to youThe ozone machine was rented and placed in your previous apartment to remove odor that was in the kitchen areaThe apartment community was charged $for the use of the machineStonebridge Apartments is willing to remove this $charge from your balanceIt was not our intention to make you feel as though we were discriminating you and or you family in any wayWe appreciate you being a resident at Stonebridge Apartments and wish you all the bestWarm Regards, *** ***

apartment homes it is inevitable that situations may arise from time to timeOur records indicated that the Resident moved in on July 11th, and transferred apartment homes twice since that dateThe original transfer was on February 25th, in response to their concerns listed in this complaintIt was our intention to swiftly address the Resident’s concerns so we offered to move the resident to another apartment home or to let them terminate their lease at that timeTheir request to transfer apartments was granted by our team and expedited outside of our standard transfer policy given the nature of their concernThe second transfer was on December 17th, when we granted the Resident’s request to move to a larger apartment On June 7th, the Resident requested a meeting with the Community Manager to inquire about the lease termination policy as they had purchased a new homeThe current lease agreement signed by all parties states the following: Again, we appreciate the time & feedback provide as it is this kind of feedback that helps us to continue to evaluate our practices and efforts to provide an enjoyable experienceHowever, at this time it would be inconsistent, unethical, and contrary to the signed lease agreement for us to waive the termination fee based on the example addressed, as requested, by the resident in As we explained, we will do all in our power to market and re-rent the residents current apartment to so they can move quickly and perhaps alleviate some of the additional rent required through the notice periodPlease feel free to contact us if you would like to discuss further Respectfully,

Thank you for reaching out. Mr. [redacted] reached out to us in regards to concerns with mildew or mold on his windows in his apartment. After our onsite tem inspected the unit, we sent a corporate representative over to meet with the resident to discuss the cleaning process and help educate them on...

things that can be done to help decrease moister in their home. He also ensured we cleaned the affected areas as detailed by the consulted agency, AP Environmental.   Although Mr. [redacted], understandably, requested it be cleaned he was not pleased that the cleaning process was three hours long. When he followed up with Kiley with his complaint, he stated he wanted to move out and that his kids had not been feeling well. Based on that statement we felt it was best for all parties, to have the unit's air quality tested. We let him know that this would be the next step and that we would be able to talk about his request to waive termination fees after those results were back. We got those results back and spoke with Mr. [redacted] on March 23rd, a day after he submitted this complaint. Although there were no significant health risks illustrated as explained to us by AP Environmental, the results of one room were slightly higher than normal. The testing agency let us know the type of mold that tested high was the first type of spores that grow, similar to what you see on bread or aged food. Based on these results and Mr. [redacted]'s concerns, we agreed to let him out of his lease with a 60 day notices and waive his termination fees. We also have scheduled to have his air ducts & carpets cleaned. His security deposit will be eligible for refund once a move out inspection is completed.
