I hired Real Property Management on 3/15/13 to manage our rental property. They were very responsive to my calls and email inquiries until I became a client, and now it is difficult to get a response from them. I was quoted 9% management fee over the phone, but the contract said 10%.

They found us tenants on 5/5/13, but the tenants have complained that they have been slow responding to emergency management issues. One example, the refrigerator stopped working and RPM's solution was to send me an email more than 24 hours later, asking me what I wanted to do, all the while the tenants' food was spoiling. Another example was when the tenants locked themselves out of the house at 2pm on a weekday, they called RPM but no one answered or returned their call.

I decided to terminate the relationship with Real Property Management because I felt they were not serving myself, and my tenants well. I sent a written notification to terminate the service on 5/29/13. They did not respond so I called the office the next day and had a brief conversation where I was told that they received the notification, and the steps were taken to end the contract, but that they would call me back after the found the answers to specific questions I had regarding the deposit. They never called me back.

It has been 13 days since then, and I, and my tenants, continue to get automated email notices regarding late rental payments, and the threat of legal action against the tenants.

In summary, I regret hiring Real Property Management. There have been numerous issues that have made hiring a property manager more troublesome than it's worth:

quoting me a lower management fee over the phone, then raising it with a written contract.

The listing description of the property was inaccurate.

We agreed to a $1600 deposit from tenants(one month's rent) but in actuality it was $1400 deposit plus $200 non-refundable fee paid by tenants to RPM.

I was solicited by RPM to pay $150 annually for a business license that they lead me to believe I needed. When I checked with the city of Fife, they assured me I didn't need it.

Slow or no response to tenants' emergency requests.

Slow or no communication with myself regarding termination of service.

All of the above reasons have caused me trouble/extra work and lead me to file this complaint with the Revdex.com, and regret hiring Real Property Management.
