I've received your letter via mail regarding case # ***, a complaint from Mrs*** regarding a renovation her and her husband hired me for in June of I appreciate you taking the time to hear our side to her story
To
start I'll talk about the truths of her complaintMr and Mrs *** did hire me to do a complete renovation of a house that they just purchased and our goal was to complete before they moved inMrs *** says we started in June of however, our records show us starting construction in JulyI actually invoiced for my deposits and demo on the 15th of July, Regardless, start date is irrelevant but we might as well work with proper information
Mr and Mrs *** did pay me over $100,dollars to do said renovation, the actual number is $110,What Mrs *** failed to mention is that my actual invoiced amount was $115,This means that Mr and Mrs *** failed to pay there bill in full and I still have an outstanding balance of $5,
Mrs *** says in her letter that we promised her a completion date of sept 27, Unfortunately I have no record to say otherwise but what I do have is a copy of my final invoice dated sept 29, only two days later than our promised completionAside from a small list of deficiencies we did have them in there house on time
Electrical and plumbing permits are not required for a renovation where we are changing out fixtures, plugs, switches etcThe only permit that may have been required was one for a gas line that was run to the new fireplace installed by her family on the weekend and had nothing to do with J-Cam Contracting or his tradesMrs *** referred to me as an experienced contractor and as so I am very aware of when and what sort of permits are requiredWhat Mrs *** also failed to mention was that they hired a back yard electrician of there own on a weekend once again to come in and do extra workHe made a mockery of the walls trying to pull and feed wires which I in turn had to repairShe also commented that we didn't follow proper building code but I challenge her to provide the source of her information
I have been in contact with *** in regards to there deficiencies, which Mrs *** contacted herself instead of contacting me to schedule them in (which she did with other sub trades)I have no amount owing with *** and am not sure who she spoke with that told her, I told them not to go out there anymoreWhat *** told Mrs *** is that J-Cam hired them so she needed to contact me to schedule repairsNeither Mr nor Mrs *** have made any attempt to contact me in any shape or form since December of My phone and email have been the same for yearsRegardless, *** has made visits to the house for repairs in the last year, one of which was within the last couple weeksThree of the visits were to fix a tiled area that continues to cause problemsThis is not due to poor workmanship on my part or any of my sub trades part
The cause for most deficiencies has nothing to do with rushing or not being completedWe do not provide poor workmanship nor do my sub trades and I have a flawless track record of over years to prove itAgain, Mrs *** failed to mention a very important part to her story stemming back before I startedThe house they purchased had a major addition installed to the entire one side of the houseVery poorly constructed it was already pulling away, the floor was completely rotten and in my professional opinion required major repair, all brought to the attention of mr and Mrs ***There was also a second floor added above the dining room and once again the construction was sub par at bestIn both cases we did some repairs but had to keep within mr and Mrs ***'s requested budgetI'd be surprised as a professional if permits were pulled for either addition and approved by a licensed inspector
The house has major structural issues causing the house to shiftThis in turn causes doors to move and not close, tiles to pop, the floors are way out of level (causing my level fireplace surround to appear out of level), drywall to crack, the list goes on and onIn fact when we removed one of the rear exterior doors, the floor and walls were so rotten it was no longer even attached and the wall could swing in and outWe did fix this small area with new treated studs, joisting and floor sheeting and insulated with spray foamThey did hire a private home inspector who went through the house before we started as part of the purchase agreement when they bought it however, I didn't have a chance to see his report but I would hope that it has notes of the structural issues
In conclusion, as I do sympathize with Mr and Mrs *** situation, Mrs *** needs to realize that the problems stem further then the renovation they hired me to doAnd the fact is is that they did not pay there bill and therefore all warranties are void even though I still completed her deficiency list in December of and *** is still taking care of there deficiencies to this date

To start I'll talk about the truths of her complaint. Mr and Mrs [redacted] did hire me to do a complete renovation of a house that they just purchased and our goal was to complete before they moved in.
