There are no laws in place for the remediation of Toxic Black mold in AZThis home had a deadly finding of toxic black mold 2/12/where the property management company asked us to immediately leave the property to hotel for weeksThe management company brought in companies for remediationAlthough the water damage under sink was noted on move in paperwork August of At the time Property manager stated not to worry we would not be charged upon move outPlease note the picture attached is after remediation and only one of many cabinets still showing the moldWe did report this to the *** ** ***, and the response was report to AZ Slumlords as there is no laws in place for the remediation of Toxic Black MoldAfter the work was complete a second test was performed and the results show it is worse, now mycotoxins have been released in the March 9th reportOwner of ROC licensed mold remediation company states they did not know what they were doing and this house is polluted with Toxic MoldOur mattresses and all wood fabric furniture is contaminated with mycotoxinsAlso after remediation there are still visible signs of mold in kitchen cabinets and bathroom cabinets reported immediately to property managerThe State of AZ/AZ Department of Health licensed mold company has deemed house uninhabitable, We as Tenants still occupying because they are not returning our deposit and still demanding March rent after they agreed to pro-rate for February and apply to MarchOnly to change the verbal agreement and serve us with eviction after we noted the visible mold and retest resultsWe are leaving this home and the management company has no plan of any further remediationWhich leaves the next renter victim of the Landlord technicalities of no laws being establishedThis is a rental scamWe have been paying $1,a month for a 5b 3b home in Gilbert, AZ that according to the professionals been uninhabitable for some timeTo note the entire back patio roof, visible signs of mold, wood falling and breakingThis has all been discovered in the last weeks but increasingly over the last months my family has suffered from long term high levels of mold exposure including, rhinitis, neurological symptoms such as headaches, mood swings, clogged ears, dizziness, anomalies on lungs, Asthma, cyst in brainOur family service dog has had two visits to the emergency vet for toxic exposure and has double eye infection which required medicineWe are all healthy individuals without any prior symptoms as aboveThe service animal is now only months oldWe have retained a lawyer in the matter to deal with the civil suitBut my concerns are they have succeed on a technicality to have us removed from property without fixing properlyAfter the remediation the company painted with "high cover up" paint and a BioHazard company came to clean carpets and air ductsThe second test was done after this and still shows on air quality, mycotoxins released and more molds in addition to the 230,000+ PeniclliumApersgillius02/12/had a reading of Million Penicillium AspergillusNo that is not a typo that is million a deadly readingI want to prevent another family experiencing the pain we haveThey evicted us in retaliation to the second test showing worse conditionsWhen in court they plead we were rent striking when in fact they agreed to pro-rated rent from Feb and changed their mind after our report of visible mold and second test was completeWe of course would not continue to stay here as it is hazardous to our health but in that same breath will not pay them additional monies for rent when our deposit was not returnedA reference letter was written stating we were being released from our lease and will be issued our full refundable depositThey have determined the deposit will now be held for March rent.

I have not received the check from Apt Hunters /updated vendor sheets from services provided (I had already requested that information a month ago and never received despite several emails which is why I wrote this complaint)
I am not satisfied with another “partial” refund from my security depositI stand firm that I did the necessary cleaning to make the home at *** * *** “move in ready” by the time I left In addition, as stated before I even set up a walk through with Apt Hunters to find out if I needed to do any additional cleaning or upkeep that they expected from meI moved out on the 23rd, but had plenty of time (since my rent was paid up until the end of the month) to return to the home if necessary to cleanApt Hunters were neglectful to notify me of any necessary cleaning and I left with a clear conscious since I was never notified. They have already taken a $NON-refundable cleaning deposit (listed on MLS which I have a copy of) and I left the house in better condition than received
To be satisfied I would like my FULL security deposit back. I look forward to getting my full deposit back,

I was never contacted by anyone to have a different date for a final walk thruiF she could not do the walk thru, why would she not have someone take her place while she was out of townI gave them plenty of notice, more than daysWhen my current landload call her asking about me? she was nasty and rude to herShe was mad we were moving out and her office knew we were moving only because my wife is now in a wheel chair and a story house is use less to herThere was a non refundable deposit for the carpet cleaningso to charge me again is wrongMrsH*** called me by mistake one day , and I was thinking she was responding to my earlier message, she said oh, I m sorry wrong person, I will call u back

As we stated in our original reply, we have reviewed this account & feel the security refund amount is very fair. The *** were not charged for any deductions that were not accounted for. We sent the *** all supporting invoices regarding the deductions to their refund

Mr. [redacted] wrote the Revdex.com after receiving the "preliminary" deposit account report.  The preliminary report lists the possible deductions when all the bills are received.  Shortly after receiving the...

"preliminary" report Mr. [redacted] received a refund of $169.15 after final deductions were made for carpet cleaning, cleaning and painting.  The home had a full paint in 2012 and touch up painting prior to Mr. [redacted] moving in.  The walls were found dirty and had to be cleaned and painted.  Mr. [redacted] was only charged $375 of the $1200 owner expenses for painting.  The property had to be cleaned at owner expense $200 and carpets cleaned owner expense $195.  Some photo's are attached and more are available upon request reflecting the condition.  Mr. [redacted] had the right to be present at the inspection and when Carol H[redacted] - property manager could not be present upon his first request other recommendations were made but declined.  We welcome the opportunity to discuss further with Mr. [redacted] if requested.

Apartment Hunters completed a review of Ms. [redacted] complaint.
 
We would like to make sure you are aware Ms. [redacted] did receive the majority of her Security Deposit with our initial accounting. $763.50
 
We have since received the final invoices from our...

vendors and sent Ms. [redacted] a second statement, and an additional check in the amount of $71.50.
 
Included with the revised accounting were copies of each invoice for the deductions.
 
If a previous tenant has a complaint or problem, it is the goal of Apartment Hunters to reach out to them and hopefully resolve their issues.
