On January 3, 2017, [redacted] came by with [redacted] to pay their rent They were asking about any rent increase upcoming as their lease was fulfilled and they were going month to month They were informed that a rent increase would be forthcoming, most likely in March as I had to give then a day written notice and had not done so as of yet The rent would increase to $975/month At that time they complained about their unit and also said they could not afford that and would have to move They were then informed that when they do decide to move they need to give a day written notice, as stated in the lease Page 5, Item They said okayOn January 31, Dorothea came by my office and dropped off her keys and stated they had moved out She at that time was asking about the security deposit refund She was informed that we have days after the date of move out to inspectShe was also asked for a forwarding address, to which she stated she did not have one and she would call or come by MondayAfter inspecting her file I determined that we had not received a formal written notice that she was vacating the premises On Monday, February 6, 2017, she did call our office and asked for the refund of her security deposit, at which time she was informed she was not eligible due to no move out notice She mentioned that her lease was fulfilled, and it was, however, just because you do not sign a new lease does not mean you do not have to follow the instructions set forth in our lease you signed It is our opinion that Dorothea Callazo did not follow the move out instructions outlined in her lease and is therefore not eligible for the return of her security deposit

had to give then a 30 day written notice and had not done so as of yet.  The rent would increase to $975/month.  At that time they complained about their unit and also said they could not afford that and would have to move.   They were then informed that when they do decide to move they need to give a 30 day written notice, as stated in the lease Page 5, Item 16.  They said okay. On January 31, 2017 Dorothea came by my office and dropped off her keys and stated they had moved out.  She at that time was asking about the security deposit refund.  She was informed that we have 30 days after the date of move out to inspect. She was also asked for a forwarding address, to which she stated she did not have one and she would call or come by Monday. After inspecting her file I determined that we had not received a formal written notice that she was vacating the premises.  On Monday, February 6, 2017, she did call our office and asked for the refund of her security deposit, at which time she was informed she was not eligible due to no move out notice.  She mentioned that her lease was fulfilled, and it was, however, just because you do not sign a new lease does not mean you do not have to follow the instructions set forth in our lease you signed.   It is our opinion that Dorothea Callazo did not follow the move out instructions outlined in her lease and is therefore not eligible for the return of her security deposit.
