I was surprised with a $Deposit being required after turning in my application to rent their apartmentIt must have been in small print because I never saw it!! AND the wife said I could have my deposit back if I don’t take the placeThis couple is rich and I am on Section Housing and Food Stamps and well below the Poverty Line!! So here we have the self righteous right taking advantage of the poor again All I want is my $back!!

When we moved in to our former apartment, we dealt directly with the LandlordA few months before we moved out, the Landlord hired J&L Moore Property ManagementBecause we were about to move away, we never signed any of J&L Moore's new contracts, (so we are not bound by their strict guidelines)We left the place better than how we found it when we first moved in, and that is what really mattersEven the landlord acknowledges this
Despite that, J&L withheld most of our deposit claiming that they had to do clean up workIn reviewing the invoices, it is obvious that we were being unfairly charged for things that are either beyond our control or beyond our responsibility
Invoices #*** and #*** are invalid, because everything described was already done by the tenants before vacating the propertySo everything listed was either redundant or a lieBesides, the carpeting is clearly older than seven years, and according to Oregon law, cannot be subject to a fee

This person was looking to rent an apartment which we manage, all the information is on our web-site concerning the rent amount and the security deposit amount, all possible tenants are informed on the phone of these amounts also and they are given all the information about the unit during the phone...

call.  They are informed that they must view the unit prior to applying and that there is a $45 dollar application fee per adult, they are also informed that if we run all back ground checks and process their application they would not receive this fee back, however if we do not run the checks we do refund all application fees.This person received the information verbally during the phone conversation and during the viewing of the unit, she said she wanted us to run her application, which we did and we informed her that she was approved for the unit and that she must come in and bring in the security deposit and pro-rated rent before she got the keys.  She then informed us that she did not have the security deposit and would have to make payments on it, we informed her we did not take payments and she then backed out of the deal.As per our policies we then offered the unit to the next qualified Applicant, the above person then called the next day saying she wanted her $45.00 dollar application fee back, we in formed her that we ran her through the back ground check and that she would not receive this back due to we have to pay an outside vendor to do the checks, we also informed her that she was the one who backed out of the agreement.We pride our selves on our policies that if we do not process the application we will and do refund the fees to those individuals.Lawrence H.
