North American Home Services has been providing professional termite inspections, home inspections and pest control services throughout the Sacramento community since In we provided these services over 16,timesOn 3/23/the customer's representative made contact with our company to schedule an inspection service a property in Yuba City to occur on 4/2/(Saturday)As customary, we provided all the guiding documents for review and signature to the client and representativeIn the documentation our cancellation policy is clearly definedCancellations later than hours will receive a $cancellation feeThis is an industry wide standard and is not unusualWhen our inspector arrive at the scheduled appointment, there was no one on site to meet himHe called the point of contact, and waited minutesHe then received notice that the purchase of the property had been cancelled and our service was not neededThis short notice cancellation effectively caused our loss of business in the near sum of $plus lost wages for the inspector and additional expenses such as the costs for driving to Yuba CityThe following Monday morning, our staff processed all the service charges for work completed over the weekendThe customer's card was charged the full service fee in error, which since has be returned minus the cancellation feeWe understand that the customer's representative failed to cancel the inspection which caused the collection of the cancellation feeHowever, the arranged service was on the customer's behalf and the customer was responsible for all feesThe complaint listed here states and inspection has since been completed at the property, if so, it was not completed by this companyAdditionally, North American Home Services did not re-charge her account on 6/2/as statedThis may have been a charge initiated by the credit card company since we correctly disputed the returned cancellation feeAs of 6/13/we have returned her cancellation fee and absorbed the total loss of many hundreds of dollarsWe encourage any who may read this to keep in mind that when you fail to cancel a scheduled appointment for any kind of service provider, it may create a financial loss to that business

Enclosed is a Structural Pest Control Board official Wood Destroying Inspection Report (legal document archived by the State of California), a signed contract for the repairs, and a Notice of Work CompletedThe buyers and the sellers agreed to split the supplemental contract for $ As such, when the $was returned, it was given to both parties, thus Ms [redacted] only received $In summary, the additional repairs were identified on 7/6/in the attached Supplemental Report, the report was sent to the authorized agent ordering the report on 7/7/16, the Contract for Supplemental Repairs was signed on 7/15/16, and the repairs were completed on 7/20/as identified in the attached Notice of Work Completed Ms***’s alleged complaint relative to North American Home Services, as shown above, is completely falseIf you require additional information, please contact me at this email [redacted]

I am rejecting this response because: All your supporting documents you have provided were dated July and 7, Not one of your documents has my authorizing signatureThe only authorizing signature is *** * to complete repairs on the home she has no ownership of (a real estate person who is completely unknown to me)The dry rot repair on the beam over garage door and the "phantom" garage door removal occurred around July 19, You have not provided any supporting documents from July 19, forward that did not necessitated the removal of door or any itemized statement of any additional work neededI was never notified of anything, let alone, provided you authorization with my signature.Per Dept of Consumer Affairs Contractors State Licensing Board: "In California, there must be a written contract for all home improvement projects over $in combined labor and material costsThat contract must include specific information about your rights and responsibilitiesIn addition, any changes made to that contract must be in writing, be legible, be easy to understand, and inform you of your rights to cancel or rescind the contract..." "A contract should contain everything agreed upon by you and your licensed contractorIt should detail the work, price, when payments will made..."We are apparently at disagreement of a fair remedy and hence going back and for on a solution is frivolous at this point.My next complain will be with the Department of Consumer Affairs Contractors State Licensing Board to get a refund for charging me work that was never done-

North American Home Services provided an initial Wood Destroying Organism Inspection report WI have to assume that you received this, and if not, I would refer to your realtor(s)While completing repairs to items 3I and 3J in this report, our technicians noted additional dry rot damage to
the header framing, garage trim, and siding, thus facilitating a call to our licensed Field Representative Branch III, Nymith Lyfoung so he could visit the property and identify the additional damageSubsequently, Nymith released a Supplemental Report Wthat is an official document provided to the State of California, that identifies the damage and scope (attached)I have to assume that you received this report, and if not, I would refer to your realtor(s)The contracted work was signed by *** *** to complete this work (attached)If you were not aware of this, I would refer to your realtor(s)Scope of Repairs: Repair damaged header framing + repair damaged garage trim + repair damaged siding + Remove Garage DoorAll of this totaled $(removal of the garage door was estimated at $+ dry rot repairs to header, trim, and siding was $975) At the time of *** * Inspection, he believed that the garage door needed to be removed to complete the repairs to the header framing and garage trimThe siding did not require the Garage Door to be removedWhen our technicians went to perform the repairs, they were able to complete the repairs to the header framing and garage trim without removing the Garage DoorMy apologies for my Company in not being proactive and notifying you of the fact that we never removed the Garage DoorEmployees were reprimanded, documented, and put in their personnel fileNever the less, we returned the $(split between parties) for not removing the garage door, and apologize profuselyIn summary, the damage existed and we charged $to complete the damage to the header framing, garage trim, and siding, which was identified in a legal document (W11624)We have a signed contract to complete these repairs, and we returned the money for not removing the garage doorI cannot address why you did not receive any of the attached documents, and would ask you to refer you to your realtor(s)If you believe that the damage never existed, NAHS would like to meet you at the property to review the damageGiven this situation, I am sure the realtors could arrange a site inspectionsNAHS has been in business for over years and performed over 150,Inspection ReportsWe pride ourselves on our quality and reputation, and would never fraudulently call out repairs that were not needed(email sent to *** *** with attachments)

I have reviewed the response made by the business in reference to my concern, and find that this resolution is satisfactory to me. The decision not to purchased the property was not made until 4/11/16 and when my agent informed me he could not make the inspection on 4/2/16 my wife and I "did" during which time no inspector showed up. As of yet no refund has been received but a return of funds will bring this to a close.

To whom it may concern, North American Home Services conducted a home inspection at Mr. [redacted]’s prospective home on 7/27/16. The inspection was conducted in accordance with the Standards of Practice (SOP) of the International National Association of Certified Home Inspectors (InterNACHI), as...

described in the Inspection Agreement Mr. [redacted] has signed. The inspection was conducted in a detailed manner to alert him to defects, faults or conditions that, if undiscovered could result in repairs or replacement costs or would impact unfavorably on the purchase price of the property. Upon the completion of the inspection he was provided a complete written report with our comments and recommendations listed in the summary and narrative sections of the report. Our inspection service is a limited visual inspection, we inspect for readily visible damage, defects, and serviceability; but not code compliance which is detailed in our SOP and service contract. Mr. [redacted]’s comments about the size of the plumbing and plumbing connections, is the responsibility of the people who had recently installed it, which may had required building permits. Work completed without a mandatory permit is the responsibility of the person completing the work and the home owner at the time the work was complete. When we test sinks we flood test them, they are filled with water, then the plug is pulled. When we conducted this testing, no leaks we active at that time. The same process is followed when conducting a termite inspection, which we did days later at the same property; no leaks were noted at that time as well. Additionally, the discovery of fitting sizes could have only been found when dismantling the connectors which if course is not part of our SOP. With regards to the toilet, we check to make sure they are bolted well, there is no physical damage and we flush them to make sure they drain. No leaks were noted while we were there. Days later during the termite inspection, the same process was conducted. No leaks were noted at that time. The dismantling of the toilet to reveal the installation flaw Mr. [redacted] found is not a part of our SOP. The sink faucet was tested for function and leaks. Not the thread count of the bolt holding it. It was tested twice by two different inspectors on two separate days, and found to be functional and not leaking. As far as the air gap goes, this company offered to come and hook up the air gap on 10/11/16, a day after we received Mr. [redacted]’s complaint. (E-mail on file for reference if desired) This offer was never replied to. The many items which were detailed are naturally frustrating. When poor, inept or non-code compliant work is completed on a home, the fault is with those who have hired the contractors and who has completed the work. However, we can only report on what we can see and what is apparent at the time of inspection as listed in our contract and scope of work. With that said, in a private conversation between the sellers of that property and me, they indicated that they were going to compensate Mr. [redacted] for some of these issues. Since Mr. [redacted] was our client I did not discuss any details with the sellers. However I believe he was provided compensation by the parties responsible for the complaints he has made concerning this property. We regret that Mr. [redacted] feels he was not served by our professional team, here at North American Home Services. We deeply regret that he feels our inspection service has not been valuable to him, since in our opinion, it was value returned many times over. Our inspector spent many hours inspecting the subject building and writing the report. We do not feel that our inspector failed to provide Mr. [redacted] with information he needed to make an informed purchase decision. With the exception of the dishwasher air gap, his Inspection Report had no omissions regarding the condition of this home in accordance with our scope of work laid out in our inspection contract and our standard operating procedures. Quite the contrary, we identified 43 items needing repair, review or monitoring. To imply that we were not diligent is contrary to the details in Mr. [redacted]’s report. North American Home Services is one of the top and most experienced home inspection companies in this market. We inspect many hundreds of residential and commercial real estate properties with a total valued over $37,400,000.00 each year. We could not serve our many thousands of customers if we were as disreputable as claimed. In regards to this matter, we stand by the Inspection Report as a valid representation of the condition of the building at the time we inspected it and we are confident in the recommendations and observations made by our inspector as listed in the report.

He then received notice that the purchase of the property had been cancelled and our service was not needed. This short notice cancellation effectively caused our loss of business in the near sum of $430.00 plus lost wages for the inspector and additional expenses such as the costs for driving to Yuba City. The following Monday morning, our staff processed all the service charges for work completed over the weekend. The customer's card was charged the full service fee in error, which since has be returned minus the cancellation fee. We understand that the customer's representative failed to cancel the inspection which caused the collection of the cancellation fee.
