I filed a complaint on 11/5/regarding Jacksons Contracting Incof Manassas, Virginia; the Revdex.com Complaint number is [redacted]. The company owner MrErnest J[redacted] contacted me by e-mail that same day; he had been out of town and was due back in a few days. He agreed to stop by my home to inspect the problems that I described and on Friday 11/7/he personally repaired both the toilet leak and the bathroom floor tile grout. The toilet tank to bowl gasket was worn out causing the leak and he installed a new rubber gasket; he also installed new grout on the floor tile. Both repairs were done at no charge to me
As MrJackson was leaving I informed him that he needed to respond to the Revdex.com complaint so that I could then respond that my complaint had been addressed. He asked me to do this for him but I advised him that once I had filed the complaint it was up to him to respond back to the Revdex.com I wanted to inform your offices that I would like my complaint case [redacted] closed and that I am fully satisfied with the repair work done by Jacksons Contracting Inc

Review: I hired Jacksons Contracting on or about 8/13/14 to repair a water leak from the base of my bathroom toilet; the leaking water had damaged the wood subfloor under the toilet and weakened the grout on the floor tiles. The bathroom floor tiles needed to be replaced due to cracking and the water leak. When the work was being estimated Ernest J[redacted] suggested that I replace the old wood vanity and faucets as they had to removed as part of the toilet leak and floor tile replacement. An estimate of $1,650.00 was provided by Ernest J[redacted] (owner) which included replacement of the damaged bathroom wood subfloor, resealing the base of my existing toilet and installing new bathroom floor tiles. The estimate was e-mailed to me and I approved all of the work per the estimate. I asked Mr. Jackson if $50.00 additional labor would be sufficient to install a new wood vanity and faucets and he said "yes." I purchased a new wood vanity and his company purchased a new faucet assembly which I later paid him for. While the subfloor work was being performed an employee of Jacksons placed my old toilet outside on my front lawn near my sidewalk. One of the employees of Jacksons apparently leaned a section of plywood against my old porcelain toilet and it fell over onto the sidewalk and cracked in pieces. As it was their actions that resulted in my toilet being damaged Jackson's worker agreed that he would supply me with another toilet, either used or new. The workers arrived the next day with an acceptable looking used toilet, installed it and then installed the new floor tiles & grout.

The next day Jacksons employees returned to install the new vanity and faucets and clean the bathroom floor. As they were finishing up Ernest Jackson stopped by likely to inspect the work and also to receive payment. At the point the work appeared to be acceptable and I gave him my check for $1,800.00. The original estimate was $1,650.00; I added on $50 extra as agreed for their labor to install the new vanity and faucets and $40 for the new faucet part that Jacksons had purchased for me . I myself added on an extra $60 as a goodwill gesture which totaled $1,800.00.

When I gave Ernest J[redacted] my check I asked him about their guarantee on the work performed and his answer was "If you have a problem just let me know." He also indicated that he would e-mail me a paid receipt but he never did. I do have a copy of Jacksons' original estimate and also a scanned copy of my payment check.

In September about a month or so after Jacksons' work was done I noticed that the grout around one of the new floor tiles was beginning to crack and separate in pieces. I then e-mailed Ernest J[redacted], advised him of this problem and indicated that I was willing to wait a couple weeks to see if any of the other grout developed a problem. He did not respond to my e-mail. On Sunday 11/2/14 I noticed a water leak from the bottom of the toilet tank when the toilet was flushed; the water ended up on the bathroom floor. This usually indicates a faulty seal between the toilet tank and the bowl. I had the same seal replaced on my old toilet about a month prior to Jacksons repairs so I recognized the symptom and knew what the repair might cost. That same day I e-mailed Ernest J[redacted], described the toilet leak and also reminded him about the problem with the grout installation. As of yesterday he had not responded to my e-mail so this morning (11/4/14) I sent another e-mail to his office. In both e-mails I reminded him about my question regarding Jacksons' guarantee and I indicated that overall I've been very satisfied with their work and that these were minor issues when compared with the overall work they had done. I also told him that one of the reasons I'd selected Jacksons Contracting was their excellent Revdex.com rating and that I'd rather work with him than against him.

As of this evening Ernest J[redacted] has not contacted me about these issues either by e-mail or by phone. I gave him my cell phone number in both e-mails and I'm sure that he already had it in his office records. I also advised him that if he was unwilling to assist me with these two repairs (toilet leak 8 grout repair) I would pay my plumber to repair the toilet leak and inform the Revdex.com about this situation. The toilet leak repair on my old toilet cost me $208.00 which is likely the same amount I'd have to pay to repair the same type leak on the used toilet that Jacksons' installed. In regard to the grout repair I have no experience with this but would guess that the old grout around the one tile would have to chipped out and new grout installed -- I would guess that the cost might be $50 if I had to pay another company to do this.Desired Settlement: I am very disappointed that Mr. Jackson has ignored my several e-mails regarding the problems I've had with the work that was performed. When my old toilet was broken I could have insisted that Jacksons supply a brand new toilet but instead, trying to work with him, I accepted replacement with a used toilet. This is the cause of the present water leak; a new toilet would not have had this seal fail in 2 months. The grout failure is likely due to the improper preparation of the material that was installed and is a minor issue compared to the toilet leak.

I have tried to work this out with Jacksons Contracting without the need to contact the Revdex.com but cannot do so if the owner of the company refuses to communicate with me. As I indicated in my e-mail to Jacksons I would like to have these two issues repaired without any additional cost to me as both issues are a result of the repairs that were supposed to guaranteed.

If Mr. Jackson decides that he won't repair these problems under a guarantee he can forward a check to me in the amount of $258.00 and I'll have these repairs done by another company.
