Review: Was going to rent cabin while waiting for renters to move out of house. The renters left while leaving time for us to move in and not needing to rent cabin. Had left a deposite of $640 in able to move in cabin had signed no contract but while cabin was empty could not move into any earlier than first of November. When we found out we would not need cabin called 2 and ahalf weeks before giving him plenty of notice. And two days later he called stating we could not have our deposite back unless he could rent it and then he would see what he could do . We made 2 more phone calls and still wouldn't see that we would even get part of our money back although he had let a lady move in the cabin during the time we would have been in there.We phoned letting him know that we still had rights to cabin . We were told we by him legally he didn't have to do anything; we let him know that there wasn't a contract signed therefore we were do our deposite back.Desired Settlement: Let customers know of how he does business and a refund of $640 deposite

Mr. [redacted] and his wife answered an advertisement in the Shopper paper regarding a two bedroom house we had for

rent. He told us that he was renting his house in Sanborn, Indiana to someone who would not be out of his house until early spring in 2014. He told us that he and his wife needed a place to live until approximately March of 2014.

On October 2, 2013, my wife and I entered into a rental agreement to rent a two bedroom house to Mr. [redacted] and his wife for $640 per month on a month-to-month lease starting November 1, 2013.

Mr. [redacted] posted a $640 deposit to hold and guarantee that he and his wife would rent the house. We told Mr. [redacted] and his wife that they would have to sign a month-to-month lease and pay the first month's rent of $640 plus $204 for the propane in the tank before they could move in. After they agreed to those terms and conditions, we cancelled the advertisement for the house for rent.

On October 22, 2013, Mr. [redacted] gave us notice that the tenants renting his house were moving out and that he would not need to rent our house. I immediately started another advertisement in the Shopper paper for the house for rent, but due to the deadline of Wednesday, October 23, 2013, the new advertisement did not start until October 26, 2013. That only allowed the advertisement to run six days before November 1, 2013.

Mr. [redacted] obviously does not understand the contractual obligation that he had incurred by accepting our offer to rent the house and paying the deposit. Neither did he offer to find a suitable tenant to take over his obligation.
