Initial Business Response / [redacted] (1000, 5, 2015/06/26) */ On June 8th Ms [redacted] submitted a request stating her AC was outThat same day our maintenance tech came to address the issueThe breaker was tripped on the unit outside and the condenser wasn't coming onWe replaced the capacitor and charged the unit with lbsof Freon On June 11th Ms [redacted] called again stating her AC was not working againWhen I called the HVAC vendor that we use he was booked for days straightOur HVAC tech was also booked with AC callsI inform the tenant of thisShe then asked for a rent discountI let her know that sometimes things like this happen and it's out of our controlUnfortunately we cannot give a rent discount if an unintentional maintenance issue arisesShe then hung up on me On June 12th our HVAC tech cleaned the coil and recovered FreonHe shot nitrogen in the lines to check for leaksOnce the system held pressure he charged it with lbs of Freon and replaced her thermostat On June 19th I received another call from Ms [redacted] stating her AC was out againI told her our HVAC vendor would be out on June 20th On June 20th the tenant called our emergency maintenance lineI told him to cancel the request because our HVAC vendor was coming out and the tenant is aware of thisOn this same day our HVAC vendor put dye in her AC lines to see if we can find a leak in the wall which can't be found in one sitting On June 25th Tenant called again stating her AC was outOur maintenance tech came straight out and installed a window unit for her until our HVAC vendor could come back out to check the dye in the lines On June 26th our HVAC vendor came out to check the dye in the lines that he put in last weekendThere are no leaks but on the AC unit the 230volt wire was scarred which tripped the breaker againSecured the wire, turned the breaker back on, freon levels are perfect, AC up and running again

Ive been having maintenance issue since Thursday August 11 2016. I have a called the company multiple times regarding my a/c unit not functioning properly. My home has been 82 degrees for the last few days. I have called the after hours line and no one ever called back. My balcony is threatening to collapse because the nails have come out the structure of it. I also have been complaining about other tenants coming into my building urinating on the steps and smoking marijuana in the building and leaving tobacco products on my steps. I have pictures of it all . On top of this rottler bill the company feel like I should cover.

On June 11th Ms. [redacted] called again stating her AC was not working again. When I called the HVAC vendor that we use he was booked for 4 days straight. Our HVAC tech was also booked with AC calls. I inform the tenant of this. She then asked for a rent discount. I let her know that sometimes things like this happen and it's out of our control. Unfortunately we cannot give a rent discount if an unintentional maintenance issue arises. She then hung up on me.
On June 12th our HVAC tech cleaned the coil and recovered Freon. He shot nitrogen in the lines to check for leaks. Once the system held pressure he charged it with 3 lbs of Freon and replaced her thermostat.
On June 19th I received another call from Ms. [redacted] stating her AC was out again. I told her our HVAC vendor would be out on June 20th.
On June 20th the tenant called our emergency maintenance line. I told him to cancel the request because our HVAC vendor was coming out and the tenant is aware of this. On this same day our HVAC vendor put dye in her AC lines to see if we can find a leak in the wall which can't be found in one sitting.
On June 25th Tenant called again stating her AC was out. Our maintenance tech came straight out and installed a window unit for her until our HVAC vendor could come back out to check the dye in the lines.
On June 26th our HVAC vendor came out to check the dye in the lines that he put in last weekend. There are no leaks but on the AC unit the 230volt wire was scarred which tripped the breaker again. Secured the wire, turned the breaker back on, freon levels are perfect, AC up and running again.
