Please see attachment for response. September 12, 2016In response to the complaint filed by Mrs. [redacted] , please find attached the copies of her home inspection, FHA appraisal, seller's disclosure and receipts for work that was performed on the property. In Mrs. [redacted] 's own words, "Before... closing, we saw that the work was being done to the HVAC and the electric. We had a follow up inspection by our inspector and the FHA inspector and it was determined that everything was fine". With the type of financing that was obtained by Mrs. [redacted] , a thorough inspection of the property was done and any items that would not allow financing to be completed were corrected and reinspected by the FHA certified appraiser. In Mrs. [redacted] 's home inspection and appraisal, there is no mention of the roof being installed improperly and it was indicated that the deck was nearing the end of its useful life. At one visit to the property, Mrs. [redacted] and her husband had mentioned that this wasn't an issue for them at the time because they intended to enlarge the deck in the future. Mrs. [redacted] was given a copy of what the seller had agreed to fix on or around 2/5/2016.Soon after the closing, Mrs. [redacted] did experience an issue with water backing up into the basement. I did send a plumber out to correct the issue at my own expense. A home warranty was purchased on Mrs. [redacted] 's behalf that would have covered this issue, but knowing the situation, I wanted to have someone address the issue immediately.Had I known there were further issues, I would have been happy to assist Mrs. [redacted] in finding contractors to help correct any issues that she may have found. My last contact with her was on 4/11/2016. With the inspection and appraisal reports, the reinspections and the additional home warranty in place, I don't feel that the $20,000 request or any compensation is warranted.Respectfully, [redacted] Realtor, Janet Team

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
Please note that the realtor is unable to provide a list of the agreed upon repairs due to the fact that the seller did not sign that agreement and we did not find out until I reported to Ms [redacted] that the gutters were leaking profusely during rain after closing. We would not have closed on the house had we known that all repairs were not completed as requested. Fixing the gutters were part of the original agreement to purchasing the home, along with the electric work, HVAC system maintenance, and plumbing check due to the gurgling toilet, which is still occurring. Once we had the unrepaired gutters looked at, it was determined that there was major damage to the roof from the leaking and then further determined that the roof itself was on incorrectly and that the decking was of incorrect size. Without the costs of the deck, there are still 2 doors to replace, 6900.00 worth of new roof and vents/decking, and damage to the living room wall. At the least, I would like this situation to be publicly available so that other people will know to avoid this company. Please refer to my original letter and then compare to her response. It was our realtor's job to ensure that all paperwork was signed and that repairs were either done as requested or that we were informed of other plans. This did not happen in our situation and we feel it is not right that our family should pay the consequences and that the situation isn't at least public knowledge.
