September 25, Jay [redacted] Inspection Services has been in business for over years It is our number one priority to satisfy all our customers We believe in customer service, so when Mr [redacted] called our office we were a little surprised The inspection on his property was performed on July 17, at 3:p.mby Alan [redacted] , PREI, a vice president with our company The property was occupied at the time of inspection We do not move furniture or items blocking electrical outlets, so we sometimes cannot test every outlet Our inspection report does not say that all outlets are working We tested the available, unobstructed outlets, which all worked at the time of inspection and we saw no reason for concern in this area (other than missing or faulty GFCI outlets) Attached is a copy of the electrical portion of the report The following is a synopsis of our findings: · We found white wires being used as hot wires in the service panel · Federal Pacific Electric (“FPE”) service panel in use (Federal Pacific has not had an Underwriters Laboratory rating in the United States since the middle 1970s.) This means this company FPE is no longer in business in the United States and all of their service panels are extremely outdated · No ARC fault devices – this means nothing if no new work is performed on the electrical system However, if work is performed and the system is updated these special breakers should be installed · This panel is missing a main disconnect - this means there is no way to quickly shut off the power to the house without physically turning off each breaker · The panel is not labeled – improper · There are missing junction boxes in the attic (a junction box is a metal or plastic container where two or more wires are tied together and it must be covered to prevent damage.) · Plugs in the kitchen, exterior, and in the master bathroom are not GFCI protected (this is a safety issue and should be addressed as soon as possible) Our recommendation verbatim is as follows: Recommend a licensed electrician inspect and repair the entire electrical system as needed We are not electricians, nor do we claim to be When we find an issue with a system we are charged with notifying the customer and making an appropriate recommendation Our report can then be used to assist the licensed professional but it is not intended to tell them everything is wrong nor how to perform their job That is why they are licensed in their specific field Since we are a professional real estate inspection company, we cannot recommend a licensed professional to do the work nor can we perform the work ourselves The customer did not follow our recommendations prior to purchasing the property We expressed this to Mr [redacted] on the telephone and he was not satisfied We cannot take responsibility for the consequences of his decision not to follow the recommendation in our report Sincerely, Jay ***, Owner

2015 at 3:00 p.m. by Alan [redacted], PREI, a vice president with our company.
The property was occupied at the time of inspection.  We do not move furniture or items blocking
electrical outlets, so we sometimes cannot test every outlet.  Our inspection report does not say that all
outlets are working.  We tested the
