would like to report this HOA,because they are charging us fee every month $37 and not doing any thing per month for it. We have no lights ,no pavement ,nor stop signs on the new roads. Since I lived there and they are cutting the grass once a year for the top hill and the common area not everywhere. Car parking everywhere on the road, and no safety for our kids, because there is no signs on the roads at all. Our kids are in dangerous because o the crazy driver has no control no sighs no pumps to stop them.Storm water behind our homes stays there for long time ,and when we call them they say call ***. Also during the winter time whenever is snow I call them to do something and they say call ***, we are wounding why we have to pay to someone not doing what we need . Every month I cut my own grass and they send someone to cut it agin without asking me. I asked them to send me a document for all the years that I paid $37 per month where the money spending ,and they send document include ask accountant. We have no Pool, No Park and No entertainment at all, So why we pay $37 for no service that provide to us . We have lots of home been home been built since 2013,and there no decrease of our association fee and not dropping down . Last time I told them if you keep sending us bill like that I will stop the payment of HOA.Please if you need any document, I have a document to provide what I'm talking about. I have lot of people are so upset for what this management doing, and we need to change this company to different management company. Please help us from those people are doing fraud with us. A lot of tall trees are behind my house and my kids and me gets scared every storm tie because we feel that it will fell down on our house.

This a company a fraud company that's why we need to report it.

Desired Outcome

Replacement We need service and we need to change this company and pick one from our community to serve us. We need to decrease the fee. We need more signs and pumps to protect our kids. We nne to cut the tall trees behind our houses.

JC Enterprise Association Management Response

First let us say that due to the nature of our business as a Homeowner Association Management Company, it is our responsibility to collect assessments, assess late fees, enforce the "Covenants, Conditions, and Restrictions" (CC&R's) of the Association. And, in doing so, it is not uncommon for individuals to get upset with receiving a "Notice of Violation" or being fined for non-compliance of said Restrictions. We have on occasion, had to enter a homeowners' property to maintain their yard as was the case with this homeowner along with their constant parking of a school bus in our community.
In response to their complaints (we did our best to understand their complaints):
Complaint #1: Charging $37 per month and doing nothing for it.
Response: We mail payment booklets in December of each year for the following year along with a budget established by the Board of Directors. Each December we have an annual meeting of the Association to review the current year's budget and to present the coming year's budget.
Complaint #2: Lights, roads, signs.
Response: This development is still under construction and those items mentioned are not the responsibility of the HOA to install, maintain, or alter. The HOA pays for the electrical usage of the existing light fixtures, and mows the retention pond behind his house.
Complaint #3: Snow.
Response: The HOA is not responsible for the removal of snow on public streets.
Complaint #4: The HOA cut his grass and sent her an invoice. The HOA also trespassed.
Response: The HOA will mow, weed-eat, edge, and pull weeds in the landscape beds as needed to bring their property into compliance with the Associations CC&R's. The CC&R's grants the Association the right to enter their property to inspect and correct any violation.
Complaint #5: She says they have no pool, no park, and no entertainment.
Response: It is not included in our Community nor was it every promised by the HOA.
Complaint #6: Cars parked on the street.
Response: Though the Association is making every effort to enforce this restriction, our streets are public and therefore we receive no assistance from the *** with enforcement. We also don't always know whose vehicle it is.
History: This development was foreclosed on in May of 2010 with less than 38 homes completed at the time out of 150 proposed homes in this phase. We were hired at that same time to replace the previous management company. At our hiring, the Association had *** in their bank account with most of the homeowners not paying because nothing was getting maintained. The monthly assessment for single family homes was $72 in 2010. Since then, we have managed to reduce the monthly assessment on three occasions to the current amount of $37. Ms. closed on her property in March of 2013. Her initial assessment was $59 per month. In January of 2014 we reduced the assessment to $45 per month. And, in January of 2015 we reduced it again to the $37 per month she is now paying.
If you have any questions or need additional information, please feel free to contact us.

we pay an association fee for the amount of $37 a month. we cut our own grass, there are no lights everywhere on the streets nor stop signs on the new roads. plenty of houses have been built since we moved in over two years ago and the association fee haven't decreased. On top of all that we got charged for not cutting our grass (which is not true), I have someone that I hired since we moved in that comes every 2-3 weeks to cut our grass. I was recently charged with $20 dollars for not having my grass cut. Why are paying the $37 dollars every month? what are the services that we get in return? There are also some roads that are not paved, there is no playground for the kids that end up playing on the street which is very very dangerous. I'm constantly having to drive extra careful in case one of those kids end up in front of my vehicle running after their balls or other toys. These are serious safety issues that we need to address and they need to be resolved ASAP. I refuse to pay all that money without receiving anything in return.

Desired Outcome

Refund I would like to get a refund for my money that I got charged with ($20). we still have some empty areas that we could use to build a playground for our kids. we need all the roads to be paved including back roads. we also need light poles everywhere.
