Fri, Feb 24, at 1:PM To: Revdex.com # [redacted] Dear MsL*** The Revdex.com (Revdex.com) does not handle claims arising out of purchases more than days agoIn this matter, the contract date for the house was February 28, with an estimated completion date of July 8, The actual closing date was August 6, The contract three years old and more than two and one half years have elapsed since contract performanceA full walk through took place prior to acceptance in Accordingly, we ask that you summarily reject the claim on its face without any further inquiry as being outside the scope of your jurisdictional guidelinesNevertheless, I take issue with the slanderous defamatory claim by Rob [redacted] that I "am NOT a custom home builder"This personal attack and insult is devoid of any merit or factual basisI have been a custom home builder for more than yearsThis has been my life and passionI am a custom home builder who can build any size home in any price rangeI would be happy to show you or anyone else pictures of my life's work and the many, many house I constructed throughout Northeast OhioAs for the specific claims of Rob [redacted] they too are without substanceFirst, let me point out that I go out of my way to make each and every person, couple, or Buyer get what they asked forHere, each of Rob [redacted] 's claims are utterly lacking in supportThe house was not two months late> Contract purchase date - 2/28/> Estimated closing date - 7/8/> Actual property transfer date - 8/6/The estimated closing date was pushed back only days in order to complete the many change orders (additions to the home that were not included in original contract), such as siding, adding sliding door, finishing the basement, added a bar in the basement, custom tiled steam shower, changed two fireplace mantels and many more at the request of Rob and Marie [redacted] Change order dates were, 3/17,4/16, 4/22, 5/1,516,5/10,5/30,6/2,6/26, 7/If we were not a custom home builder no changes would have been made after the contract was executedAfter Rob and Marie [redacted] moved in they advised they were not happy with cosmetic issues related to the stain and paintWe advised our painter would take care of their concernsAfter our painter finished he was advised by these customers everything was acceptableRob and Made [redacted] then contacted us and advised they were not happy and wanted a painter of their choosing to come backWe agreed and their painter made several trips to accommodate their request and each time had the customer review the work and accept the work in writing> As far as customer service, all requests were completed with signed and accepted work orders> With regard to the scratched window, Rob [redacted] was advised to contact *** windows to address this as it was a manufacturer issue> In regard to caulking windows we caulked & sealed and Rob and Marie [redacted] advised they accepted work and signed work orders stating so> In regard to the furnace allegation, there never was a request not to run the furnace, heat was necessary during construction due to time of yearOur HVAC company went to the home within a few days after Rob and Marie [redacted] contacted us and the unit was charged, cleaned and the filter replaced> Regarding the leak in the roof there was not a discussion or a leak during constructionIn March received an email regarding a possible leak in the office from Rob [redacted] This leak was repairedSpoke with Rob [redacted] on 6/2/and asked if there was any sign of a leak, he said noThere were hard rains on 5/30/and 5/31/with flash flood watches and no leaks> Regarding the ceiling, it never fell in, it was cracked from someone walking in the attic and not one of our tradesAfter they took possession Rob & Marie had many of their own trades working on the homeWe repaired the ceiling within one week> Rob and Marie [redacted] provided a list of items at the end of their warranty period which ended on 8/6/We addressed each and every request covered under the warranty and some that were notCustomer acknowledged in writing satisfaction of final warranty work> In summary, J.E Moran Builders Company has honored the one year warranty in the contract executed on 2/28/for MrRobert [redacted] and MrsMarie [redacted] for property located at [redacted] ***, Hinckley, OhThis warranty began on 8/6/and ended on 8/6/> Complaint background corrections: > Contract purchase date is 2/28/> Contract purchase price $550,> Actual property transfer date 8/6/Jim Moran J.EMORAN BUILDERS co-phone ...-- jemoranbuilders.conl-website
