On April 5th Mr [redacted] and I went to my rental unit to repair a toilet water leak.We went to the rental to look at the repair I had no intentions to do any plumbing repairs and did not have all my plumbing supplies with me As noted, the plumbing was broken and leaking to the downstairs unit.I provided all supplies needed (boxes labeled Fluid Master) Mr [redacted] noted the time (4PM) to me as he started to replace the toilet tank parts he said I needed to replace to resolve the leakIt is correct Ms [redacted] did ask me to drive her to her rental after already spending time at her residenceI remained with him and I noted to him the time when he finished (5:PM/his time piece).I duly noted the time as we were well past the time I had budgeted for looking at Ms [redacted] ’s issues and still had to drive Ms [redacted] home All of this time was included in the bill for that day.I left boxes of remaining supplies at the building .Yes, there were some random plumbing supplies at the buildingI returned days later and discovered that the tank was leaking at one of the replaced toilet bolts I turned off the water at the toilet I promptly notified Mr [redacted] I she did call The property was vacant at the time and I had to make arrangements to go back to the property I later was given the keysI paid him on 4/8/for ½ hours of work expecting that he would return to repair the problem.I was paid what I was owed for time spent doing work at Ms [redacted] ’s residence and her rental property No additional prepayment was made or received or discussed At that time I chose not to discuss that leak was his faultAs noted earlier, it was already leakingI left town on the 9th of April and received a subsequent bill for additional hours of work tagged onto the bill for work at my homeAs the bill Ms [redacted] referred to encompassed the time until she left to return to Israel and the additional repair to the plumbing was not included on that billing.I repeatedly asked him why he was charging me for an additional hour and he eventually informed me that he had broken the valve and he had to go for additional suppliesI was asked by Ms [redacted] about my trip to her property And as I have already explained to her, that charge was for changing out the flush assembly as she requested The shut off valve was leaking and corroded And as I have already explained, when I shut off the water the valve failed As stated before, I charge for time and materials I did the repair and sent the bill for the time and materials used.Additionally the downstairs tenant now was complaining of water damage to the walls He was full aware of this as she had him look at the damage That is true The leaking toilet from before caused damage The continued leaking caused damage I would have been happy to do any repairs requested for paymentAlthough I have asked him repeatedly for separate billing for propertiesThis request was made long after I had sent and Ms [redacted] had partially paid the bills She had already paid for the first bill encompassing both properties with one check It wasn’t a problem then he billed me on the wrong addressI am unclear on this statement Since Ms [redacted] informed me that she cannot receive mail at her residence, is that in regards to that ‘wrong address’ Does she mean that I mixed up the two property addresses? and refuses to return my boxes of supplies (one of which contained a toilet outlet valve) .As I have already addressed with Ms [redacted] , I used the supplies that were in the bags of plumbing parts she left There were several empty boxes and random washers The only item that is left over is a $flap valve that I will be happy to drop off once the remaining $of money she owes is paid.Also he has provided me with no receipts claiming he will do so at “his convenience”To be clear, I can happily forward receipts to Ms [redacted] But as she has no address to send any correspondences to she has provided no means to send themSince he returned at a later date in May, before he clarified the toilet charges, he clearly was not planning on returning my boxes of toilet supplies, providing receipts, or repairing the wall damage he caused for the other tenantI would have been happy to do additional repairs for paymentOn May 5th, [redacted] returned to accommodate a complaint by the tenants that this change of locks on a basement door was “sloppy’ He billed me for hours what should have been a hour job.I was asked to put a lock on the basement door of the property by Ms [redacted] And with many repairs at Ms [redacted] ’s residences, there was more trouble underneath the surface When I attempted the repair of the door in question, the previous repair had been done so poorly it had to be completely reworked The holes from one side of the door to the other for the lock weren’t even drilled straight The tenant didn’t complain about the job, I stopped him while cutting grass to explain that there was more damage that needed to be repaired and made arrangements to return

*** ***these are the examples which put into question Mr*** ***r's character and professionalismI would never recommend him for work .One of my first complaints involved Mr ***r's falsification of times he workedAn example arose the first time he worked and I was with him the entire time he worked on a toiletI provided the parts for the 1/hour job (he has changed the times 2-3x, always increasing his hours up to 1/hours)I packed all the unused supplies into 12x4x4" boxesHe now claims he has one plastic bag containing a $corky flapper (they cost ~$3-6)He had opportunities to return the supplies and yet never did, clearly intending to keep themHe actually did not need those supplies as he went to the apartment on April to tighten a tank bolt that was leakingHe broke a water valve and now demands that I pay him for this hour jobThis breakage caused water damage in the apartment belowI know of no professional who would cause damage and then not take responsibility for itHis work on the cellar door lock, which he advised me to replace, took hours !!! And the tenants were not pleased with his quality. His work on the cellar door, which he suggested BTW,
