Two people I had never seen before and knew nothing about prior to the day theywalked into this office on a Thursday morning @ 9:am to state matter of factly thatthey wanted to buy a home hereThey said they had been to *** MHP the daybefore and since we already had a home
here like they wanted they wouldn't have toorder one and have it brought hereThe woman (***) stated that she currentlytraveled from ColsOh to West Jefferson 5-times per week to visit hergrandchildrenShe further stated that she and the man she was with planned to beroom-matesThey filled out an app and I asked if there was anything in either of theirbackground(s) that would hurt themShe confessed a felony from years agoIinformed her that she would not be acceptedHe then said "No problem I still want ahome here to have a nice place for my granddaughter to visit"He offered cash for feeand I explained no cash allowedSo they left and purchased a MO for the approval feefor him and brought it backI told them the approval process for him would take atleast a day because it is done from corporate office and not hereFriday they cameback in to find out if he had been approvedWhile they were here the phone rangseveral times about the homeThey both asked what do you need to save the homefor him and not let anyone else get it? He went to purchase an additional MO for $100to hold home until Monday when he was supposed to bring in $10,downpaymentHe brought in a MO for $that had her name (*** ***) in the memosectionI asked why her name was there - he looked surprised like he didn't know shehad done thatHe said he had never purchased a MO that big before and didn't hearthe bank teller ask about the name but she must have heard it and put her name there- she said laughing "I didn't want the IRS to get any more of your money." He spoke upand said " My IRS bill was paid off this month and you didn't have to worry about thatbecause I pay my bills and there was never a problem with the repayment plan withthem." She laughed again and said if he told her that she forgotHe then explained tome "I got this money from an injury settlement but somehow didn't pay enough taxesso when I filed my taxes I had to pay more and they put me in a planI explained that Ireally did not need to know all of thisHe signed all the paperwork and was supposedto bring the remaining $that she said she would loan him by the next dayI triedto contact them each day for the remainder of the weekShe answered finally on lateWednesday afternoon saying she found out she had pneumonia, her doctor did x-raysand sent her straight to hospital, then no answerMonday, one week later he came inwanting his money back because he could not get the rest of the money neededHestated she had started a big fight with him over the week-endI told him about all mycalls and about all the sickness and stories she told meHe said they were all lies andthe bottom line was her dad told her if you can't be on the contract don't give him onecent but he said he actually believed she did not have the money she promised to helphim with the down paymentProblem: I had already sent the contract/money in andmore than days had passed since he signed contractAfter much more informationwas given by him my company decided to accept his $down payment in lieu of adefault in the sellHe later told me that she was furious when he didn't insist to get hismoney back so they could go get a home somewhere that she was acceptedHe saidit's my money, I like it here and after the way she has treated me and all the lies shetold I don't care if she's my friend anymore or notThe day after he was told JeffersonLodge was going to work with him, he brought in additional proof from attorneyshowing that this was his settlement money.Next thing I know this statement was filed with Revdex.com and the police were called by herstating I had stolen her moneyThe police told her that if she could prove it was hermoney she would have to file a CIVIL CLAIM AGAINST HIMThey told her I didnothing wrong and did not keep the moneyThis whole thing is beyond my ability tounderstand why someone would tell all these liesFrom my perspective, this is A BIGSCAMSeveral days after this event, the man that purchased the home came here toapologize for all the confusion and offered to take a polygraph or have his attorneycontacted to offer further help with his side of the storyShe (*** ***) would notspeak with me again - even when the sheriff came to our park - only to call me namessecond person styleThanking you in advance,

On Friday, April 27,2018, Cathy H*** visited the office at Jefferson Lodge Mobile HomePark to mention some problems she had with the home she was rentingAt that time, she stated that she did not have a water leak within her home, but after several minutes of discussion, she admitted that
she, in fact, had fixed a water leak in her home “in the bathroom.” This statement was witnessed by several park employees.At no point in timewas this leak mentioned to the office or maintenance managers until the above dateIf park management had been notified of this leak in a timely manner, the leak would have been repaired that day and water usage in the home would have been kept to a minimum. We had no prior knowledge of the leak until it was reported to us after the factAfter she reported this leak, park maintenance made separate visits(Monday, April 30, and Friday, May 4, 2018) to her home to confirm and verify that there were no other leaks present at the propertyRecent “spot checks” of the property still confirm that there are no current leaks under the home.Water leaks of thisnature will cause a rise in water usage within the home and will result in a higher water billAny water that passes the water meter is considered “usage” by the Mobile Home Park and by its parent companyThe resident will be charged accordingly.Thank You,Daniel S*Property ManagerJefferson Lodge MHP(*** ***
