February 2, [redacted] and [redacted] WHighland StApt.262Chandler, AZDear [redacted] and ***, We received your letter dated January 19, We regret that you refuse to acknowledge the damages your tenancy did to unit # We strongly disagree with your statement that you vacated your apartment in the same condition as you received it You violated your lease by having additional relatives stay in your apartment for extended periods of time Twice you failed to replace the batteries in your smoke alarms creating a possible safety violationWe conducted numerous inspections August we had to unclog the bath tub drain due to excessive hair and dirt May we told you that the kitchen was excessively dirty and walls were dirty January the inspection showed an extremely dirty kitchen There again the walls were dirty and the walls were covered with scribbling We addressed your concerns about the mold in the bathroom Most of the mold was due to your failure to clean the bathroom Our maintenance staff cleaned your bathroom walls for you and removed any sign of surface mold and dirt on the walls We provided a dehumidifier and an extra fan in mitigate the regrowth of mold but you demanded that it be removedWe take offense to your statement that you rented unit # [redacted] in a deplorable condition Your house keeping was deplorable and you should be ashamed that you would allow your family to live in that environmentWe stand by our costs we incurred to repair and refurbish your apartment when you left Respectfully, [redacted] Office Manager

The letter dated November 11th, was the 1st correspondence we received from your company.We want to make sure we respond to the issues *** *** mentioned in her complaint.1. We did not overcharge for any "miscellaneous things." We are always fair and we do business in a "business like"
manner. We do not give special treatment to any tenants. We are not "trying to get one over on her:. She was given a detailed vacate report. (Which is attached to this document) She was informed that she would need to turn in her keys but she failed to do so for days. She was charged rent for the days. We could not work in the apartment because she had personal items left in the apartment which had to be hauled off. We had to have the carpets cleaned twice because it was very dirty. There were excessive holes in almost every wall that had to have drywall repairs. It required a full paint of the apartment but we did not charge her the cost for the full paint. We informed her of the charges but instead of paying the charges she would tell us to "take it out of her deposit." We have pictures of how she left her apartment to prove all charges on the vacate report.2. We did not give her a bad reference. We were honest and told the leasing agent that we had issues with the people she moved into the apartment (that were in her apartment illegally),. That I had to call the police because she was "afraid for her life." We have a copy of the police report.3. She also let someone smoke in her apartment. Her apartment was a "smoke free" apartmentWhen we contacted her she informed us that we "needed to trun it over to a collection agency because she was not paying this bill."If you have any questions please call me at the number listed above

August 31, 2015, was the 1st correspondence we received from your company
We want to make sure we respond to the issues *** *** mentioned in her complaint
Her apartment was never without heat
6/3/She called about leaking in her ceiling
6/23/We checked the A/C and it was cooling properly
7/14/she turned on the A/C and ran for an hour - we found nothing wrong
7/16/she said the A/C was running constantly - we cleaned the A-Coil
7/A/C cannot keep up on hot days, cleaned the condenser
7/we decided to replace the A/C unit
7/31-8/we replaced her A/C unit
She was without air conditioning for the weekend but she told us that was just fine because she was going to be out of town for the weekend and it worked out well for her
8/She came in the office to complain that the temperature would not go under degreesI told her I did not know what else we could do for her but if she was unhappy I agreed to let her out of her lease early
The repair man found that there was a leak and he also repaired a few wires (This was a factory problem but we rectified it)
I have asked her how the air conditioning was working and she has responded that it is fine
8/She called to inform us that she had a fire in her apartmentWe did send a maintenance person over to check the situation that day and he found grease over the burner that she specified was on fireHe cleaned the burner (cleaning stoves is the job of the tenant) and checked the rest of themI was informed the next day what had happened and I investigated it thoroughlyI sent an additional maintenance person over and he could find nothing wrong with the burners and the stoveI called *** and apologized for what she perceived to be unprofessional conductShe told me that it was fine and that there was no problem
*** has never asked for a rent concession or for us to reimburse her for utilities
*** has stated that we always came when she called and tried to figure out any issuesShe has said that she likes her apartmentWe are not willing to reimburse her for any utilities or rent because we have gone out of our way to help her and to make her tenancy amenable

your false statement that you vacated your apartment in the same condition as you received it.   You violated your lease by having additional relatives stay in your apartment for extended periods of time.  Twice you failed to replace the batteries in your smoke alarms creating a possible safety violation. We conducted numerous inspections.  August 2014 we had to unclog the bath tub drain due to excessive hair and dirt.  May 2015 we told you that the kitchen was excessively dirty and walls were dirty.  January 2016 the inspection showed an extremely dirty kitchen.  There again the walls were dirty and the walls were covered with scribbling.  We addressed your concerns about the mold in the bathroom.  Most of the mold was due to your failure to clean the bathroom.  Our maintenance staff cleaned your bathroom walls for you and removed any sign of surface mold and dirt on the walls.  We provided a dehumidifier and an extra fan in mitigate the regrowth of mold but you demanded that it be removed. We take offense to your statement that you rented unit #[redacted] in a deplorable condition.  Your house keeping was deplorable and you should be ashamed that you would allow your family to live in that environment. We stand by our costs we incurred to repair and refurbish your apartment when you left.    Respectfully,   [redacted]Office Manager
