[redacted] , along with two other adults rented the home starting 1/25/2013, at which time they had seen the property, and were given a walk through inspection form, that they have days to turn that in, and did, that was their walk through They also have the option to turn in pictures, they did NOT Bed Bugs were found months after tenants moved in, so they brought them with them at some point, and yes it was the tenants responsibility to pay for thatThe cracked stove top was found upon move out, and the tenants were held responsible for that, because they had liability insurance through Jensen which the insurance did pay to repair/fix stove The Broken windows were not marked on their inspection report and on the lease it does state that tenants are responsible for broken windows, which they were All vendors that work for Jensen Property are licensed and Insured We do have pictures that document how dirty the home was when they moved out, we are not stating that they did not clean it, they may have but it was not at our standard of cleaning We did recieve a certified letter stating the dispute but after reviewing the pictures and move in walk through sheet it was determined that the charges remain., and they were called to let them know thatThe tenants can always make a appointment to review with Jensen the pictures that were taken by our inspector if she would like When the tenant turns in keys we then do a walk through and take several pictures so we have documentation and also so we can let our cleaners know what needs to be cleaned, it was clear the home needed cleaning, and pictures I am looking at now show missing light bulbs, dirty fixtures, and blinds, and dirty house It also states on the lease that they signed, that toilet seats will be replaced at move out The $occurrence only means that tenants are responsible for maintenance during occupancy for any repairs $or under, its considered minor maintenance, but they are also held responsible for cleaning at move out if needed and any damage, that would be considered tenant responsibility We will not be refunding the tenants any money Thank you

Again, if you would like to make an appointment to go over the pictures, the inspection form that you (the tenant did turn in and no mention of window was on that) the lease agreement that you signed, you can contact Jensen, but the charges will remain, and we have talked to our vendors who cleaned treated and repaired the home back to rent ready condition after you moved out are fairthank you

*** *** did not rent from Jensen Property, however we did rent to her son She did come in after the first year to express some concerns, and we explained what she needed to do Her son had just signed another year lease, and we told her we could advertise the apartment, and help
get it rented, and once its rents would release her son from the lease, but there would be a $penalty for breaking the lease, which it clearly states in the lease contract This is the same with everyone who ask about breaking their lease It was not until another months after did her son turn in notice to move, and we then began advertising and was able to re rent it, releasing her son of the remaining months left on the lease, but the $penalty was charged. So here is the real issue, *** is not on the lease, so we do not have a obligation to go over the move out details with her, but we have tried to explain the best we can, but because its not the answer she wants she continues to come into our office and be very belligerent, and even discriminatory to one of our employees, and was asked to leave, and will be asked again should she come back.She mentions that the home was not cleaned when she moved in, and she spent hours cleaning before, that is great, because if she didn't clean it for those hours the $cleaning fee would have been more Also she is right here son was on Housing assistance which means not only did we inspect before her son moved in, but they also do an inspection, and it passed In realty the majority of the charges at move out was that $breaking lease fee, and her son was also charged for unpaid rent and utilities for ten days in July, because the new tenants did not move in until the 11th of July.She also mentions concerns about criminal behavior at the apartment complex, and that was brought to our attention the same time when she wanted her son to break the lease, but we did explain to her what needed to be done, and that the police needed to be contacted if there was any concerns of criminal behavior, and they would then contact Jensen Property, which they did not But we do screen and run everyone credit and criminal when they apply with us, and as far as criminal, her son was the only one that actually had any criminal on his background, which I was aware of, and discussed this with him at the time of moving in, and decided to rent to him.*** mentioned on one of her visits that for financial reasons she needed her son to move back with her so he could help her financially, I personally am the one that helped her son lease this unit, as a manager I worked with him and housing on getting this unit for him We never had any issues with him, which is why when it came time to renew he wanted to renew another year It is unfortunate that *** feels differently, but we have done everything according to the lease that her son has signed, and if he would like to come in and discuss this we would be happy to do so, but there will be no refund issued and the balance that is owed remains, thank you

Bedbugs response from management company:
Bed Bugs were found
months after tenants moved in, so they brought them with them at some point,
and yes it was the tenants responsibility to pay for that
Bed bugs can go without feeding for to days,
depending on temperature and humidityOlder stages of nymphs can survive
longer without feeding than younger ones, and adults have survived without food
for more than days in the laboratory at low temperaturesAdults may live
up to one year or more, and there can be up to four successive generations per
year
We did not realize that we had bed bugs for 3-months
because we didn’t know what they were and though we were being bit by spiders

was paid for by the liability insurance so it’s a null subject

We did not break the windows they were
broken when we moved in we didn’t realize the windows until we opened the
blinds in summer as we moved in in the winter we argue the broken windows
would have been seen by the management if they did a pre move in inspection
which they did not doWe should not
have to pay for windows that were broken by the house settling
The management did not address all points
in the complaint there fore we do not accept this response
