If I could give zero stars, I wouldChuck J*** came out to do our appraisalHe just showed up, and did not call ahead of time like he was supposed toHe said his camera battery died and I had to take pictures of the inside of the house and email them to himHe said it would take two weeks, and I took much longer, and that was even after we kept contacting himWe finally told him to forget about it, we want our money back because it was taking so longHe then showed up again, unannounced to take more pictures, weeks laterWhen he finally gave us the results, they were not even close to accurateHis "like properties" were houses on acres of land in different school zones and everything, when ours is a acre farmHe was absolutely terribleChoice One Bank has also been notified of how unprofessional he was

As indicated by the customer in the other complaint...eerily similar to mine (coincidence, I think not)...if 0's were an option...that would be the scoreThe appraiser (Angela) hounded me for almost weeks about getting out to our house even after I told her that we were waiting for a deck to be installed so that we could get the biggest bang for our buck...what a joke that turned out to be!! She finally came out after enough pestering and came in with an "I can't wait to get out of here" attitudeShe showed no real interest in her job or all of the work that had been done since our last appraisal...which was over $70,000.00...and rushed in and rushed out and dismissed us and our details as if she were trying to win a fastest appraisal contest...spoiler alert, she won!! No matter what my wife and I tried to advise her of in the way of work that been done she was very dismissive and rushedShe then went about ordering my wife around for hurried pictures and started passing judgment on our lighting as it pertained to her hurried pictures....a bit unprofessional! On to the numbers...we had an appraisal done a year ago for $144K...then did over $70K worth of improvements including but not limited to...a new sqftplatform deck with rails, a new sqftaddition (50% living space increase BTW), a new full bathroom, new siding, new french doors, new front porch/gable, new gutters, newly drywalled garage...and so on and so on (this doesn't include the landscaping improvements)She then used random, unrelated and really far away properties for comps...one of which was a FORECLOSURE! Where we live on Lake Michigan, the houses don't sell too often and that should not be held against us...but it was because she came back at $169K...yes, a mere $25K more!! We didn't have a choice of appraisal companies as this was a VA deal but if we have a choice in the future...it will not be Jerrils...no matter how many appraisals they have done or how long they have been in business...none of that matters if you can't get it right!!

Joy J[redacted] did a horrible job on our appraisal. She took less than 24 hours to do her assessment then compared our home to ones in a different county, different school district, and different township. She came ill prepared to do the assessment and needed me to dig out my husbands ladder so she could look in our attic.

Her assessment states that we live in a "neighborhood of comparable homes" yet she refused to use our neighbors homes as comparable properties (both of which sold in the last 90 days in a week, with multiple offers, for $70k and $120k more than our appraisal). Upon pointing out she had used comps in a completely different area she was full of excuses. Both Zillow and Trulia have our value $80k over Joy J[redacted] assessment (of course they use homes actually in our county as comparables) and we now have to pay for another appraiser as there is no way to hold an appraiser accountable for a faulty job. Beware of using this company.
