Dear Revdex.com, Thank you for speaking with me this morning Per your request, here is my response message to Mr [redacted] : In response to Mr [redacted] statement that the work was done to the builder's contract, I disagree and feel that there has been a breach of contractThe work was done improperly and very poorly Mr [redacted] states that I never paid him, which is untrue He was paid in two installments totaling $1,580.00, leaving an unpaid balance of $1,300.00- which we do not feel we should have to pay at this time due to the poor quality of the work and what we feel was a breach of contract Also, as far as a breach in the contract, Mr [redacted] contract states: " All work shall be completed by individuals duly licensed and authorized by law to do said work" This did not take place as Mr [redacted] came to the job each day unprepared and needed to leave the work site several times a day to get needed materials, sometimes for extended periods of time, leaving a group of unlicensed young men to complete a significant amount of the job Each day, he arrived with a crew of different people Further, Mr [redacted] contract states: " All work shall be completed in a workmanship like manner and in compliance with all building codes and other applicable laws" The work was very poorly done and we were very unhappy at the end Builder was contracted to replace a walk in shower stall and do some remodeling work in the master bathroom, as well as to replace a toilet and plumbing fixtures in another bathroom, put in a vent fan in the ceiling of a bathroom and install handrails on the wall alongside sets of stairways As stated in my previous message, the grab bars in the shower unit were not installed properly - not anchored securely Contractor did not install the proper dry wall material and did not prepare the flooring under the shower unit properlyThe shower stall walls were installed improperly There are gaps where the walls meet, which will result in water leakage I contacted another licensed builder who specializes in bathroom remodeling for a second opinion ( Mr [redacted] , [redacted] , builders license # [redacted] ) who came and inspected Mr [redacted] work and took some photos of various aspects of the job Mr [redacted] found the problems I referred to earlier and other issues as well He provided me with an estimate to make the corrections and redo Mr [redacted] work He stated: " No way in the world I would accept the job he did Contractors like him give good, honest contractors a bad name" I also have pictures of the job as well Mr [redacted] told us that the wall behind the shower would need to be moved for an additional cost to me., but [redacted] ( the second contractor) informed me that this would not need to be done if the job had been properly in the first place On 3/23/18, I spoke with [redacted] , the supervisor for the Independence Township Building Department, who informed me that Mr [redacted] should have pulled a plumbing permit, which is done for any type of plumbing work I am not asking that Mr [redacted] owes me any money, only that he not be paid the balance of $1,as stated above At this point, I will need to hire and pay out of my pocket for another contractor to redo Mr [redacted] work It should be noted further that we are in contact with the complaint department at LARA (Licensing and Regulatory Affairs, in Lansing) and have learned that other complaints have been filed against Mr [redacted] both with LARA and The Revdex.com in the past Unfortunately, I did not think to check these sources before hiring Mr [redacted] [redacted] ***

Revdex.com:
I have reviewed the response made by the business in reference to complaint ID 12727413, and have determined that this proposed action would not resolve my complaint. For your reference, details of why I am rejecting this response appear below:
First off, the work was not according to builder's contract. We repeat what Mr*** contract states: " All work shall be completed by individual's duly licensed and authorized by law to do said work." This did not take place as Mr*** left the work site several times a day, sometimes for extended periods of time to get materials, leaving a group of unlicensed, untrained, young men to complete a significant amount of the job. Second of all, Mr*** contract states: " All work shall bae completed in a workmanship like manner and in compliance with all building codes and other applicable laws." Mr*** did not pull a plumbing permit for our job.
Regards,

Dear Revdex.com,

Thank you for speaking with me this morning.  Per your request, here is my response message to Mr. [redacted]:

In response to Mr. [redacted] statement that the work was done to the builder's contract, I disagree and feel that there has been a breach of contract. The work was done improperly and very poorly.  Mr. [redacted] states that I never paid him, which is untrue.  He was paid in two installments totaling $1,580.00, leaving an unpaid balance of $1,300.00- which we do not feel we should have to pay at this time due to the poor quality of the work and what we feel was a breach of contract.  Also, as far as a breach in the contract, Mr. [redacted] contract states: " All work shall be completed by individuals duly licensed and authorized by law to do said work".  This did not take place as Mr. [redacted] came to the job each day unprepared and needed to leave the work site several times a day to get needed materials, sometimes for extended periods of time, leaving a group of unlicensed young men to complete a significant amount of the job.  Each day, he arrived with a crew of different people.  Further, Mr. [redacted] contract states: " All work shall be completed in a workmanship like manner and in compliance with all building codes and other applicable laws".  The work was very poorly done and we were very unhappy at the end.  Builder was contracted to replace a walk in shower stall and do some remodeling work in the master bathroom, as well as to replace a toilet and plumbing fixtures in another bathroom, put in a vent fan in the ceiling of a bathroom and install 2 handrails on the wall alongside 2 sets of stairways.  As stated in my previous message,  the grab bars in the shower unit were not installed properly - not anchored securely.  Contractor did not install the proper dry wall material and did not prepare the flooring under the shower unit properly. The shower stall walls were installed improperly.  There are gaps where the walls meet, which will result in water leakage.  I contacted another licensed builder who specializes in bathroom remodeling for a second opinion ( Mr. [redacted], builders license #[redacted]) who came and inspected Mr. [redacted] work and took some photos of various aspects of the job.  Mr. [redacted] found the problems I referred to earlier and other issues as well.  He provided me with an estimate to make the corrections and redo Mr. [redacted] work.   He stated:  " No way in the world I would accept the job he did.  Contractors like him give good, honest contractors a bad name".  I also have pictures of the job as well.   Mr [redacted] told us that the wall behind the shower would need to be moved for an additional cost to me., but [redacted] ( the second contractor) informed me that this would not need to be done if the job had been properly in the first place.  On 3/23/18, I spoke with  [redacted], the supervisor for the Independence Township Building Department, who informed me that Mr. [redacted] should have pulled a plumbing permit, which is done for any type of plumbing work.  I am not asking that Mr. [redacted] owes me any money, only that he not be paid the balance of $1,300.00 as stated above.  At this point, I will need to hire and pay out of my pocket for another contractor to redo Mr. [redacted] work.  It should be noted further that we are in contact with the complaint department at LARA (Licensing and Regulatory Affairs, in Lansing)  and have learned that other complaints have been filed against Mr. [redacted] both with LARA and The Revdex.com in the past.  Unfortunately, I did not think to check these sources before hiring Mr. [redacted].

[redacted]

I am sorry, I never received the notice through the mail. I have only received this by email today, 3/22/2018. In response to [redacted] Claim, she is lieing, The work was done to the builders contract and I have been a licensed builder for over 28 years and was not done improperly and she has never...

paid me so I don't owe her anything. I also never abandoned the job as she makes it sound. She asked me to leave when she noticed two little gaps, one on each side less than a 1/4" each because The back wall behind the shower in closer is way out of plumb. The gaps were less than a 1/4" and there is a flange there that is 1-1/2" so it will not leak. I told her that the wall would have to be moved to get that shower wall to stand up straight and that it would cost more many. that's the problem right there she is super cheap. I probably should have figured that out when I first seen her. She is just cheap and wont pay to have it done right. A building permit was not required for fixtures, we did not change any plumbing. The grab bars were attached to the structural shower and I showed her the only way they could be attached and she said that would be fine. The short one on the side could have been up and down on the wood and she said no. she waned it a certain way attached to the structural shower. When she tested them she said they were fine. We used regular drywall which is code. A green board is optional. and the floor was prepared correctly. I am the contractor and my employees are not required to be licensed, and if I ever left the job I told her and it was just to go to the hardware for screws or materials. I do only one job at a time, and never left for a "lengthy amount of time". The woman is cheap, and uneducated in construction. She had a guy come over to repair the damaged tub because it was the second time they sent her a bad one and didn't want to return it again. so she is listening to a guy who came over to put Bondo on her tub, who could never be a licensed builder. She will pay for this job if she likes it or not. There is a lien going on her house today, she owes me $1300.[redacted]

All she has done is say the same thing and added a contractors????? name. Ive been doing this for 30 years. I want to see the pictures. All she has is two small gaps in the side panels of the shower because it as impossible to install them squarely against a crooked wall.Im sure her contractor [redacted] would deny this he is surely hurting for work. Since you sent me your last note from [redacted] she had called me and asked me to help her resolve the matter. However Ive seen her true colors and know she is crooked. She has a lien on her home and she will pay me before she is able to sell it.
