This, our third, was/is a nightmare.Please consider this in addition to our original reply to Radue HomesHis response to our complaint does not outline satisfactory resolution to our concerns with this homeMy initial response was done in haste, as there is only 30-minutes allowed to reply once a response is logged My apologies.We are not "just looking to voice their displeasure" as stated by Ryan RadueWe are looking for resolution in the concerns with this homeBelow is the nightmare we have been enduring with this builderIf they are proud of the workmanship and quality they put into their new homes, they would not have demanded that we discontinue posting actual pictures of our home onlineI have so many pictures to prove that this home is NOT a quality home as claimed by Ryan RadueAs a homeowner, we are embarrassed by it.Yes, they may have visited our home many times as he statesHowever, our concerns fall upon deaf earsWe do not distort any facts, we are stating factsPhotos, expert opinions, reports, etc are available of every complaint we have listed.We have no trust in this builder, as he has not followed through on his promised repairs which is why we are enlisting the help of the Revdex.com in resolving these issuesOur demands do not change, they only increase in number due to the increasing number of builder/subcontractor ERRORS we are continuing to find as we live in our home.The Brown County Home Builders Association is involved at this pointThere are many, many issues we have with this home that are NOT governed by their guidelines-the Residential Construction Performance Guidelines, Homeowner's Reference, as published by the National Association of Home BuildersMany of our areas of concern are CONTRACTUAL and warranty work for RADUE FLOORING, a division of Radue Homes as well as Radue Homes itself For example, Radue homes was given a deadline of which to complete required repairs by BCHBA of May 1stThis deadline was extendedWE do not know why, and did not agree to this extensionBCHBA is scheduled to come back on May 31, for their second inspection(the required repairs are NOT completed)We are exhausted in attempting to make a DEADLINE work with this builder, Radue HomesThey required deadlines from us, which we obliged, during constructionThey have failed to make any deadlines themselves.When we began this project with Ryan Radue, we purchased our current lot through him and his realty company, Radue RealtyWe asked that he approve the lot and determine on our behalf whether or not it would be possible to build a ranch home upon itAccording to Ryan, he stated that it would be possibleWe purchased the lotOur existing home was for sale on the real estate market at this time, in November of In January of 2015, I sent Ryan an email stating that we had an offer and asked "how fast" we could have a home completedHe stated months from now(so we rented our home back from the new owners) which would end up in Mid May based upon his emails TO USWe encountered numerous delays on Ryan's part, we were extremely patient at this point with him, we emailed repeatedly and had to ask when we were going to have specs and contractFinally, we signed a contract (start date of 3/30/and completion date of 6/30/15) on March 24, and placed a downpaymentAt this point, we were assuming that he was doing his job as our general contractor, getting appropriate permits, etcWe emailed repeatedly, when are we to start??? The permits that he did get were applied for on 4/27/according to the permits I have in my file at homeAccording to the Town of Eaton Chairman, Jim Osterloh, the driveway permit was never filled out by Radue Homes, resulting in their not following up on adequate culvert and driveway installationRadue Homes filled in our ditchline during construction and did NOT install a culvert as required by the Town of EatonThe township missed this due to Radue Homes not filling out of appropriate paperwork-the permit was paid for, but paperwork not completed-resulting in ADDITIONAL cost to homeowner after construction completedPlease contact Jim Osterloh for verification if necessary.Construction finally commenced in mid-MayUnderstand, that at this point, we had to be out of our home, which we rented back from the new owners at Ryan's advice of our being in our home in mid-MayWe moved and had to rent apartments and acquire storage unitsDuring construction, there were so many issues, it is impossible to remember them all!!! But, we did as required by contract, and paid our "draws" in a timely mannerWe did withhold a draw for approximately one week due to poor workmanship on the masonryTo which his reply was--"we try to be prompt in our payments to our subs and suppliers, we will resolve any differences" at closingThe masonry Still is not repairedIn hindsight, we should not have trusted our builder, as the masonry is STILL an issue todayBut, we did as contracted and paid our draw.Also during construction we asked that he/his subcontractors: install the fascia boards to CONTRACTED specsWhich he did notThe UDC inspector "recommended" that he repair this TWICEWe are demanding repair of this as it is not completed according to our contractreplacement of the tile showerShower is crookedtiles are wavyAccording to our home inspector, Basten Home Inspection, it is "amateurish" and it is not squareWe pointed this out to builder numerous times during installation with NO resultsRequesting replacement due to grout falling out and poor workmanshipIt has never been adequately sealed by builderCaulk is adequate repair is what builder statesYET caulk installed by [redacted] , Radue employee, has holes in it and does NOT seal -this since prior to move in, they did attempt to re-caulk it on 4/22/16--Still holes presentstraighten our front pillarsThey were crooked prior to move in and at move in dateBuilder states that he sent the subcontractor out numerous times to repair thisUNTIL 4/22/16, the pillars were not attached to the baseThis is sub-standard workmanship that we had to continually addressunacceptable/STILL not painted or sealed as promised by builder repair/replace the masonry installedDraw was withheld on the basis of the poor work done on our interior and exterior masonryWe demand that the exterior stone be replaced at this timeRadue Homes masons, [redacted] and [redacted] from Kamps Masonry, stated on 4/22/that it CANNOT be repairedThe interior stone fireplace masonry was installed times by Radue Homes using the same stone according to Kamps Masonry-their statement to us on 4/22/was that "they did the best job they could using the materials provided" by Radue HomesRadue Homes did not provide them with an "adequate supply of stone" to finish the job appropriatelyThey stated to us on 4/22/that they "did the fireplace as a favor", and will never again do a favor for Ryan Radue or any builder ever again.RESPONSE TO RYAN RADUE'S EXAMPLE OF MASTER BEDROOM CARPET OFFER TO REPLACE: replace the carpet in the master bedroomThis was agreed to by Ryan Radue at FINAL WALK THROUGH [redacted] ***, president of Radue Homes, agreed with us at his last visit to our home in mid April, when he picked up the interior door to be repaired, that this carpet is not acceptable, not as Ryan states "the customer is not satisfied with how it looks."We demand the carpet be replaced with the same carpetThe offer of our "picking out a different" carpet at their showroom is not acceptableThe allowance for our carpet is $2.00/sq ftWhen we originally chose our carpet in the basement of Radue Homes office, there were NO prices listed on the carpet samplesWe CANNOT trust that the carpet will be of the same quality as what we have currently installed unless it is the same carpetAccording to emails received from Radue Homes, they base the cost of the carpet on the amount of the carpet that they order, and they sometimes order extra material to get better pricingI'd be happy to share this email.This list could continue on and on...We have continued to work with/contact Radue Homes in attempts to obtain a resolution to this home's inadequaciesApril 11, 2016, prior to the scheduled repair date of BCHBA's required repairs of 4/22/16, Ryan Radue was emailed and asked if he could complete his PROMISED repairs on this same dateHis response to us was "I don't know what response you are looking for"We are looking for a DEADLINE to have the repairs completed!To this date, we continue to have issues with warranty work, poor workmanship, and the refusal of Radue Homes to repair his and/or his subcontractor's workThe complaint list for Radue Homes will continue, at a minimum, through our WARRANTY period.Our Bathroom Panasonic fans have no output to the exteriorWe have contacted the installer ourselves, to address thisBasten Electric employees Cal and Mitch arrived at our home and found that the fans were NOT installed correctlyThe ductwork was never attached to the exhaust vent to the outside of the homeIS THERE MOLD GROWIG IN MY ATTIC AS A RESULT OF THIS ERROR??? This is definitely a HEALTH concern due to poor quality control and poor workmanship.After mowe have had so many concerns with the quality of this home, they CANNOT all be listed or rememberedHere is a very shortened list for you:Builder is in BREACH of contract on numerous occurrences: fascia not installed per contract, inadequate insulation installed, not R-around basement, foot frost wall that the installer states is at feetContract/specs/state code require it is to be feetHOMEOWNER installed additional insulation at his own cost because builder stated that this was feet during construction, BUT when confronted, denies this factThis home was inspected by a UDC inspector, Dale Fidler-- the insulation surrounding our basement is NOT R-as contracted, or as Dale Fidler statesThe insulation used is NOT R-We have a difficult time trusting this inspector and builderI caught him not once, but TWICE, ordering the incorrect interior doors from Wisconsin Building Supply-our contract clearly states maple doors, yet Radue Homes special ordered Poplar doois an assumption on my part that the builder was trying to "watch his dollars"(Ryan Radue's statement to us regarding his estimate for building our home) and attempting to have a less expensive poplar door installed without our knowledge.plumber failed to perform required testing resulting in sewer gas coming into our home for weeks on end!!! Finally, plumber came to the home and found that he failed to place an end cap on one of our vent pipesNumerous holes had to be cut in our finished basement to find thisIf the required pressure testing had been completed, we and our house guests would not have had to endure this smell for weeksPunch List Dated 5/27/ Masonry replaced interior and exterior-poor workmanship-cut edges facing into the room due to using same stone numerous times, Over-sized gaps in stacked stone, mortar splattered on the front of the stones, CANNOT be repaired per Kamps Masonry, Radue Homes mason of choice Patio door in kitchen repaired/sill replaced/repairedSomeone shoved a shim in and broke the sillDoor is crookedly installed Patio door in rec room installed incorrectly, 1/4th inch of water held in channel-Rod Jashinsky, Anderson Window’s repairman had to drill a hole in the Anderson Sliding patio door due to such a terrible installationGaps and extremely crooked installationinadequate installationOn 4/22/16, [redacted] , Radue employee stated he called WBS and spoke to their Anderson Window repand water remaining in channel is “normal”However, when we sent pictures of ¼ inch of water in the doorway, this is NOT acceptableRod, the WBS, Anderson rep, stated he never spoke with Dan regarding thisAnd stated that the door is the worst installation he has ever seen Hardwood floors replaced-per state inspector report, installer errorAt minimum, a builder should be required to follow manufacturer installation guidelines carpet in master bedroom replaced with same carpet as recommended by YOUR design teamSame carpet should be installed throughout the first floor per Patty Radue carpet in rec room replaced/repaired seams not sealed per state certified flooring inspector Shower replaced-grout holes, inadequate seals, not square Fascia replaced as promised by Ryan Radue email dated 11/10/15—not installed per contract specs Replacement of garage/door/window trim when masonry is replacedMortar stuck in it-Unable to be removed per Kamps Masonry10.Front porch columns painted and straight, now, as BCHBA recommends, and again after the masonry is replaced11.Garage Entry door replaced, yellow wood putty is not an acceptable repair12.Smell issue in master bath addressed by plumber-this has NOT been resolved13.Sewer gas smell addressed, TODAY, 5/27/odor is significant IN the homeWitnessed by Basten Electric employees, Cal and Mitch, in addition to homeowner.14.Product information, warranties, and receipts provided to owner15.Sealing of garage floorThere is fiberglass in itWho determined that was to be installed? Much more difficult to clean.16.Concrete driveway pad replaced2-inch thick concrete is not within industry standards, inch is the standard amount per expert opinion17.Widow above staircase is crookedThis is to be straightened.18.This list is definitely not all-inclusive! I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.Radue Homes is untruthful in their correspondences with the Revdex.com.Un-truth: Radue Homes has NOT made multiple attempts to remedy our complaints as of their last response. They have NOT made multiple visits after the original complaint of 5/18/16.  The one “repair” they have attempted since May 18, 2016 has been to replace 3 interior doors-which have been stained and finished incorrectly twice already, and were removed again today, 6/24/16. Another Un-truth: There is not a second complaint as Ryan Radue alleges; it is simply a continuation of the original complaint, which has come to NO resolution. Another un-truth:  There is no mediation process involved with Miedema’s, Radue Homes and BCHBA at this time. We are involved in a resolution process, yet NO mediation has been initiated. Radue Homes has NOT completed the required repairs of the Brown County Home Builders Association. Past BCHBA presidents, [redacted] and [redacted] current president, [redacted], who are construction professionals volunteering their time, and BCHBA’s Executive Officer, [redacted] have inspected our home on 2 separate occasions and Radue Homes has been found negligent, by not performing installations according to manufacturer guidelines, and non-compliant with BCHBA’s required repairs.Another Un-Truth: We are in 100% compliance with BCHBA’s process, and as I write this, we are awaiting a response from BCHBA. Please contact [redacted] or [redacted] to verify, if necessary. I take offense to the accusation that we have “not agreed to abide by the recommendations of the mediators”. Radue Homes is non-compliant, as they have NOT completed the required repairs; even with an extension of time given to them graciously by BCHBA. Deadline for repairs was April 30, 2016 according to my paperwork. An extension was given until the end of May, at which time repairs were STILL not completed and BCHBA’s inspectors observed additional installation errors by Radue Homes.Radue Homes has not contacted us or made any attempt to come to any sort of resolution to their poor workmanship (as illustrated by their non-compliance with BCHBA’s requirements). Yes, we are in a very uncomfortable environment and when we find out that our builder didn’t hook up our vents to the exterior, or have interior doors missing from our bathroom and bedroom for weeks, have sewer gas leaking into our home due to their failure to perform required testing, have masonry done so poorly that other professionals laugh at us, find that our flooring, exterior door, and masonry are not installed per manufacturer guidelines. YES, we are very frustrated and angry with Radue Homes, and occasionally, foul language will come out. We are exhausted waiting for repairs to be completed as promised and as required by a group of Radue Homes’ peers. Our home was built by Radue Homes, does not meet industry standards; materials were not installed per mfg guidelines, yet Radue Homes refuses to address their errors, most of which they have known about since August, Septemtber, Ocotber, November of LAST YEAR and refuses to address to this day. It is an embarrassment and has been an extremely frustrating endeavor for us, as homeowners.  Radue Homes has been given ample opportunity to repair their poor workmanship and improper installations. Our complaints do not change. Resolution does NOT occur, which is why we have involved the Revdex.com to assist us in coming to a resolution with a deadline for repair work to be completed.We hired a professional to build our home, yet the end result is a very unprofessionally, poorly constructed home. Our expectations are Radue Homes to complete promised and required repairs, and replace products not installed to manufacturer-required specifications in a TIMELY manner. ORCompensation for their negligence and poor workmanship. As with any hand-made product, occasionally there are service issues with materials and workmanship. Radue Homes has a full time service technician to address related problems but also depends on subcontractors, suppliers, and manufacturer’s workmanship and warranties. Radue Homes has visited the described home on multiple occasions with multiple other parties to reasonably correct any issues that the customer has described. Radue Homes Inc. and the customer have participated in a mediation and inspection process administered by the Brown County Home Builders Association and Radue Homes has corrected any of the issues according to industry standards that are identified during the process. The customer continues to add new complaints which are unfounded and continues to distort the true facts in an effort to defame our business. Even though there have been dozens of communications between the customer and builder, some of the above claims have never been referenced before this.  The home in question was inspected by a state licensed inspector throughout the building process and meets all state codes contrary to the statements made in the complaint. The customer has been told by Shaw and by the builder that there is no recall on any Shaw brand floor therefore the “health” concern is unfounded. For example Radue Homes Inc has offered to replace the master bedroom carpet because of a visible seam but asked that the consumer select a different product so that the seam would not be visible. The carpet in question is installed correctly and is not a manufacturer defect, the customer is not satisfied with how it looks. Radue Homes works hard to resolve customer complaints even when the solutions exceed industry standards. We continue to work to resolve the customer complaints although we do not believe the customer is interested in a reasonable resolution identified as industry standards.

The interior stone fireplace masonry was installed 3 times by Radue Homes using the same stone according to Kamps Masonry-their statement to us on 4/22/16 was that "they did the best job they could using the materials provided" by Radue Homes. Radue Homes did not provide them with an "adequate supply of stone" to finish the job appropriately. They stated to us on 4/22/16 that they "did the fireplace as a favor", and will never again do a favor for Ryan Radue or any builder ever again.RESPONSE TO RYAN RADUE'S EXAMPLE OF MASTER BEDROOM CARPET OFFER TO REPLACE:5.  replace the carpet in the master bedroom. This was agreed to by Ryan Radue at FINAL WALK THROUGH.  [redacted], president of Radue Homes, agreed with us at his last visit to our home in mid April, when he picked up the interior door to be repaired, that this carpet is not acceptable, not as Ryan states "the customer is not satisfied with how it looks.". We demand the carpet be replaced with the same carpet. The offer of our "picking out a different" carpet at their showroom is not acceptable. The allowance for our carpet is $2.00/sq ft. When we originally chose our carpet in the basement of Radue Homes office, there were NO prices listed on the carpet samples. We CANNOT trust that the carpet will be of the same quality as what we have currently installed unless it is the same carpet. According to emails received from Radue Homes, they base the cost of the carpet on the amount of the carpet that they order, and they sometimes order extra material to get better pricing. I'd be happy to share this email.This list could continue on and on...We have continued to work with/contact Radue Homes in attempts to obtain a resolution to this home's inadequacies. April 11, 2016, prior to the scheduled repair date of BCHBA's required repairs of 4/22/16, Ryan Radue was emailed and asked if he could complete his PROMISED repairs on this same date. His response to us was "I don't know what response you are looking for". We are looking for a DEADLINE to have the repairs completed!To this date, we continue to have issues with warranty work, poor workmanship, and the refusal of Radue Homes to repair his and/or his subcontractor's work. The complaint list for Radue Homes will continue, at a minimum, through our WARRANTY period.Our Bathroom Panasonic fans have no output to the exterior. We have contacted the installer ourselves, to address this. Basten Electric employees Cal and Mitch arrived at our home and found that the fans were NOT installed correctly. The ductwork was never attached to the exhaust vent to the outside of the home. IS THERE MOLD GROWIG IN MY ATTIC AS A RESULT OF THIS ERROR??? This is definitely a HEALTH concern due to poor quality control and poor workmanship.After move-in we have had so many concerns with the quality of this home, they CANNOT all be listed or remembered. Here is a very shortened list for you:Builder is in BREACH of contract on numerous occurrences: fascia not installed per contract, inadequate insulation installed, not R-5 around basement,  3 foot frost wall that the installer states is at 3 feet. Contract/specs/state code require it is to be 4 feet. HOMEOWNER installed additional insulation at his own cost because builder stated that this was 3 feet during construction, BUT when confronted, denies this fact. This home was inspected by a UDC inspector, Dale Fidler-- the insulation surrounding our basement is NOT R-5 as contracted, or as Dale Fidler states. The insulation used is NOT R-5. We have a difficult time trusting this inspector and builder. I caught him not once, but TWICE, ordering the incorrect interior doors from Wisconsin Building Supply-our contract clearly states maple doors, yet Radue Homes special ordered Poplar doors-it is an assumption on my part that the builder was trying to "watch his dollars"(Ryan Radue's statement to us regarding his estimate for building our home) and attempting to have a less expensive poplar door installed without our knowledge.plumber failed to perform required testing resulting in sewer gas coming into our home for weeks on end!!! Finally, plumber came to the home and found that he failed to place an end cap on one of our vent pipes. Numerous holes had to be cut in our finished basement to find this. If the required pressure testing had been completed, we and our house guests would not have had to endure this smell for weeks. Punch List Dated 5/27/161.     Masonry replaced interior and exterior-poor workmanship-cut edges facing into the room due to using same stone numerous times, Over-sized gaps in stacked stone, mortar splattered on the front of the stones, CANNOT be repaired per Kamps Masonry, Radue Homes mason of choice.2.     Patio door in kitchen repaired/sill replaced/repaired. Someone shoved a shim in and broke the sill. Door is crookedly installed.3.     Patio door in rec room installed incorrectly, 1/4th inch of water held in channel-Rod Jashinsky, Anderson Window’s repairman had to drill a hole in the Anderson Sliding patio door due to such a terrible installation. Gaps and extremely crooked installation. inadequate installation. On 4/22/16, [redacted], Radue employee stated he called WBS and spoke to their Anderson Window rep. and water remaining in channel is “normal”. However, when we sent pictures of ¼ inch of water in the doorway, this is NOT acceptable. Rod, the WBS, Anderson rep, stated he never spoke with Dan regarding this. And stated that the door is the worst installation he has ever seen.4.     Hardwood floors replaced-per state inspector report, installer error. At minimum, a builder should be required to follow manufacturer installation guidelines.5.     carpet in master bedroom replaced with same carpet as recommended by YOUR design team. Same carpet should be installed throughout the first floor per Patty Radue.6.     carpet in rec room replaced/repaired seams not sealed per state certified flooring inspector7.     Shower replaced-grout holes, inadequate seals, not square8.     Fascia replaced as promised by Ryan Radue  email dated 11/10/15—not installed per contract specs9.     Replacement of garage/door/window trim when masonry is replaced. Mortar stuck in it-Unable to be removed per Kamps Masonry10.Front porch columns painted and straight, now, as BCHBA recommends, and again after the masonry is replaced11.Garage Entry door replaced, yellow wood putty is not an acceptable repair12.Smell issue in master bath addressed by plumber-this has NOT been resolved13.Sewer gas smell addressed, TODAY, 5/27/16 odor is significant IN the home. Witnessed by Basten Electric employees, Cal and Mitch, in addition to homeowner.14.Product information, warranties, and receipts provided to owner15.Sealing of garage floor. There is fiberglass in it. Who determined that was to be installed? Much more difficult to clean.16.Concrete driveway pad replaced. 2-3 inch thick concrete is not within industry standards, 4 inch is the standard amount per expert opinion17.Widow above staircase is crooked. This is to be straightened.18.This list is definitely not all-inclusive! Our home “warranty” goes through August, 2016. If additional builder errors are found, they will be added to this list.19.Numerous pieces of siding have significant scratches, which occurred during installation. Replacement is requested.20.Bathroom Panasonic fans have no output to exterior. We have contacted installer, Basten Electric, to address. NOT installed correctly. Basten Electric stated they would contact Radue Homes, Kevin Fager to address.21.Whirlpool tub leaking. Addressed by First Supply. Builder/Plumber did not address, but directed Supplier to contact me. Sealed by “The Patch Co.”.
