I was given a UHP home warranty with a home that I recently purchasedI moved into said home on May 18, Upon arriving the home that afternoon, I set the air conditioner to degrees Fahrenheit as the high temperature outside was degrees FahrenheitThe air conditioner thankfully ran beautifully as it was not able to be inspected by the Home inspector as it was winter when the inspection took placeI had the air on May 19, May 23, May 24, and May 25th and it worked perfectly fine as the temperatures those days were well into the seventies and eightiesFinally, on May 26, the air went out and I called UHP to set up an appointment to have someone check it out and stated that it was an emergency as I have a year old child living with meI expected to hear back from them immediately and I did notOn Tuesday morning of May 29, a random truck pulls into my drivewayIt turns out to be the owner of [redacted] , Inchere to look at my air conditionerThankfully I was home at th

Subject: Home Warranty Complaint On October 4, 2016, I filed a claim for basement sink drain repair a plumber from Borth-Wilson, Incwas assigned the repair on 10/3/@ 7:AMI paid the deductible amount of $for this service and I still have a leaking drain pipe from the basement sinkThe drain is leaking in two places at the drain pipe connection to tub (bottom) and at the joint drain pipeThe plumber tried to remove the metal lug nut that was plumber cemented to form a seal not corroded as he stated on the invoiceHe needed to cut the pipe off in order to replace it but that was too much work for himInstead he said the tub needed to be replaced but the warranty didn’t cover itThe drain needed to be replaced not the tubThe drain is what is leaking not the tubUnfortunately, the service was inadequate because I still have a leaking drain pipeIt was obvious that the plumber from Borth-Wilson, Incwanted more money by quoting me $to replace a single tub sink and $for double tub sink for a basement instead of fixing the repair, leaks in the drain pipeWe paid $for a year warranty that includes plumbing (all pipes and drains) and the contractor is telling me that the warranty doesn't cover a pipe drain from a basement sinkREALLY! What worst is that he felt like he needed to do something to charge us the deducible amount $so he decides to partially stick a snake in the drain commenting "OH the drain is clear!" really because it wasn't clogged to begin with, then stated and I quote "I can't stick the snake completely in the drain because of all the turns." The tub drains the same because it was never CLOGGED! Now I'm out of $and could have used my neighbors plumber and given him the $bucksWe still have leaks in our drain pipe and out of $Buyers beware!!!! I immediately called Universal Home Protection and spoke to Jacob at 8:30am that same morning and told him about the experienceHe told me he would have Borth-Wilson send another plumber out to fix or replace the leaky drain pipeWell hours later no follfrom UHP :(

I purchased a home that came with a home warranty from Universal Home ProtectionThe warranty covers the washing machineThe washing machine leaks, and is so filthy it makes close dirty instead of cleanUHP sent a technician to look at it, who claimed to fix the leak and that the cause of the leak was that it is "just dirty" due to the previous owner using a detergent that left a residue which he stated will never be possible to fully removeThe next time I ran it, the machine leaked againClothes come out dirtier than when they first go inUHP refuses to replace the machine and will only offer to send the technician back again so he can tell me the same thing he did before and not resolve the problemAs a result, I'm going to have to pay out of pocket to replace a non-functional machine that should be covered by the warranty, which defeats the purpose of the warranty and makes their product worthless

Universal Home Protection provides the home warranty purchased when I closed on my home on September 1, I learned on November 1, that a "reduction valve" on my boiler needs to be replacedA boiler is covered by home warrantyThe plumber who came out to diagnose the problem indicated that there is a shut off valve on water flowing into the boiler, but not one on water flowing out of the boilerBecause the shut off valve is on the water intake, the plumber will need to shut the valve on the water intake and drain the boiler system to replace the "reduction valve." Universal Home Protection has said they will pay for the reduction valve, but not the labor associated with draining the boiler system, as their contract states the "cost to drain boiler if no shut off valves are present" is not coveredI disagree with this assessmentThere is a shut off valve present that is relevant to the needed repair, so one would not say "no shut off valves are present." I explained this t

A service person from Avid Plumbing came to fix a blockage problem with my toilet today I understood that the deductible would be $and was willing to pay that Due to the fact that the service person could not remove the blockage (iethe suspect was a toothbrush) I was then charged $unless I wanted to go with having the toilet replaced for $300+
I think the person at UHP should have told me that they don't cover 'blockages' in plumbing, so I could have saved myself the time and money of even the $

We have purchased a home warranty through UHP We had an inspector go through our home and at the time, everything was fine We closed on our home on August 22nd When we began moving into our home on the 30th, we learned the air conditioning wasn't working We immediately called UHP and they dispatched Cardinal Heating and Air Conditioning for repair
Cardinal found the A/C unit wasn't working, it was extremely low on coolant Additionally, they found the furnace was deficient and had multiple issues We have told Cardinal to proceed with the A/C replacement as UHP would cover up to $of the A/C repair or replacement
Proceeding with this, we had asked Cardinal to replace the furnace as well and we expected UHP would cover some of the cost of the furnace but found out this morning, this isn't the case They claim, because the furnace wasn't used during a heating season while under their warranty period, they wouldn't cover the cost
This is crazy in my opinion

On a one to ten scale, if I could give them less than a I would They cover nothing! My realtor got the Elite plan with added pool coverage at an extra $ I had the pool guy out and he indicated the pool heater needed to be relaced All of my issue have been rejectedThey say it is not covered! Universal home is a huge SCAM! Look at the ratings! They score a out of 5, and anything over is totally over rated in my opinion *** *** *** *** *** * ** * *** ** *** ** *** *** ***
