Since I do work at the building, I then negotiated with you in good faith and waived $150 off the bill for a final bill of $200. Our last communication was this past weekend (a few days ago)  I didn't hear from you since. It is indisputable that you had a malfunctioning fireplace but was successfully repaired to your satisfaction after my services were rendered. Every job is unique and not all services can be estimated with a flat or fixed rate system. I charge a basic diagnostic fee for troubleshooting and travel (which I waived $150 in your case).
