workWe are sorry that this customer had a complaint with the billing process, but as we are sure he understands, we need to be paid for the work we perform and must take steps to insure full payment when it is not forthcoming
We are happy with this customers continuing business with us for the last years, and as a long time client the customer is familiar with our billing practicesAs a professional landlord and property manager, the customer is also well aware of standard billing practices of contractors in the construction industry, including fees charged by the contractor for providing parts and subcontracted labor
With regards to the work performed on this customers rental property on 9/24/15, we met with him at the property and he told us that he needed us to reset and repair a toilet, that the tub and shower did not function and would need to be repaired and/or replaced, that there was a leak under the bathroom sink, that the kitchen sink faucet, disposal and sink strainer needed to be replaced and to have the sewer cleanedWe also opened the kitchen sink drain and repaired the electric rangeHe also asked that we inspect the rest of the plumbing in the entire houseThe customer stated that time was of the essence and the work needed to be completed within that week as a tenant was moving inWe did not discuss money at this time as he had been a long time customer and was aware that our company works on a time and materials basis
We worked hard and managed to get the job completed on time, which was difficult as the customer indicated he would grant us access to the property but failed to leave a key as promised on separate occasions, causing us to have to come to the job site several extra timesAs we value this customers business, we did not charge him for the extra time spent in fruitless attempts to do the work
After the work was completed we met with him at the job site and he expressed that he was happy with the work and asked us to let him know what he owedso we mailed him a billHe then texted us on 10/5/and asked us if we wanted our moneyThen on 10/7/he texted us and asked us to do another job at another locationHe made a partial payment on 10/which we thanked him for and we requested he pay the balanceNothing happened until 12/when he claimed he had paid in full and refused to pay the balance
Unfortunately, attempts to remediate the issue failed and we acknowledge that we regretfully had turn him over to collectionsWe understand the customer is disappointed that this occurred but we are sure that he understands that we too are disappointed that we provided our work on an immediate basis and have had to engage other professionals to protect our rights

The business has still not provided the material list or the subcontractors portion of the overages.The hours worked per day,and a written estimate that should of been given before any work was performed.This is only an issue of providing me with the real breakdown of the materials used and the billing from the sub contractors usedI want to see these items in writing and confirmation that these subs were licensed and bonded in the state of Illinois and that they were paid in full so as to not come back on me at a later date .The billing practice used by this firm needs to be fully investigated to protect any future clients from over paying this business
