sent an estimate for repairs. As stated in our contract, the existing shingles were improperly installed. Our contract was completed 2/6/2017. Owner called back 2/8/2017 and said it was still leaking in exact same area. Minor repair was made. Contract was paid by owner 3/3/2017. From 2/8/2017 thru 3/31/2017 there was no leak. Owner called back because of leak in April. We responded on 4/8/2017. Attempted to reach tenant by phone and got no answer so we were unable to inspect any interior damage. Checked entire east side of roof and found exposed nails at vertical seams in shingles where the two shingle butt together. (Poor installation as stated in contract) Owner states that she had 2 contractors inspect and advise of other leak areas at stacks and vents. Both agreed that the area GR&SM repaired was not the problem. An aging roof and improper installation by others is not the responsibility of GR&SM.
