To whom it may concern:In November 2015, I was contacted by Mr*** to supply him with an estimate on
masonry work for his new additionWhile reviewing the scope of work, I had asked him several questions, such as: Will the new front porch on the left have to match the existing front porch with the brick border on the right? He answered that we’ll worry about that later when we do the other concrete workAs such, I did not include it in my estimateI also asked about cutting access hole from the existing basement into the new basement or crawlspace? I told him it usually cost around $per hole with no lintelsHe replied that he would have his guys do the cutting because that is way too much money.When work was being done the next month he had asked us to cut in the openings in the block,1- with lintels which we had to pick up and charge to my account because he was too busy, (after he agreed to pay for purchase and delivery of all materials to the site).I asked about concrete in the crawlspace and he was to install gravelHowever when my guys went there to pour the basement floor, Mr*** instructed them that they were to do the crawlspace as wellWithout my knowledge, the crawlspace got concrete instead of gravel at an added labor cost of $(not including material).By this point in the work, it is now March of and Mr*** called and requested the garage, front and rear porch needed concreteI decided to review the contract and work order to see exactly what the scope of work and budget outlinedThat’s when I discovered that we completed the following work that was not covered in the work order:Cut in opening with no lintels at $Cut in opening with a lintel at $Poured and finished concrete in the crawlspace at $864.00.Mr*** was also requesting that we:Install steps in the garage going into the house at $250.00, which was not on the work order as he was intending to build wooden steps.Install concrete steps off rear porch at $which was also not included on the work order which became necessary because they decided at a later date to lower the addition for a sunken living roomComplete a concrete front porch $300.00, which was also not included on the work order.At this point, I told Mr, *** I was unwilling to complete any more work on the project without a written change order for the additional work that was completed and additional work that he wants done above the work orderThat's when he decided to get someone else to finish the workI have attached a copy of the contract/work order for your review.Sincerely, Jeffrey MK***/President

Review: I contracted J.M. Kuneman Construction to do block and concrete work at my house. He completed 2/3 of the job but when the remaining work needed to be completed he demanded more than double what was owed to him. He tried to hold me hostage by not finishing the work and has forced me to hire someone else to complete the job which has ultimately cost me more money and time. I paid him on time and in excess of what the contract required unfortunately my generosity and trusting nature got the best of me.Desired Settlement: I am requesting to be paid back $3,456.67 for money paid to Kuneman construction without them performing the remaining work.
