Ms [redacted] is correct when she says her ceiling fell However, we did try to send someone immediately to clean up the debris and make the repairs She refused to give them access and called SAPD to notify them of what had happened My assistant manager, [redacted] (**) went over to her apartment to ask her to please let them in so we could do the repairs she said "no I want a police report because someone needs to pay for my damages" [redacted] asked her if she had contacted her renter's insurance and [redacted] said she didn't have renter's insurance [redacted] explained to [redacted] that she is required per her lease contract to have renter's insurance at all times and the renter's insurance is for situations like this [redacted] still refused to let us do the work we needed to do On or about the 27th [redacted] came into the office to ask when we were going to complete the repairs in her apartment I immediately sent someone to her apartment to put the sheetrock back up Unfortunately, we are not able to give her a discount on her rent and/or release her from her lease This situation was not due to our negligence and she is in violation of her lease contract because she does not have renter's insurance

Good Afternoon, In response to the complaint filed by Hommy ***We became aware of Mr*** contacting our Corporate office on January 13, and he was replied to via telephone by me, *** ***I called and clarified to Mr*** that the notice he received is a standard notice
that any resident that has a balance would receive for rent owedWhile a "Notice to Vacate" is certainly not the type of correspondence preferred by resident(s), in the interest of Fair Housing practice, any resident that owes a balance for rent is sent the same TAA Notice to VacateWhile we certainly had no intention of upsetting Mr***, we do understand his views and apologized to him if he was upset by the noticeHowever, once I explained to Mr*** the protocol we follow, he seemed to understand why we must send out the notice even if he does not agree with the practice In addition, it was further explained to Mr***, that he may contact me directly if he has any issue or concerns in the future and we will work with him to rectify any matters together as best we canWe feel that this matter has been solved amicably and do not deem it necessary to release Mr*** from his lease Thank you, *** *** Assistant Property Manager

We purchased the property on July 29, 2016 we are not responsible for the issues prior to our takeover.  Since our takeover we have replaced the roofs.  Unfortunately, with the severe storms we had in late September their roof did leak and the sheetrock did fall off the ceiling. ...

I sent someone to his apartment to cleanup the debris as well as repair the ceiling.  The roof was inspected and repairs were made to make sure this did not happen again.  We have released them from their lease.  Their last day is October 31, 2016.
