This roof was installed per manufacturers recommendations over years agoWe carry a Contractors Year Labour Warranty The shingles are warrantied by the manufacturer not by the roofing contractor This is standard throughout the entire
industryNo roofing contractor has anything to do with the manufactures warranty, especially after yearsWe offered all contact names and phone numbers of the manufacturer to her and she would not listen/accept this info We are not the manufacturer and cannot determine if the shingles are defectiveThis was told to Ms *** on the phone however she refused to listen as she was demanding a new roof After several attempts at trying to explain this to no avail, she continued to talk over me, I did say thank you and good bye (there were other staff present in the office during their conversation)We have been in business for over years with an exceptional reputation We did not earn this by deceiving or mis-leading our customersShe needs to follow industry wide protocol and contact the manufacturer with her concernsHer issue is not with us we have no control over the manufacturer what so ever

First, I had two tenants living in my home who moved out Sept. 15, 2017, when we thought the loan was going to close on Oct. 6. I lost $3500 in rental income because they could have continued to rent for the remainder of Sept. and most of October. Second, the utilities were scheduled to be turned...

off on Oct. 6, which the Gas and [redacted] were discontinued. I incurred a $180 service charge for having the gas turned back on so I could cook. [redacted] had to be reconnected. I incurred a $110 charge for the old service because it was discontinued before the end of the contract. Then I had to have [redacted] reconnected and entered into another 2 year contract, which I will be charged another $110 for discontinuing service when the new owner finally has [redacted] connected in their name.  Finally, I spent $1500 for paperwork for immigration to Spain, which will expire on Nov. 20. If the loan had closed on time, I would not be faced with having to send for another FBI report ($35) , have it Apostilled in Washington DC, ($18); a costly medical exam ($200 required by the immigration officials) and official translation of these and other documents ($360). Not a vast sum of money, but I am a retiree and live on a fixed income.

Thank you for bringing this matter to our attention. It is unfortunate when a loan closing doesnot meet the expectations of all the parties in the transaction.Finance Factors strives to meet, and exceed, the expectations of our customers in everytransaction, and we appreciate candid feedback that helps us to provide the best possiblecustomer service.With regards to this transaction, upon receipt of the initial loan application on 8/15/2017, theestimated target for closing was 10/6/2017. However, the property being financed presentedchallenges that were not known at the time of the initial application.There were issues with improvements to the property that created delays in the appraisal andunderwriting process, including the need to switch loan programs.The second delay, as noted in the complaint from the seller, was that our staffing was impactedby the unexpected passing of one of our back office employees responsible for coordination withescrow and preparation of the loan closing documents for the buyer.Despite these challenges, Finance Factors did meet the recording deadline. Per the contract,closing was required within 30 days of the sale of the buyer’s residence, which the seller notes inher complaint was 9/25/2017. The loan recorded on 10/24/2017, within the 30 day deadline.

I am rejecting this response because:The facts are not in dispute except their claim that we did not respond to their requests for providing insurance.  There were phone calls betwee our insurance agent and Finance Factors.  Our agent was telling Finance Factors that we had contacted the primary bank requesting that they pay the insurance that our agent was providing from escrow funds withheld for that purpose.  Regardless, the complaint isn't that they went ahead and bought insurance, it was that they paid for insurance for a period that had already expired.As they state, the prior insurance ended September 20, 2017.  Their new policy was taken out November 5, 2017.  They made the effective date September 21st and rely on language stating that they can take out coverage back to the the prior lapse of coverage.  Common sense tells me this language allows them to get coverage as soon as they policy expires.  It does not open up the idea of retroactive insurance.  There is no such thing.  If the house burnt down in October, paying for a policy in November with an "effective date" in September would not have covered the claim.  No insurance company will cover a claim before the date you take out the policy.  Otherwise people wouldn't take out insurance until after a loss and simply make the insurance "retroactive."  Finance Factors knows this.  Everybody knows there is no concept of retroactive insurance.  This is different than a grace period, which only applies to renewals.  I'm seeking a refund for the insurance period between September 21 through November 5th, when they charged me for insurance for a period where there was no effective insurance.  The policy during that time would not have covered a claim and is therefore meaningless.  This was negligence or malicious behavior that I shouldn't have had to pay for.
