Complaint: [redacted] I am rejecting this response because: We have valid reasons for work orders to be put inIt staying above in my apartment is a valid reason, ac stopped working is a valid reason, loose plugs that have to be wiggled to work is a good reason, our porch falling apart a good reason, carpet coming up and broken tiles all good reasonsThe things that got fixed correctly(ac,dryer, and some of the steps) are niceOur floors are still not fixed, plug outlet in living still doesn't work, back porch dangerous, out lights in the living is not fixedThe person over our apartment gives me attitude every time I call in and refuses to get anything else fixed Regards, [redacted]

Ms [redacted] ,We have reviewed this complaint and would love to give this former tenant the money she is requesting However, the account shows no overpayment This situation began when the tenants did an Add/Release Contract which removes a roommate at the same time another is added All the details of this are up to the tenants, i.e., when the 'switch' becomes effective, the transfer of the deposit from one tenant to the other, any reimbursement of partial rent, etc Any money this former tenant believes she is owed will have to be dealt with between her and her former roommates. Our leases are joint leasesAll tenants are individually and collectively responsible for any monies owed No deposit money is refunded by Equity until the original lease expires I have attached copies of the Add/Release contract mentionedThank you, [redacted] --

Response to Complaint # [redacted] :'We understand that our tenant would like all outstanding charges other than rent to be removed from her account However, these charges were incurred by the tenants and are valid according to terms of the lease The owner has elected not to remove the charges Therefore, they will remain on the account.'

Complaint: [redacted] I am rejecting this response because: I have called several times for these repairs. They are STILL not done. Thats not you the best of your ability. Furthermore , the only request I made regarding my dog is that they let me know before hand when to make repairs so I make sure hes with me as I expect he would defend his territory if strangers entered the home, as any well trained guardian animal would. I provided proof of him being a service animal As stated before. But still made me return to my doctor to get a note, even though I provided his esa id number, and certicificate. We did NOT have a two year lease. Thats a blatant lie. We signed a lease for a house and were told the house was ours. After giving notice at my house in San Antonio and quitting my job to move to college station I was told that info was not accurate and the owner of the house decided he didnt want to rent. So our option was to take what they had available since we only had two weeks to find a place to stay. Our option was a 2 bedroom for a family of 4 and a 65 lb. Dog. So we asked them if we could trade units to the 3 bedroom, which was not made ready. It had leaks in the bathroom, one toilet didn't work, and our backdoor could not be locked and I was not strong enough to open it with one hand, and I'm a very fit individual. Aftrr gaining knowledge of this complaint they "offered to work it out with me". After being told over and over they never promised what they did, I decided to record the conversation for both parties reference since I had no witness with me. As soon as they saw I was recording they refused to conversate with me and told me that they no longer wanted to help. They did not fix everything. My door is still not replaced and my shower knobs are still broken off. They are full of it, and they are crooked cheats. By the way I saw the section in the lease that says they don't have to abide by verbal agreements they make. So that makes sense considering they assure me they will come and fix my place and listen to my complaints then claim they never agreed to it. I'm over it. I don't care anymore they can do what they want now. I have a lawyer and if fixing the countertops that are so worn, the surface comes off more and more every time we clean, is such a big deal to them, I guess they can fight with my lawyer about it. They do NOT cater to service members or respect them, and regardless of my status I should be treated better as a tenant anyway. Its month 4, and all they have done is lir about repairs that will be done. Regards, [redacted]

Yes, we are ready and willing, as we always have been ready and willing, to repair and fix anything that needs to be fixed to make the home safe, sound and comfortable for your family in accordance to the Texas Apartment Association lease that has been signed by all parties. At the time of this response, we will be calling to set an appointment at a time convenient for our resident so that arrangements can be made for the dog to be secured in another location and the work can be done in a timely mannerAs far as the resident’s response to the “year lease”, the original lease was in fact an month leaseIn resolution, we have workmen ready and willing to come in and do the work as quickly as possibly as long as the dog is secured so the work can be completedWe look forward to having everything resolved. The Equity Real Estate Management Team ll us why here

Complaint: ***
I am rejecting this response because:
Unfortunately I am not Ms***. Please address me accordinglySecond, you have dismissed the entire reason for my original complaintThis has nothing to do with the deposit and overpayment so your argument is flawedPlease re-read my message which specifically outlines how your company is negligent for not handling a plumbing issue efficiently and responsibly. This company is a scam and the very fact that you tried to reply with absurd and unrelated information proves my point rather quickly. I am requesting a refund for the months that I couldn't use my shower/water/closet/roomNor could my roommatesWe were told not to use 2/showers and sinks because the leak was unfoundThen it took another month after numberous phone calls/visits/and complaints to have someone else look at it. The mold was disgusting, the smell was horrifying, and the multiple holes all across the rooms that were punctured was hazardous. Further when our fence was broken which is also hazardous and dangerous, we left multiple work requests and no one ever got back to usWe called several times and nothing happenedLack of care, lack of organization, and irresponsibility is all this endures. This company has time and time again shown neglect to answer our concerns appropriately, efficiently, and respectfullyI.e it took you weeks to even respond to thisVery careless and selfishCustomer service and satisfaction=0. I hope that every student in college station realized how much you try to scam them.Once again, I am requesting the specified amount to be returned since I didn't even live at my own property due to your lack of interest and negligence of fixing a MASSIVE plumbing issue in a timely manner

I have reviewed the response made by the business in reference to complaint ID ***, and find that this resolution is satisfactory to me
Regards,
*** *** just let me know when, as I have a meeting with my lawyer, FridayRegarding this matter, so it ia preferable to get a phone call before that timeThank you

In response to complaint from *** ***In a sublease situation, the deposit of the original tenant is itemized after the MoCondition Form is returned to our office by the new tenant We received said form back from tenant around the 22nd of October A check was cut to you, Mr
***, on November 4, According to the file, it appears that it was picked up by you soon afterwards Please let us know if you have not, in fact, received the check.Thank you,***

Our response may seem late, however please realize that we only received first notice of this complaint on October 11, 2017. We were told by Revdex.com personnel *** *** that they held all complaints and correspondence throughout the region where Hurricane Harvey made landfall. We are
very proud and appreciative of the service of all our military veterans. We have and have had many residents through the years who have served our country. We do our best to accommodate any reasonable requests they may haveFor any resident that has an animal and wants it to live onsite, a pet application must be presented and, in the case of a service animal, supporting documentation of their qualifications must be submittedOnce we verified the qualifications, ***’s emotional support dog, Paul McCartney, was approved with no pet deposit requiredThe residents were in a year lease beginning on December 1, and ending on July 15, In March of they let us know that they would like more space and asked about the possibility of moving to a similar but larger unitTo accommodate their request, we agreed to end that lease early and allow them to move a couple of doors down to a larger unitThe date they would move to the new unit did change a couple of timesHowever, that unit had to be 'made ready' for occupancy, and the date was a floating date based on when the previous people could move out and we could get the unit ready for new tenantsAlso, they had requested new flooring. We installed new carpet in the bedrooms and new wood laminate in the living room area. To get a unit ready for a new tenants, our maintenance crews have lists of tasks to accomplish. Most of these are done before move-in. Others are taken care of after the residents get moved in and turn in their MoCondition Form. We have taken care of the known maintenance issues to the best of our ability, considering difficulties gaining entry when residents are amenable and are home as the dog is not friendly when its owners are not there. Equity Real Estate uses a Texas Apartment Association lease contractWe are very conscientious about reviewing the lease with our new residentsIn the lease, it is stated that there are no verbal commitmentsAny special provisions are required to be spelled out in the lease. If there were requests made before signing and approved by Equity, the lease would reflect such agreements Thank youThe Equity Real Estate Management Team
