Below is the response sent to Mr [redacted] after receiving the letter he sent you:Mr [redacted] ,I am in receipt of your letter dated May 1, regarding the purchase of a home at the Honey Grove Community, located in Arbuckle, CA.Our firm Intero Real Estate has the Listing Agreement to sell these home for the builder We are independent contractors and are not employeesowners, principals of the builders company As such, we do not engage in the Builder's policy or decision making It is the builders policy that prospective Buyers pre-qualify with the Builders preferred Lender ( Summit Funding ) You are right, the Builder cannot dictate where you get your financing And you do have the right to use whichever Lender you choose to purchase a home Many people in this subdivision have utilized other Lenders other than Summit Funding Never have we insisted to anyone that they must use Summit Funding for financing If there was a misunderstanding regarding this I apologizeIn your letter, you mention your brother [redacted] would be occupying the home with you and be a co-signer on the loanHowever in your email ( below) you state your brother [redacted] would not be occupying the homeUSDA loans require any borrower or co-borrower to reside in the home, hence the confusion.Your letter also references an attachment, where [redacted] states to your lender Carrington Mortgage " that it is Honey Grove policy that have to used Summit Funding to finance the property, and no other lender is acceptableThere was no attachment accompanying your letter to me stating thatYour letter did contain a conditioned Pre-Approval letter from Carrington Mortgage for a year USDA fixed loan not FHA as you state in the letter.Mr [redacted] , [redacted] Cross is a consummate professional and always has the best interest of her clients at heart Her experience, integrity, professionalism in this business is renown Ask any of the people in the neighborhood of Honey Grove if you need more verificationIt is our job and duty to sell these homes and represent our clients to the best of our ability [redacted] is currently working with your lender [redacted] and is waiting for approval verification after providing him with the property tax information at Honey Grove Once that approval is sent, and assuming you would like to submit an offer for one of the homes, a Purchase Contract will be sent for review.Please do not hesitate contacting me with any questions comments or concerns.Sincerely, [redacted] Broker /Owner intero Real Estate [redacted] Cross is currently working to get final approval from Mr [redacted] 's lender Carrington Mortgage Mr [redacted] 's lender is waiting for some signed documentation from Mr [redacted] We have phoned emailed and left repeated messages for for Mr [redacted] and have had no response We look forward to helping Mr [redacted] purchase a new home and have the Purchase Contract ready to send once approval from HIS lender is provided Never have we told Mr [redacted] that he must get financing from a certain lender It is the Builders policy to have all perspective Buyers Pre-Qualify with their preferred lender, which is common in new subdivision, but Buyers can secure financing with whomever they choose and many in this community have Please let me know if any additional information is needed for this complaint Our office takes pride in our service and reputation.Thank you, [redacted]
