In response to the above complaint, I have addressed these issues with the resident, [redacted] at length regarding our first response dated 4/21/ Since my phone conversation with the above resident on 4/21/14, all of the interior issues have been resolved and passed the BOH inspection 5/2/There are a few exterior issues that still need attention, but the BOH Inspector , [redacted] , has given us an extension until 5/31/due to weather conditionsThese will be completed on or before 5/31/ The only other issues that need to be addressed is the compensation the resident wants, which request has been sent through the corporate officeWe are still waiting on their response and will forward on to you as soon as it is received You will be updated as soon as the exterior issues are completed and Corporate has made their determination on compensation (if any)If there is anything else you need, please feel free to call our office at 317-254-Sincerely, Shana [redacted] Property Manager

In response to the above complaint, I have researched the
above
resident(s) issues and the following is a brief (partial) timeline of work
orders, etc
Resident moved in 7/23/13, called the BOH
and they inspected 8/27/13, again on 9/11/due to no heat, asbestos material
wrapped on heating ducts, etcThe Contractor received an Order to Stop Work
Building violation, because there had not been a permit to install new water
lines and work was haltedWe have had re-inspections on 10/14/13, 10/17/13,
10/28/and then a lead based paint (exterior of home) on 10/10/
On 11/19/another inspection from the 3011,
re-inspection 12/18/and another on 12/24/giving us until 1/24/14, 1/27/
to correct issues (see attached email chain and work order #12146)The last
re-inspection on 2/12/was for the exterior issues and that is also attached,
which we were told could wait until spring because of the harsh winter
Both contractor crews that have both worked
on this home have had trouble getting call backs from the resident(s) for
scheduling to get the work done and have even gone by and not been allowed
entry to the residence to make repairsThe resident(s) have not cooperated and
we have tried over and over to contact them, but to no availOne of the
contractors (see attached email) has said the resident has told them she will
call the BOH every day until we let them out of their lease and put them in a
brand new home
At this time, this is all the information I
have been given and know that the contractors have been given another list for completion
If there is to be any resolution to these issues, the resident
needs to communicate with us directly

The time limit exceeded because MrsShana *** said she was working on it and we were giving her the benefit of the doubt, and No resolution has been made yet, but MrsShana *** just keeps telling us that she is working on it and not a single thing has been done yet We appreciate her attempt by saying that she is working on it, but we have been waiting on results and for something to be done and nothing is happening As we stated in the last rejection, we will not be satisfied be satisfied until we get a reasonable offer that would include paying for my wife's exhaust being broken due to the condition of the driveway, and paying for at least half of the outrageous electric bill due to the condition of the house, and that the repairs be made that were causing the electric bill to be so high during the winter As far as the BOH issues go, we contacted *** *** to get the ball rolling and get discover properties working on the house, which she said would be completed on or before 5/31/and no one has even been to the house yet to start working on any of the BOH issues, but the BOH issues arent the main concern, the main concern of our complaint is regarding other issues in the home that caused our electric bill to be sky high this winter including: no insulation in the walls upstairs, cracks in the foundation, old single pane wooden windows, and different sized vents hooked up to the furnace, and the driveway which caused my wifes car to bottom out and broke off her exhaust, which shana just keeps telling us that shes working on it, yet nothing is happening at all nor has she made any attemps to fix any of these issues or refund us any of the money we requested It has been days since we submitted our complaint with the Revdex.com and not a single thing has been taken care of and shana *** just keeps saying that she is working on it, or that she forwarded our request to someone, but how long does it take for someone to read what we want, and accept or reject what we are asking for? And how long does it take to turn in a work order and have the maintenance company, ** *** working on these issues? Our lease is up in July and we definitely do not plan on staying here another year, but these issues need to be fixed so that any new tennants will not have to deal with what we have had to deal with for the past year, but it seems like discover properties is just trying to string us along until our lease is up so that they wont have to do anythingWe just recently found out that we know someone who is also renting a home from discover properties and is going through the same problems, its just ridiculous and I dont understand how compainies like this are even in business.egards,

Every year they have been in service, I have called to have them come out and winterize my boat on location. Every year it results in missed appointments and pulling teeth to get them to come out. This year, another no show and when I called, they assured me someone would call back. No call. I have since found another Yamaha engine dealer in the area and used XXX XXX. The difference in quality customer service was amazing! Sunny Marine has one of the poorest customer support for a company in business that I have ever dealt with and will never use them again!

There was no offer of resolution made, only false remarks about my wife and I to try and justify work not being done. [redacted] has never been refused entry to our home and they have my wifes phone number and my phone number so one of us will always answer, nor did we say that we were going to contact the health department until we got out of our lease because we expected a new home.  Bill with [redacted] has been to our home several times to make sure that his crew was completing the work and the work is never completed therefore more lists were made several times.  In fact, Madison [redacted] even started contacting bill with  [redacted] directly to get anything completed because Discover Properties LLC were not on the same page with any work that needed to be done.  Bill with ** was the one who asked us if we would be interested in getting out of our lease at one point because of some of the work that needed to be done inside the house (lead paint on the door moldings that needed to be removed) and said that we would have to leave the home for an undetermined amount of time, and said that he would contact the owner of the home directly to see if the owner would be interested in letting us break the lease, and we told bill from [redacted] that the only way we could break our lease and move was if we received back our depost and all money paid into the home so we would have money to move.  That was not what we wanted, we preferred the home to be fixed and since that point no one has been back to the home to fix any of the major problems including the ones involving the health department, who would not have been involved if the home was properly inspected and repaired before moving tenants in. Discover properties LLC also has my wifes phone number and mine so that one of us will always answer and I cannot tell you one time that they have ever called us, or returned our call when we left a message.  My wife or I call Discover Properties LLC at least 2 to 3 times a week to check progress on issues we are having with the home, and Andrea or Carla always give us the run around, almost like they are just trying to put us off until our lease is up so they wont have to do anything regarding things that need fixed in the home.  It took the board of health being involved before Discover Properties LLC finally started getting anything done with the home, because we filled out an inspection list on the day of move in and turned it in to Discover Properties LLC and they avoided fixing anything until the board of health got involved, however some of the work has been completed but not all of it.  They will send somebody out in a heart beat to fix something simple or minor like painting or putting handles on the kitchen cabinets, but anything major like all of the issues with this house causing us to have an $800 electric bill every month, have not been touched at all, and we get the run around every time we call to see whats going on and when they are going to get this taken care of, and have even been hung up on several times when we give them our name and address and called right back and told them our name and address and they hang up again.  We have been talking to [redacted] with the health department, and his number is 317-[redacted] , and he has been coming by several times a month since last year when this all started to make sure that the work is being completed.  At one point we asked [redacted] to send us a copy of the health department assessment of everything that needed to be done to the home, and we even showed this report to bill with ** construction,  which is about 30 pages, and he told us that the list of work needing done according to the health department that Discover Properties LLC sent him was only about 1 page and did not include 75% of what was in the actual report. We would like to receive a reasonable offer that would include paying for my wife's exhaust being broken due to the condition of the driveway, and paying for at least half of the outrageous electric bill due to the condition of the house, and that the repairs be made that are causing the electric bill to be so high, and we wont settle for anything less because our lease is up in 3 months and we do not want new tenants to move in and go through what we are going through, and we also do NOT want to take the outstanding electric bill with us to our new home where ever that may be.

To clarify, [redacted] did not work directly for BLT, but rather was a member of the third party property management company that BLT Homes recently replaced.  We are happy to hear that we have been able to fix the issues that existed at the home and we are happy to apply a $400.00 credit to your August rent.

I have been a tenant in a Discover Properties managed duplex since August 2015. Discover fails to fix simple issues and even after multiple calls to the company no one fixes anything.

On 5/31/14 a work
order was sent to RMG regarding the water leaks, master bedroom shower not
working and garage door remotes....

On 6/5/14 a work order was sent regarding the
water leaks, half bath also leaking near toilet and master bath shower not
working properly. This was sent to our contractor again, with a follow-up
email. On 6/7/14, the work order was sent to repair the drywall in the ceiling
since the leaks were fixed and then paint the ceiling. On 6/19/14 the resident
called to say that the ceiling had not been fixed and needed to be immediately.
On 7/8/14, the resident called to say the ceiling still had not been fixed and
wanted an adjustment for their rent.
The ceiling
repair and painting has been followed up with the contractor and they should
have that completed within the next 10 business days. We have also notified the
homeowner of this situation and have requested the $400 concession for the
resident. As of this date, we have not had a response from the homeowner, but
will let Mr. [redacted] know as soon as we receive the answer.
We apologize for the
inconvenience this has caused the resident and intend on getting their
maintenance issues resolved in a timely manner. It was never our intention to

I am rejecting the companies response based on the fact that I have not been contacted by the company in regards to this matter or received information on whether the $400 rent adjustment has been approved by the homeowner for my family having to deal with this situation for going on for 1 1/2 months.  A contractor did show up on Monday, July 14, 2014, started repairs on the ceiling, but has not completed the repair and repainted the area of the ceiling as yet. He had made plans to return on Thursday, July 17, 2014, to finish the repairs.
If the contractor does show up and finish the required repairs, and we receive information on the $400 rent adjustment, we will happily approve their response and gladly close our complaint.  This matter has taken much too long to deal with and we are saddened that it was necessary to take these steps to resolve the matter.
