I wanted to respond to the complaint filed against the property on [redacted] * [redacted] moved into this property on 11/6/ She was very eager to move in She looked at the apartment with my husband [redacted] and paid the $application fee which is nonrefundable on 11/4/ She wanted to move in right away and we needed to do a credit history and references We did a credit review as well as checked out her references and employment and some negative remarks were found We informed her of this and she offered to pay $in advance(Nov and Dec rent 2015/ $security deposit/and $was for the last month of rent) She paid her Jan - March on time and starting in April she was delinquent the late fee charges are $for the first day and $for each day thereafter until the balance is paid in full We have had several issues that we have had to address such as plumbing There were service calls which the tenant was charged $per visit She also had problems with the kitchen The water problem was with the city which we could not address The reason we are not renewing her lease is that we have an issue of the timeliness of her rental payments For Sept she paid $and still owes $and we have not had paid anything for Oct With all the problems, we do need for her to leave the property If [redacted] is having these issues with the property and the management, why would she want to continue to rent at this location It is time that both of us move on As far as any refunds due to her, there will not be any since she owes for rent and late fees The property was inspected by StLouis City Hall in Jan and had passed inspection for occupancy All of the funds are for past and current rent and services, there is at no time when she has had to pay for anything in advance All of the accounting for the $has been stated and it is not for any future rental payments
