I am sorry to hear about Mr. [redacted]'s complaint with how his move out was processed by our company. I would first like to clarify that we are a management company working on behalf of a Landlord and are not the Landlord of the subject property....

I personally, and other members of my office, have had several correspondences with Mr. [redacted] since he moved out. In all instances, we have addressed his concerns in as timely of manner as possible, and have made every effort to clarify the situation to him. Prior to listing any house as available to lease, we make sure all known problems are addressed and needed repairs are made, we hire a professional cleaning company to clean the unit, and, if necessary, we have carpets and floors professionally cleaned. Sometimes residents have higher standards of cleanliness than what the companies we use provide. When we are made aware of issues at the time of move in, we try to correct said issues. In Mr. [redacted]'s case, we were not made aware of any of his concerns until after he had moved out and his deposit was processed. Since his initial deposit disposition and refund was sent to him, we have provided a more detailed breakdown of the expenses that were taken out of his deposit. We have also provided Mr. [redacted] with a copy of his lease document for his records and review.
With regards to refunding further money, the lease clearly states "Landlord may withhold from the Security Deposit such amounts as are reasonably necessary to...(b) restore the Premises to its condition at the commencement of the Term, ordinary wear and tear excepted..." Since our normal make-ready procedures include professional cleaning and carpet cleaning, it is necessary to withhold the same professional cleaning and carpet cleaning expenses from the deposit. I am sorry that Mr. [redacted] feels wronged in some way, however, we cannot refund any amounts of money that we feel were used to return the property to the same condition it was in prior to his tenancy.
