This complaint is in regards to the stem walls of a home? The complaint states that “the stucco on the footers of their home is failing? It is flaking and cracking.” ? It is not the stucco that is failing it is a residue build up from the stem wall called efflorescence
? Efflorescence appears when the stem walls become wet during the winter and the sun then pulls out the materials in the concrete which leaves a white residueThis is a naturally occurring process as concrete is a porous material which never fully cures? This is a cosmetic and homeowner maintenance issue? From time to time this will reoccur? We agreed, as an accommodation, to assist the homeowner with this maintenance issue, although the appearance of efflorescence is not an indication of poor workmanship or other failure by LaBlonde, and the Registrar of Contractors does not require Contractors to address it? This was a specialty finish on their home not a stucco at all but a paint based finish? Unfortunately, the individual on whom we would have called no longer works with LaBlonde, and we have not located a suitably skilled person to assist the homeowner? We were doing this as a courtesy for the homeowner? It is beyond the warranty period and not a warranty item.This has been communicated via email to the homeowner on Friday, September 23, ?
