To Whom it May Concern, Per the customer’s request, my Regional Manager has been given Ms***’s email address and phone number, and will be contacted today. Unfortunately Ms***’s report includes information. Ms*** had a small water leak coming from
upstairs, which has been repaired This issue began 6/1/17, when she had a small leak coming from her bathroom ceiling due to a tub cartridge that needed replaced in the unit above her. Our Maintenance Supervisor replaced the cartridge and caulked the spout, then painted the stain in her ceiling with Kilz. We didn’t hear back from her until 8/3/(months later), when she reported the leak again, and our Maintenance Tech re-caulked the spout to stop the leak. On 8/8/she reported the leak again. Our Maintenance Supervisor then found the manifold was bad and the spout had originally been installed incorrectly. We then contacted Preferred Mechanical to make the necessary repairs, which was scheduled for 8/10/17. In the meantime, she did have a small drip in her ceiling when the upstairs neighbor took a shower, which she told our Maintenance Supervisor she was okay with until Preferred Mechanical came to repair it. After the repairs were made, our Maintenance Supervisor informed the Ms*** that we needed to wait for it to dry prior to the drywall repairs being made. The painters completed those repairs on 8/15/17. At this time all repairs have been completed in her apartment. I have tried contacting Ms***, but she refuses to speak to me. She is also in violation of her lease because she has an unauthorized occupant living in the apartment. On April 14, he notified us he would be terminating his lease because he bought a house and was relocating out of state. At the time notice was given, he paid a termination fee of $1,650, which is equal to 2x the monthly rent of $(as stated in his Lease Agreement), and listed his move out date as June 13, 2017. Mr*** turned in keys on June 14, and paid for the carpet cleaning, as required in the Lease Agreement During the move out inspection it was noted there were carpet stains which required stain removal, in addition to the regular carpet cleaning, at a charge of $75.00. It was also noted the four stove drip pans needed to be replaced at a charge of $36.00, as listed on the “Estimated Move-Out Cleaning and Damage Charge Schedule”, which was signed at the time Mr*** gave his Notice to Vacate the apartment. There was also a balance due of $at move out for an additional day, due to Mr*** not turning in keys until June 14, Security Deposits are forfeited when a resident terminates their lease as stated in Section of the Lease Agreement, which states “In the event the apartment is abandoned or otherwise vacated before the lease expiration date, Resident will forfeit Security Deposit”. Therefore Mr*** forfeited his Security Deposit when he terminated his lease. I purchased a spec home three years ago, and Joski was the flooring contractor. I have called and called to get them to come back and fix some tile in my kitchen. Every time I call I get the same message: "I will let you know the next time I have someone in your area." ....I never received a call back.
This is some of the worst customer service I have ever experienced.
I would not recommend them as a contractor.
