Revdex.com,Thank you for the opportunity to clear up this frivolous complaint.  Mr. [redacted], and his three roommates, rented [redacted], Nelsonville, Ohio 45764, from 12/16/13 through 12/15/14.  They put down an $825 deposit for the unit on 10/28/13.  Mr....

[redacted], and his roommates, despite being told to do so, did not leave forwarding addresses for their deposit after they moved out.  As the 30 day deadline approached, and we had not heard from the tenants regarding their security deposit, so [redacted], our employee, contacted all the tenants via email on January 6, 2015.  I have attached this email for your reference.  Originally, we did not hear back from the tenants, so as the 30 day deadline came, we mailed the security deposits to the [redacted] address hoping the Post Office would forward the deposits onto the tenants forwarding addresses, as we had no other address at the time for the tenants.  The deposits were mailed out within 30 days, as per State of Ohio law, in addition to us reaching out to the tenants, despite it being their obligation to leave a forwarding address, so we considered the matter closed.On Saturday, January 17, 2015, Mr. [redacted] emailed me saying he had not received his security deposit.  I immediately contacted [redacted] who looked through his email again and found Mr. [redacted]'s response to his January 6, 2015, email in his SPAM folder with their forwarding addresses.  We immediately went up to [redacted] and found their security deposit letters were at the residence and were not forwarded on by the Post Office.  We assume because the tenants did not contact the Post Office with their forwarding addresses.  On Sunday, January 18, 2015, after verifying the letters were at [redacted], I emailed Mr. [redacted] informing him there was a forwarding mishap.  I informed him the security deposits would be mailed again first thing on Tuesday, January 20, 2015, because of the holiday on the 19th (Martin Luther King Day).Mr. [redacted] responded to my email on Sunday, January 18, 2015, trying to extort money from us, or double the deposit.  I informed him that I would not respond to frivolous extortion attempts, and that he could contact our company attorney if he wanted to pursue the matter further.  Our company attorney's contact information was given and Mr. [redacted] was informed neither [redacted] or myself, would respond to further extortion attempts and all further correspondence be forwarded to our attorney.  I have attached this email exchange for your reference.  It's ironic, Mr. [redacted] references [redacted] and myself as having integrity for fixing the misunderstanding, and then immediately trying to extort us for more money.To address his further claims, Mr. [redacted] claims he received nothing from us for over 30 days.  We have attached our January 6 email, as well as his response, so he is clearly lying about not hearing from us.  His response verifies this fact even further.  This is a blatant lie on Mr. [redacted]'s part.He said he contacted us and we gave excuses.  We did not give any excuses.  Please refer to the email exchange, we received his email, immediately looked into it further, found there was a forwarding address miscommunication, and immediately corrected it.  We were not trying to avoid mailing the security deposit, or providing it to Mr. [redacted], as it was mailed the very next possible day when we were made aware he hadn't received it.  We'd also like to reiterate here, we did mail it within 30 days to the only address we had at the time, thus fully complying with laws in the State of Ohio.He claims we did not provide any evidence.  He didn't ask for any evidence.  Please refer to the email exchange.  We immediately corrected the problem and then Mr. [redacted] went straight to trying to extort from us and he was referred to our attorney.Mr. [redacted] claims we never fixed anything and there was black mold in the bathroom and an electrical socket did not work, yet there were zero complaints to either the City of Nelsonville or the Athens County Health Department when they lived there.  In fact, we are in full compliance with the City of Nelsonville as well as the Athens County Health Department.  We have also never had a complaint from a tenant to either of these entities.  I have also attached evidence we did fix items, as opposed to his claim that we didn't.  We also installed a $5,000 HVAC unit when the tenants moved in.  You can call Accurate Air at ###-###-#### to verify their install.  We not only made repairs to this unit, but spent a lot of money on repairs.I will not even address their other claim about a neighbor as we have no idea who Mr. [redacted] is referring to.This is a baseless complaint.  We immediately fixed the problem and referred the tenant to our attorney when they tried to extort money from us.  Unlike the tenant, we have provided evidence with our response, when we have clearly outlined several lies the tenant has made in their complaint.Please let me know when we have been cleared of this complaint.  We appreciate the Revdex.com and strive to get your accreditation one day.  Please let us know if you need anything else.Best Regards,[redacted]
