Back in 2012 I left the Marines, I could not find anyone who could buy the house I owned. I contacted j.s. enterprises who had contacted me before saying they could line someone up to rent-to-buy my house. I agreed and It was going good for about a year until the property taxes went up about $100/year and the renters decided they could not pay the higher taxes and the quit paying the rent all together. They paid the mortgage company directly as per j.s. enterprises, so I had no idea they stoped paying until about 5 months later when the mortgage company informed me of what was going on. Not only did I get stuck with a bill that was over $7000 that I could not pay, j.s. enterprises did nothing as I went into foreclosure and still struggling with it now.

Their site promised rent to own houses based specifically off income, not credit.My husband and I first came across their ads online and found they were Revdex.com accredited. We became excited as our credit is bad and has thoroughly limited us on housing. My husband has a very well paying job so with it being income based we were happy. Still we called to make sure that it wasnt credit based. We were also up front with our criminal past which they reassured us wouldnt be a problem... On top of that our friend who was applying with us is ex military... All good things, no problems... we heard this over and over again. So while I was reluctant to spend 120 for application fees (40 per application which all 3 of us had to fill out, including me, even though I am not employeed) we ended up submitting the applications and the fee. 5 days later we have been informed, upon calling them, that we were denied. When asked the woman says she doesnt know and that they sent an email to us. The email simply states that they are unable to approve our application at this time with no further explanation of why. We are very dissatisfied all the way around. My husband is a OTR driver so we cant figure out how we didnt fit their income bracket it that was the only thing they base approval off of... On top of that if nothing else our friend recieves a VA check every month which more than amply covered the cost of the house. We recieve no answers and feel that their entire ad is false. Furthermore, the constant reassuring that we would be approved. They even went so far as to tell my husband that our initial move in cost would be between 800 and 2000 max. The main Representative we dealt with was [redacted] However, she was the 3rd person we were involved with when previous attempts to look at a property had failed when we were unable to reach the representative the initial time we had tried to see a property of theirs. In all fairness to her she was very courteous and reassuring... If she hadnt I am sure I would have taken my money elsewhere.Desired SettlementI want a refund of the $120 application fee. We were upfront with them as we have been with all the other places we had applied, which upon hearing our bad credit and previous criminal background let us know that we shouldnt waste our money. If they had even told us there was a possibility that we would be turned down we simply would have gone somewhere else. Instead they told us there would not be any issues and we paid... We have money but thats not really the point. Applications were accepted at our office on 3/26 and a decision was rendered on 3/31. Our website says that Good, Bad, or Ugly credit is OK. We choose to look at the whole picture with our prospective tenants and that whole picture includes income verification, rental history, credit history, criminal background, and other financial obligations. By looking at the whole picture, we are possibly able to approve prospective applicants with good, bad, or ugly credit. We never promise or reassure anyone that they will be approved, which is why we have an application process. Only one party verbally stated in January they had he a prior charge for Pandering and we did not tell him that he would be approved or denied, neither did we make any reassurances over the phone. We recommend that applications be filled out and answered truthfully when asked if you have any felonies. Both parties did disclose that they had prior felonies. None of the 3 applicants were denied based on any criminal background. We sent a courtesy email out on March 31 with the decision, but per Transunion requirements, we mailed a letter to each applicant stating why the decision was made to not accept the application. Our application clearly states that if you are not approved all monies paid, less any application fees, will be refunded. Additionally, we inform prospective tenants of initial move in fees, rent amounts, and pet deposits only to make them aware of fees associated with a specific property. These costs do vary property by property. Upon being asked why their application was not approved, we asked them to review the letter that was mailed to them per the Consumer Credit Reporting Reform Act of 1996 and Transunion requirements. The decisions come solely from our Investment Committee. We tried several times to contact and verify employment and no calls were returned from his employer. The prior address was a fake address (it's a non-existent address) and no phone number was provided for the landlord so that verification could take place. We strive to have a pleasant experience with all of our customers and it is evident by our A+ Revdex.com rating.
