JSM is very proud of our new building at *** ** *** in Champaign! It is beautiful, LEED certified, and we have not had complaints from our other residents regarding noiseIt is a large building with an attached hotel, restaurants, stores
and a parking deck and there are lots of sounds associated with a building like thisWe have had many communications with this resident and regret that we have been unable to offer a solution that meets with his satisfactionThank you for the opportunity to respond to this report.::

My unit is the only one next to the HVAC/Chiller unit and therefore I may be the most vocal tenant regarding this issueOne of JSM's own managers, even admitted that others were complaining about the HVAC/Chiller noise and this includes the hotel across the alley
In typical JSM fashion, they ignore the central issueThey talk about how beautiful the building is and the various sounds associated with the building but totally ignore the noise I am complaining about and that is the noise/vibration coming from the HVAC/Chiller unit that serves the whole complex and unfortunately sit outside my bedroom wall and windowAs I stated before, I signed the lease before the building was constructed and no one from JSM told me about the location of these HVAC/Chiller unitsFor some reason, these HVAC/Chiller units sit on the fourth floor of a six floor building complex rather than on the roof like other buildings
As a tenant I have a right to quiet enjoyment and JSM is ignoring that right along with all the other basic tenant and consumer rightsRecently, I had a City of Champaign official inspect my unit and he has verified that there is a noise and vibration issueHe has also verified that I have been unable to use the bedroom because of the noiseIn addition, the hotel across the alley still indicates that the noise from the HVAC/Chiller unit is bothering his customers
JSM has not offer any fair and just solution to meI asked to transfer to another JSM unit and they have refused unless I sublease my current unitIn talking with the U of I Tenant Union and Legal Services, it has been indicated that JSM has a horrible record in dealing with students over the last few yearsIt is their business practice to play hardball, ignore complaints and to drag things out until the lease is up or when the student tenant gets tired of pursuing itI vehemently stand by my complaint about JSM
